While the real estate market is definitely in a bad place in Florida, many big, national banks and big, national builders are feeling the pinch.... some are even hitting the bricks - figuratively speaking.
With announcements that Hollywood Florida based TOUSA and Fort Lauderdale Florida based Levitt & Sons are filing bankruptsy, and that Levitt ceased all construction due to massive debt... it would seem that we've seen the end of development in Florida until we absorb what we already have... but that may not necessarily be so!

A funny thing happened on the way to the forum...Federated Department Stores has inked a deal with Così to add their Coffee and Bread cafes to Macy's stores.  (click here for a menu)
There are already three of these new concepts located in South Florida Macy's Stores in The Aventura Mall in Aventura, Florida, The Falls Mall in Miami, Florida, The Fashion Mall in Plantation, Florida, and Dadeland Mall in Miami, Florida.  The Aventura Mall location has two Così spots...a kiosk in the kitchenware area on the second level and a cafe on the first level.

Florida has long had a reputation for Shuffleboard and the Early Bird Special to contrast the month of March when the state is riddled with High School and College Co-ed Debauchery, namely Spring Break.

Breaking News from the SunSentinel.com regarding the Florida Property Tax:  This didn't take long at all.  Instead of waiting until this morning to make a resolution on the Florida House's property tax reform bills, the Senate rejected them all yesterday morning as their first order of business!
 
I guess the State Senate read my post yesterday about how I felt the House did not understand the  "Time is of the Essense" clause of Real Estate!
The Florida State Senate has decided that perhaps the House plan is a little too radical and offsets the property tax with too high a state sales tax.

I don't like doing the cut and paste thing... but I don't want to rewrite this information and claim it as my own either.
I found this site through some heavy duty searching for affordable programs. Most of these programs do require specific purchase prices, sometimes particular communities or developmental areas and a few require specific lenders - most you can choose to use me!
Anyway, this is fairly comprehensive on the VERY affordable housing area.

Yesterday's Palm Beach Post had an article on a "Sizzling Hot Market" in Palm Beach County, Florida... WAREHOUSE CONDOS...
These units are great as conversion opportunities and for small business growth.  Think about it... a big concrete box that you can do anything from store cars to manufacture screen enclosures to tint car windows.  They're ultra versatile and have a huge market.

Wayne Pruner's blog this morning uncovered an ugly truth in credit and real estate.  Our 55+ community in this country is poorly educated and led even more improperly in their mortgage and real estate lives.  Many of them survive well past their planning and run out of money causing hardship on friends and family.  They don't get to live their golden years living the life that they are accustomed to nor in the manner which they deserve.

The news yesterday and today shows the heat is rising in the debate over how to "fix" Florida's property tax problems.
In short, the middle class is being choked out of Florida property.  The reason is because there is no state income tax so there is a higher property tax.  The Middle class is the upwardly mobile group that is upgrading from starter homes at 3bedrooms 2bathrooms to the family home at 5bedrooms 3 bathrooms...  That jump in property NEEDS creates a new price point at which they can be taxed.

Who loses most when city planners rezone commercial land in order to make room for more housing?  Is it the right of a citizen who moves into an area rich in industrial zoning to complain about trucks and businesses or is this a buyer beware issue?

This is my first official post so I will proceed with more of a question than an article... more of food for debate!
