Can someone tell me what is the standard rental commission in Georgia?

When I sort through the multiple listings, I am finding a variation of 10% first month's rent to flat $200, $300, etc.

Also, When you do a lease purchase, do you charge a commission on the lease for lease purchase since most of the time you have to wait 12 months and then sometimes, the renter/buyer never buys? Please tell me what is a fair request?
