south carolina: The Truth about Foreclosures - 11/07/07 07:52 AM
With all the negative media coverage of the real estate market recently, I took an unscientific poll today and asked some smart folks their thoughts about real estate foreclosures. Specifically, I wanted to see how well the media's bashing of real estate has convinced folks that the sky is falling. I asked, "Based on the number of South Carolina real estate foreclosures and North Carolina real estate foreclosures that took place during the second quarter of 2006, what do you think happened during the same period in 2007?" Every person I asked thought that the number of foreclosures was up - … (2 comments)

south carolina: The one thing I don't like about Myrtle Beach... - 10/22/07 06:12 AM
The one thing both locals and visitors don't like about Myrtle Beach is how long it takes to drive to anywhere else! The first two hours of your trip away from the beach - or your last two hours getting to the Grand Strand - have always been slow going. Local leaders have lamented for years that we are unable to offer our permanent residents and 14 million annual visitors true interstate highway access to Myrtle Beach. Fortunately, the movement to change this has taken a big step forward recently. I-73 has been fast-tracked by the South Carolina Department of Transportation … (2 comments)

south carolina: Top 5 Reasons Why It's Time to Buy in Myrtle Beach! - 10/16/07 04:54 AM
1. Location, location, location. In the past, Myrtle Beach buyers had to choose between price vs. location. Today, there is inventory available in every area, in every price range. You can get exactly what you want, where you want it. 2. Selection, selection, selection. There are just over 5,700 resale homes on the market right now, so there are plenty of houses from which to choose. There are lots of options in this market. 3. Make an offer - please! A few years ago when you made an offer, the real question was, how high did you have to be in … (0 comments)

south carolina: Market Activity - 10/10/07 09:01 AM
For all the Buyers out there looking for the best opportunities, we'd like to remind you of a few options in the Myrtle Beach area that you should take a few moments to consider...
The Intracoastal Waterway has become an increasingly popular and desirable location for residences in Myrtle Beach.  Homes and homesites located on this serene body of water have become more available, and are incredibly reasonable when compared to oceanfront properties.
The following five Carolina Forest gated communities have been recently constructed, or are currently under construction, and have allowed property owners to access the Intracoastal Waterway with very little financial investment:
Carolina Waterway … (0 comments)

south carolina: Little River gem - 10/10/07 08:26 AM
Little River is a quaint and picturesque town just south of the North Carolina state line.  Located on the Intracoastal Waterway, it is bustling with activity both on and off the water!  It is also home to the "World Famous Blue Crab Festival"!
Within walking distance of two major marinas in Little River is Waterway Cove.  This charming neighborhood sits tucked away from the major highway through town, but its location offers easy access for travel and other conveniences.
Within Waterway Cove is this lovely 3BR/2.5BA home that just undergone $50,000 worth of renovations and is ready for its new owner.  Brand new cabinets, flooring, appliances, countertops, heating and … (2 comments)

south carolina: End of the season? - 10/02/07 04:11 AM
It is the first week of October, and it is another beautiful day here in Myrtle Beach.  Temperatures have been holding in the low- to mid-80's range over the past week, but they say we may get some rain today... and boy, do we need it!
A handful of restaurants have closed for the season, and the boats aren't travelling the Intracoastal Waterway nearly as much as usual.  Even with these warm temperatures, it's surprising to me that restauranteurs and navigators are throwing in the towel so quickly.  It's still gorgeous around here!
Let me propose this... instead of travelling north to see the colors … (0 comments)

south carolina: Myrtle Beach: Hot or Cold? - 10/02/07 03:40 AM
Unless you live under a rock, you've heard all of the bad news recently about the real estate 'bubble' and the mortgage market crisis from our friends in the national media. But, as they say, all real estate is local. Compared to 2005, there's no question that sales are down along the Grand Strand, but how bad is it, really? One media outlet has compared short term and long term home price trends to determine which local markets are hurting, and which are doing just fine, thank you.
The results are surprising.

south carolina: Lower Mortgage Rates Ahead! - 09/27/07 07:30 AM
Wall Street got a surprise on September 18. Many expected a quarter-point cut in interest rates, but were treated to an unexpected half-point cut instead. The prime rate -- which influences many consumer and business loans - is expected to follow the Fed's rate cut. If so, the prime rate would drop to 7.75% from 8.25%. The prime rate has been at 8.25% for the past 15 months. For consumers, the rate cut will mean lower rates on many adjustable rate credit cards, home equity lines of credit and other consumer loans pegged to the prime rate. Some house-strapped consumers also … (1 comments)

south carolina: Is the Buyer's Market almost over? - 09/27/07 07:27 AM
With the mortgage industry crisis topping the news recently, qualified real estate buyers have finally decided that now is the right time to crawl back out of the woodwork. Reports of competing buyer offers are on the rise again, which makes sense because these buyers are focused on the properties that are in good shape and priced to move. Determining if the market is finally turning around is fairly straightforward. Is the amount of unsold inventory (i.e., listings) trending up or down? What about the number of sales? Number of days the property is on the market? And yes, finally... price. … (1 comments)

south carolina: What happened to customer service? - 09/25/07 10:44 AM
The key to a successful business is to provide outstanding customer service.  It's no wonder, then, that various carriers in the airline industry have such a hard time staying in business.  On a recent trip across the country, my wife and I flew a major carrier that we hadn't flown with in quite some time.  And it didn't take long to remember why we chose not to use their services.
While the staff at the check-in desks were friendly while attaching the luggage tags (which is the extent of the service they provided - the kiosks did the rest), the flight attendants were … (3 comments)

south carolina: Across State Lines, Part 2... - 09/25/07 10:22 AM
Quick Recap:  After requesting information on a property across the country, I was informed (via e-mail) that an in-person meeting was required to receive the information.
After receiving this agent's request for a "sit down" meeting, I replied back to explain that this was impossible at the moment, as I live across the country.  I again requested that the information be sent via e-mail so I may review it.
The agent replied back that he would have to "go get the information", but that he was going out of town over the weekend and I would get it "on Monday or Tuesday".  As … (0 comments)

south carolina: Across State Lines... Part I - 09/25/07 09:15 AM
My wife and I were considering purchasing an investment property in her hometown on the West Coast.  After revewing some of the options available in the area we liked, we initiated contact with the agent shown on the listing.  We sent an e-mail request asking for specific information about the property, and indicated that we would appreciate the information be sent via e-mail.
The response we received was truly unexpected.  First, the agent that responded was not the listing agent.  It appears our name was just handed off to the next agent "up" in this massive franchise brokerage.  Secondly, the agent replied … (1 comments)

south carolina: Follow up on "Thanks"... - 09/10/07 08:37 AM
I'd like to follow up on the post I made on September 4, 2007...
I have sent numerous "Thanks" cards courtesy of Xerox, and wanted to send my very own "Thanks" to those folks who have gone and shown their support for our service people.  No matter our political stance, or our opinion about the war, these fine men and women have elected to serve this country and protect all that we hold dear in the United States.
On a more personal note, my family & I are thrilled to announce the safe return of our cousin, a Marine, who has just returned from her 2nd tour … (0 comments)

south carolina: Thanks... - 09/04/07 12:30 PM
After enjoying this past Labor Day weekend, won't you take two minutes out of your day to go to http://www.letssaythanks.com/. Pick out a thank you card design, and Xerox will print and mail it to a member of our armed forces currently serving in Iraq . Best of all, it costs you nothing. Whatever your political persuasion, and your feelings about the war, our troops can always use tangible evidence of our support! We hope you enjoyed your Labor Day Weekend and look forward to seeing you in Myrtle Beach!

south carolina: Look out, Chicken Little... - 09/04/07 12:25 PM
The National Association of Realtors is reporting that home sales for the month of July were down 9% from the same period a year ago. Add to this the recent triple-whammy in the financial press of dismal housing starts, housing permits and mortgage lender meltdowns, and you can guess what we expect to see when the August numbers are released next week. A closer look at the real numbers reveals light at the end of the proverbial tunnel. The Commerce Department reported both housing starts and permits down sharply, but simultaneously, new home sales rose 2.8%. Do the builders see something … (1 comments)

south carolina: Lower Interest Rates? - 08/20/07 09:12 AM
Interest rates paid on government-backed three-month Treasury bills dropped more today than in the wake of the September 11th terror attacks, and just under the plunge during the stock market crash of 1987. T-bill yields have been falling for five straight days. Scared investors have been pouring money into the ultra-safe government-backed debt instead of mortgage-backed securities. The three-month T-bill fell 82 basis points (100 basis points equals 1%) to 2.94%, the largest drop since October, 1987, when the T-bill fell 85 basis points on the day the market crashed. By comparison, the T-bill dropped only 39 basis points on September … (1 comments)
