Poinciana Sales - Bouncing Along the Bottom

A recent report by the Florida Association of Realtors^® concurs, we may have finally landed on the bottom. Actually, bouncing is a more accurate description.

The market value for homes in Poinciana appears to be making some attempt to stabilize. Like skipping a stone in one of Poinciana's many ponds, sales are bouncing between about 40 and 60 sales per month.

While some home values have declined, particularly in the Bellalago area, home sales have stayed steady in areas like Solivita and Crescent Lakes. Overall, property inventory has not increased much over the past year, staying below 1,200.

While sales have increased slightly, helping to keep home values from the downward spiral that the Poinciana area has been experiencing, the area's absorption rate has been declining from a summer-time high of about five percent. Absorption rate for Osceola County stood at 3.98%, which reflects a one percent decrease in sales since late July. A total of 314 homes have been sold in Poinciana so far in 2008.

Poinciana Sales Increase Again

The market value for homes in Poinciana continues to decline but total sales increased for the second month in a row. Although sales have increased, market values continue to fall, likely due to excessive inventory.

The number of homes sold increased from April to May and remained above 40 in June. In July 2008, 72,465 people called Poinciana home in an area of 20,303 homes. The least expensive of these sells today for $41 per square foot. The least expensive single family home in Poinciana has an asking price of $50,000.

Absorption rate for Osceola County stood at 4.04%, which reflects a steady increase from a low of 2.00% in January 2008, but inventory remained excessively high at over 1,100 homes on the market for sale.

A total of 208 homes have been sold in Poinciana so far in 2008 reflecting average sales of slightly over one per day. Solivita and Crescent Lakes maintain higher average sales and values than Poinciana-proper.

Local Officials Neglect Green Pools

POINCIANA, Fla. -- June 10, 2008 -- If you blinked at yesterday's meeting of the Association of Poinciana Villages (APV), you would have missed the board's touching on the issue of foreclosed homes in Poinciana. With foreclosures on the rise, officials throughout Florida are fielding more complaints about pools, those in-ground symbols of luxury, that have become host to algae, frogs, turtles and other wildlife.

As the issue of foreclosures worsens, local families becoming ill from living near these types of pools may become an issue that will force the APV to act. If left too long to fester, "green pools" produce a foul smell, which attracts the attention of those living by them and could also become a safety issue for children attracted to green-pool homes, which are for the most part abandoned. In addition, "green pools" or pools with excessive algae growth are breeding grounds for water-borne bacteria, toads and disease-carrying mosquitoes.

The APV reported a total of over-1,700 properties currently in foreclosure in Poinciana, which equates to about a one-in-ten chance of living near a green pool in this southwest Kissimmee community. Conference Review: Central Florida's First Green Expo

Orlando, Florida | Poinciana's premier Realtor attended the first Green Conference in Central Florida held at the Orange County Convention Center. If you missed it you're not alone. Attendance was not the 50,000 that conference organizers had projected but it was well-attended.

Sponsored by the Global Green Alliance, the Expo was host to over 500 companies they consider a part of the "green supply chain." There were the much-expected burn-outs and flower-power vendors, such a Peace Frog; vegan and organic vendors galore; green builders; a few vendors some with questionable environmental impact, such as one called Sunshine Greens that seems to think it is "environmentally friendly" to replace thousands of acres of live lawns with their artificial turf; and a few others, like Bank of America and Washington Mutual tossed in, we think, to fill space ... unless they were there, possibly, to finance green projects?

My take on what happened in our last legislative session ...

A serious budget crunch and seemingly clueless reps led to an uneventful legislative session for Florida lawmakers last week. Nonetheless they manage to squeeze out some dribble for both their constituents and Florida property owners. Here are some highlights from this year's bull pen.
Fraud Against Distressed Homeowners. Homeowners beware. Anyone who asks you to pay up front, including lawyers, are mortal demons. Let those courting your financial failure prove that they can help. With HB 643 (Rep. Clay Ford, R-Pensacola) anyone offering you foreclosure assistance is now required to enter into a written contract and these contracts must spell out services provided. So what are you going to do next time anyone asks you for money before they provide you with service?
Affordable Housing. An approval of this bill will allow lawmakers to dip into a $250 million housing trust fund reserve to make up for shortfalls in the state budget. Careful with your Hancock, Mr. Crist! Floridians want and need affordable housing but it needs to provide affordable homes for your human constituents, not developers.

Housing Crisis Deepens Slightly in Poinciana

POINCIANA (PHN) | Poinciana real estate continues to behave like a house of cards. While price per square foot decreased once again, and list prices did not fall below last month's low of $69,900, sales have decreased and inventory is once again on the rise. Only 2.6 homes sold in Poinciana-proper in April. (For chart, go to the original release location.)

A total of 98 homes have been sold in Poinciana so far in 2008. The least expensive of these sells today for $44 per square foot, a decrease of $4/SF from March 2008.

Inventory continues to rise in Poinciana while sales dipped slightly in April. It is expected that May will show a new low for home values, as sales continue to lag behind the now-increasing inventory in the area.

Dear Unusually Interested

I was recently approached by phone by a person Unusually Interested in showing one of my homes, one of our Poinciana homes way out in cow land. She gave me her name and company, and, as usual, the processing began to schedule the showing when, Zip-a-dee-doo-dah, it turned out the woman on the phone had been unlicensed for over two years.

As you might guess, the caller never received the information that would've allowed her to enter one of my homes for sale. I safeguard that for all of my customers.

I also do one more thing that I've noticed many agents don't do at all. I safeguard against any exposure whatsoever as to home entry. Agents not willing to take the expense of putting a genuine GE electronic Supra lockbox, like the one you see at right, could leave a home for sale exposed to the "elements" so to say.

Poinciana Market Update for March – Sales Increase But So Does Inventory

POINCIANA (PHN) | In March 2008 there were 70,578 people who called Poinciana home and 18,918 homes. The least expensive of these sells today for $48 per square foot, an increase of $6/SF from February 2008. While price per square foot increased, list prices fell again from a minimum of over $87,000 to a new low of $69,900, which represents the least expensive single family home in Poinciana. A total of 77 homes have been sold in Poinciana through March 31st.

While for most of 2007, homes sold at about one per day, in January and February, the daily average had dropped to about one sale every two days. March showed improvement with an average once again of one home per day. (Normal is about four homes sold per day.)

Previous reports on absorption rates reflected rates throughout Osceola County, a method that has been improved to focus on the Poinciana area only. Absorption rate for Poinciana as of April 9 was 3.24%.

During the first two months of 2008, inventory numbers appeared to have stabilized at slightly above the 1,000-home mark for Poinciana-proper; however March-April numbers are showing a renewed increase in inventory of existing family homes for sale READ MORE>>

Poinciana Home is Numero Uno

Soy la unica en Poinciana que habla español y que se sabe el Internet cómo ningún otro. Whatever that means to you, ultimately it means that Darhlene is quite the unique REALTOR when it comes to sales in Poinciana. Most agents marketing in Poinciana offer residential real estate expertise, but with Darhlene, you get a whole lot more.

The ability to speak Spanish to buyers, who these days - more often than not, need a REALTOR who has the level of intelligence to speak multiple languages - is exactly what you'll find with the one many call "Como Ningun Otro." But speaking Spanish is not my only expertise.

My experience in the real estate industry spans decades, or at minimum, twice as much experience in the industry than all other REALTORS in the area. How did I get there?

The diversity of my knowledge of real estate goes far beyond a little ole real estate license obtained in Florida in 2004, an exam which BTW I passed on the first try. (Twas too easy.) And it was probably too easy for me because of the vast experience I possess in the real estate industry. For example, I started working in real estate way back in mid-1980's when I began to provide research to local politicians interested in campaign information promoting industrial issues. From there I moved up to working with local economic development departments then was snatched up by the Commonwealth of Virginia with a pay increase to match the amount of industrial business I was able to attract.

I worked with the giants, like Nextel and Gateway, even meeting their CEO's at the time to develop contractual relationships. No other REALTOR anywhere in Kissimmee can say the same thing. In fact, I was recently invited to join the Industrial Development Authority of Osceola County, an honor granted only to those with a depth of real experience in real estate.

I market each of my properties to dozens of web sites worldwide, and I speak Español with buyers from countries like Venezuela, Mexico, and Spain. The combination of knowing Spanish with an expertise in all things PC (that is, computers) lends to my success. For example, in the early 1980's, I graduated from an accredited university and received a Bachelors degree (another thing many local REALTORS don't posses) and was the only one in my graduating class who could both program a computer, software-wise, and build a computer, hardware-wise, while being able to write in concise and clear language. (BTW, I can do this in Spanish too.)

True ... I don't waste my customers' time with silly jokes, anecdotes, and an accounting of what I do in my spare time. True ... I get right down to no-nonsense business and and work tirelessly for each of my listings. True ... I'm resourceful at every turn, especially when a transaction takes the wrong turn. True ... I do work that some REALTORS have told me is "not their job." What might you conclude from all this experience, dedication, and expertise ... Putnam to Attend Post Office Dedication

POINCIANA (PHN) | After a delay caused by federal funding being redirected to Hurricane Katrina victims, Poinciana is finally seeing the first stages of its soon to be upgraded post office. The new, 7,270-square-foot post office will be located behind the Publix supermarket on Cypress Parkway in the area known as the Promenade Shopping Center. The groundbreaking ceremony will be held on Tuesday, March 25 at 10 a.m. will be attended by U.S. Rep. Adam Putnam, R-Bartow, for the 12th district, which covers Poinciana. The ceremony will be held at 4774 San Remo Road in Poinciana.

Although postal services without the frustration of long lines will be one benefit of the project, a non-discussed side effect would be to make Poinciana more attractive to those who work in Orlando. Coupled with other future projects, such as the hospital and connections to both I-4 and the Florida Turnpike, Poinciana is destined to become the community envisioned by early leaders of the area.

While the new, larger post office has been in the making for years, this much-sought project was released for initiating after federal funds were recently released to make it possible.
