Another sign that the State of Florida's Department of Financial Services is looking to clean up the industry was announced in the Palm Beach Post Saturday (November 17, 2007)... link to article
First American Title Company, the nation's largest Title Insurance Service Provider, agreed to pay fines of $5Million for setting up 87 "sham" title insurance agencies in Real Estate and Mortgage offices throughout the state. These "agencies" would then pass fees onto the limited partners, a.k.a. the Realtors and Mortgage Brokers - which the State of Florida views as a kickback.

Lurking in the shadows of the current Florida Property Tax issues, Florida Governor Charlie Crist (R) has been traveling with several key Florida Legislators through South America working different trade agreements. The most lucrative of which would have created an enormous trade agreement with Brazil to import Ethanol into the United States.
Florida would serve as the National Headquarters for this effort potentially bringing billions in profits to the state to help fill our tax coffers when they are depleted from property tax cuts. Unfortunately, the deal with Petrobras seems to be on the back burner -- indefinitely.

Right now one of the most popular requests that I am hearing is that someone wants to buy a bank owned or short sale property. These two property types are very similar in that they both entail negotiating with the bank for the ultimate purchase price.

Adjustable Rate Mortgages (ARM) are not very unpopular right now thanks to the media bashing them. To make things worse, they currently (August 31, 2007) have higher rates than Fixed Rate Mortgages. This poses a problem for people that want a lower payment but now are demanding the secure rate of a Fixed Rate Mortgage.
The answer to this problem is found in Hyrbid Mortgages. These loans combine the security of a long-term rate with a lower payment in the early stages of the loan.
My favorite Hybrid Mortgage program is a 30 year Fixed Rate with 10 years or 15 years of Interest Only.... hence the Hybrid moniker.

When I first moved to the State of Florida, I was very surprised to find Realtors and Mortgage Brokers that were so busy and so successful that they would limit their businesses to loans, listings and buyers of over a certain dollar value. The reason it was so surprising was that the dollar amounts that were mentioned were enormous to me.
One listing agent I know would not work on listings under $650,000. One Mortgage Broker said "No first time homebuyers". I even knew of some agents that would not take anything but multimillion dollar listings or superstar, VIP buyers.

Subprime Loans are not inherently wrought with risk and problems. They are still binding contracts that cannot be changed on a whim. Subprime Loans are just loans that were sold to people who might have been a higher risk to the investor that was giving the loan so the terms and rates will reflect that risk.
"Am I in trouble if I have a Subprime Loan" is a popular question right now... so popular that my answers on other sites have turned into a quote in a MarketWatch article called:
