Right now one of the most popular requests that I am hearing is that someone wants to buy a bank owned or short sale property.  These two property types are very similar in that they both entail negotiating with the bank for the ultimate purchase price.
The other similarity is that in both instances you are asking the bank to take a loss on their asset - their asset is the mortgage on the property you want to purchase.  This is not always as easy as some of the Real Estate Experts might say... but if you have your ducks in a row, … (6 comments)

Captain's Log - 7/8/2007.... the Blog Tour USA RV pulled into South Beach Florida on the busiest and possibly hottest beach day of the season so far.  Ocean Drive was BOUNCIN'... and spinners were SPINNIN'...the Cafe Cubano was ESPUMATIN'... man it feels good to be a gangster!
I met Joe while he was outside stretching his legs and chatting up the locals.  The thermometer on Ocean Drive showed it was 105 degrees!... but it was a HUMID heat so we had to head into the RV.

miami: Miami Florida Mortgage | Day Trip from Boynton Beach to Miami's South Beach for a Cafe Cubano - 07/09/07 04:04 PM
This past Sunday, I ventured out of the house earlier than my 17 month old son usually allows.  I headed down to Miami's South Beach to meet the guys from Sellsius Real Estate that were in town on their Blog Bus Tour.  Being that living and working in Palm Beach County, Florida keeps me about 50-60 miles North of South Beach, I figured I would make a stop in "my" cuban cafe just off South Beach Florida's famous Lincoln Road Pedestrian Mall.

Yesterday's Palm Beach Post had an article on a "Sizzling Hot Market" in Palm Beach County, Florida... WAREHOUSE CONDOS...
These units are great as conversion opportunities and for small business growth.  Think about it... a big concrete box that you can do anything from store cars to manufacture screen enclosures to tint car windows.  They're ultra versatile and have a huge market.

miami: Florida Commercial Real Estate: Redevelopment of Industrial Zoned Land in South Florida - 02/10/07 10:50 PM
Who loses most when city planners rezone commercial land in order to make room for more housing?  Is it the right of a citizen who moves into an area rich in industrial zoning to complain about trucks and businesses or is this a buyer beware issue?
In Boynton Beach, Florida there is a controversy brewing about the fate of the last vestiges of Industrially Zoned land.  Currently, the city planners and county commissioners are investigating an option to rezone some of it and rededicate it for residential development.  The Industrial area in question lies just East of I-95 in an area of … (5 comments)

This is my first official post so I will proceed with more of a question than an article... more of food for debate!
