    <title>How To Make Your Post Featured Every Time</title>

&lt;p&gt;&lt;strong&gt;We all heard about the importance of quality content. Writing quality content is possible for anyone&lt;/strong&gt;. The question is what &amp;nbsp;&amp;nbsp; &lt;img title="Quality Real estate content is as good as ice cream" src="http://activerain.com/image_store/uploads/6/2/3/4/2/ar121087420024326.jpg" height="235" alt="Quality Real estate content is as good as ice cream" width="273" style="margin: 7px; float: right;" /&gt; constitutes quality and how to make our writing to be of that caliber. Here are the Three Quality Tests you could apply to help you with your content.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;The ideas in this post are mine alone, and could be totally different from what AR corporation and management think is quality content. &lt;strong&gt;The "featured" does not mean to be on the main dashboard all the time. It is about being featured in the minds of your readers. &lt;/strong&gt;This post is about writing for real estate professionals, not for consumers (this would have to be a follow-up post).&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;I thought about "guidelines for&amp;nbsp; quality content"&lt;/strong&gt;, following the lively &lt;a href="http://activerain.com/blogsview/508232/Active-Rain-How-Important" title="Blog Comments, content, quality" target="_blank"&gt;discussion on this post&lt;/a&gt;. &lt;a href="../../../jessica_horton"&gt;Jessica Horton&lt;/a&gt; hit it on the head in her comment when she said that comments "They help me grow and challenge how I think".&amp;nbsp; If you want to write quality content it has to help someone grow and think. I have to confess to being addicted to thinking. My husband says I am doing it in my sleep (not a good thing:).&amp;nbsp; Something that makes you think is quality content. It also has to be useful, and pass a few quality tests.&lt;/p&gt;
&lt;p&gt;I will use these tests on this post as an example. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;I. First Quality Test -Scope&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;"How many people would be interested in this topic?"&lt;/strong&gt; is the question you have to ask yourself before you begin writing. You have to be very honest and critical with yourself. If the answer is "many" you have the starting point for quality content.&lt;/p&gt;
&lt;p&gt;Test: This post is about writing quality content, which many of the 90,000 members could be interested in.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;II. Second Quality Test - Topics&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Quality content has to be on the subjects that are of importance&lt;/strong&gt;. Two big categories are:&amp;nbsp; High Level Topics, and Advice.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;A. High Level Topics&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;These topics effect many people. You may know, or have an insight into something that the rest of us don't. You may have an opinion that would be valuable for others to learn. You could think about the future in the way that others can't or won't. All of this makes quality content and several people on AR are masters of this type of writing. Here are some ideas for topics for this type of content.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;What is going on in the economy, politics, and RE industry that could effect real estate practitioners? &lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Who are the new players (Trulia, Zillow, other?)and what are the implications? &lt;br /&gt;&lt;/li&gt;
&lt;li&gt;What is going on in RE in your part of the world that others may want to know? &lt;br /&gt;&lt;/li&gt;
&lt;li&gt;What are your analysis and predictions of the future RE developments and why?&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Test: this post does not fit this category&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;B. Advice&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;This is a big one, since we all crave the newest and greatest to help us in many aspects of our work.&amp;nbsp; This is were the third test of quality gets complicated.&lt;/p&gt;
&lt;p&gt;Test: this post is advice on writing quality content.&lt;br /&gt;&lt;strong&gt;&amp;nbsp;&lt;br /&gt;III. Third Quality Test - Usefulness&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;img title="Quality Real estate content is as good as Google juice" src="http://activerain.com/image_store/uploads/5/9/9/4/4/ar121087433844995.jpg" height="250" alt="Quality Real estate content is as good as Google juice" width="332" style="margin: 7px; float: right;" /&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;1. Be specific.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The advice is of high quality when it's useful&lt;/strong&gt;. Generic advice, without being able to apply to other people's situation is not very helpful. This makes giving useful advice very tricky. There are so many people here, how could you possible make it specific to all? &lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Some may say we are not here to educate others&lt;/strong&gt;, because it takes too much time. It is true. Giving useful advice takes time and you don't make money doing it. Here is one idea how to make it work.&lt;/p&gt;
&lt;p&gt;(Test: this post is specific with steps amd examples. It took several hours to write.)&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;2. Describe your situation&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Tell us about your business and your market&lt;/strong&gt;. If you are writing about some marketing idea, what works for an agent with 5 buyers agents may not work for a solo practitioner.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Tell us about yourself.&lt;/strong&gt; Are you an agent with many years of experience? Are you a member of all kinds of clubs? Are you a recognized name in the community? &lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Tell us if you think the XXX marketing success could be replicated by others without such credentials.&lt;/strong&gt; It would be up to the readers to make the mental calculation, if the XXX successful marketing idea would work for them.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Tell us if what your market is like&lt;/strong&gt;. Something that works in a big metropolitan market may not apply to a small suburb, or a rural area. &lt;br /&gt;&lt;br /&gt;Without understanding the specifics of the "advice giver", their advice may not be very useful. Understanding the background would allow the readers to evaluate if and how they could use the advice.&lt;/p&gt;
&lt;p&gt;Test: at the beginnig I said that anybody can write quality content. Specifics of my background are not needed here.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;3. Check if advice is implementable and/or duplicatable by others.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Give advice that could be duplicated.&lt;/strong&gt;&amp;nbsp; Saying "write quality content" does not constitute quality advice, because others wouldn't know how to implement it. Step by step instructions would. &lt;br /&gt;&lt;strong&gt;&lt;br /&gt;If you think your advice requires certain skills or prerequisites, say so&lt;/strong&gt;. For example, do you need to be good speaker, writer, outgoing, or other characteristics for the advice to work?&lt;/p&gt;
&lt;p&gt;Test: everyone can do quality writing, nothing special is required.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;4. Avoid Selling&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;If you are giving advice on this platform, give it freely.&lt;/strong&gt;&amp;nbsp; How and why should we avoid selling, if many of us are here to "sell" ourselves in one way or another.&lt;/p&gt;
&lt;p&gt;What I mean is this. &lt;strong&gt;Don't give "half-advice", enough to get someone interested in your services, but not enough to do anything useful with.&lt;/strong&gt; If you are giving advice on this platform, give it freely. If it's too much effort , time etc.-don't give it. We&amp;nbsp; need to make a living and may not be in a position to give free advice, because of time and other constraints.&amp;nbsp; That's fine. Selling masked as "advise" is different.&lt;br /&gt;&lt;br /&gt;You may disagree with the idea of giving "free" advice, and I respect such positions. As I said before, these are my views alone on what I see as quality content.&lt;/p&gt;
&lt;p&gt;(Test: I do not sell coaching, or blogging, or anything else except real estate services in Princeton NJ. If I was in the business related to quality content, it would be OK, as long as this post provided complete and useful information.)&lt;/p&gt;
&lt;p&gt;I could not write this post until today when I had a few hours of time to give to the community. It took much longer then I thought it would, to organise my thoughts and write. If I didn't have the time to make it complete, I would wait for more time or not do it. There is no obligation to give advice. When you give it - it needs to be good.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;5. Be prepared to give more&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Often people have follow-uo questions about your advice. It may take more time to provide the follow up, but it's part of delivering quality.&lt;/p&gt;
&lt;p&gt;(Test: I am prepared).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6. Spelling, Grammer, etc.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There is nothing I could add to &lt;a href="http://www.copyblogger.com" title="copyblogger.com" target="_blank"&gt;Copyblogger.com&lt;/a&gt;. Study everything they write there.&lt;/p&gt;
&lt;p&gt;(Test: I fail this one a lot:)&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;IV. The Grey Area Test&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;1. Success Stories&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;We want to share our successes. They are a way to share with friends, boost our egos and potentially inspire others.&amp;nbsp; These are usually the stories that get "attaboy" (in the words of                                                                                   &lt;a href="../../../columbusoh"&gt;Maureen  McCabe&lt;/a&gt;) comments and may not promote big conversation or thinking.&lt;br /&gt;&lt;br /&gt;I have done it many times. Saying "my blog is #1", or "I get 100 listings a day" (not me)&amp;nbsp; has it's place here, as a special category. It may not meet the quality tests above and could also have a flip side. When writing such posts, I would suggest either making it brief: " Just wanted to share that I am XXXXX", or making it educational and advice with the criteria above. For example: " I have XXX success because of what I did. Here is what I did, how I did it, who I am, how you can duplicate it...."&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;2. Flip Side&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Reading the success stories without achieving success yourself could lead to self doubt, disengagement and potentially giving up. You may ask yourself "Am I a total moron ?" for not being able to duplicate the success of others. First, there could be reasons, why you can't,&amp;nbsp; that do not reflect on your abilities.&amp;nbsp; Second, remember -it's Internet, where reality could be different form a blog.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;P.S. Stay Engaged&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Quality blog starts with quality writing, but it does not end there&lt;/strong&gt;. Comments are responses to your ideas and could lead you and your readers in many new directions. Quality blogging is not about speaking from a soapbox. Quality blogging is about interesting conversation.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;P.S.S. This post is not about how to get featured on the main dashboard of AR. It's about geting featured in your readers' minds. I am repeating this thought, because the comments seem to be mostly related to AR "Featuring".&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If you write with these check points in mind your blog posts could be valuable to others. Quality is about providing value be it on the dashboard, off the dashboard, or in other parts of your job and life.&lt;/p&gt;

    <title>Active Rain-How Important Are Points, Content, Comments and other things? </title>

&lt;p&gt;&lt;strong&gt;Active Rain Present and Future -One Member's Perspective&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I learned blogging from Active Rain and try to give back what I know. If someone can learn what I did through trial and error,&amp;nbsp; &lt;/strong&gt;&lt;img title="Active Rain Growth" src="http://activerain.com/image_store/uploads/4/3/6/7/3/ar121069609637634.jpg" height="342" alt="Active Rain Growth" width="312" style="margin: 7px; float: right;" /&gt;&lt;strong&gt; it could save then a lot of time.&lt;/strong&gt; Looking at some of these issues is the purpose of this post. I am not as active on Active Rain as I was before &lt;a href="http://www.princetonrealestatehomes.com" title="Princeton NJ Mercer County Real Estate"&gt;my "outside" blog&lt;/a&gt; was born. I try to stay connected to the community and the many friends here, by reading the blogs I subscribe to here and outside blogs discussing AR.  &lt;br /&gt;&lt;br /&gt;The other day &lt;a href="http://agentgenius.com/?p=1814" title="Jay Thompson"&gt;Jay Thompson's post&lt;/a&gt; initiated an interesting discussion on Agentgenius about quality of content on AR and if and how it's connected to the point reward system. Make sure you read it, if you didn't have a chance. Today I read an excellent &lt;a href="http://activerain.com/blogsview/503026/ActiveRain-A-Purpose-Driven" title="Rich Jacobson post"&gt;Rich Jacobson's post&lt;/a&gt; about what the the content could or should be, which as always, generated many opinions. &lt;br /&gt;&lt;br /&gt;A lot of confusion about what AR could and should be may be could be resolved if members clearly understood several points, which took me some time to realize. I claim no "insider" knowledge, only my personal experience and what I learned on the "outside".&amp;nbsp; If I am mistaken, all clarifications and corrections are welcomed. &lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Importance of Points &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;There seems to be misunderstanding about&amp;nbsp; the importance of points for AR members&lt;/strong&gt;. &lt;strong&gt;IMO AR points have nothing to do with Google, who does not know or care about them. In other words, if&amp;nbsp; your goal is to be found through Google, your points would not matter.&lt;/strong&gt; The ability to be found has to do with key-word rich content which does not depend on points and and back links, which may or may not depend on points (see below).&lt;br /&gt;&lt;br /&gt;I am not sure if consumers come to Active Rain main page to look for real estate information. My guess, it's not the case. If it was the case, having your picture prominently displayed (because of on the number of points), perhaps would be a benefit.&lt;br /&gt;&lt;br /&gt;Some people say looking at the number of points helps them decide who to consider for referral. To me more important would be the quality&amp;nbsp; of the members' writing, not the number of points they have, which is not one and the same. Quantity could indicate a members' level of participation, which is important for some things, but again is not an indication of the quality of their writing or their expertise.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Understanding your Audience&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Understanding who you are writing for is tied to the purpose of your blog.&lt;/strong&gt; As a member, your readers could be other members, consumers or both. There are many on AR for whom other members are their consumers, i.e coaching, blogging, staging, etc.&lt;br /&gt;&lt;br /&gt;As a member you may have a business&amp;nbsp; goal for your blog or you may not. If you use this platform purely in a social way, any content that brings such social interaction seems a&amp;nbsp; fair game (provided it's within the community guidelines). &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Having a "social part only" for such bloggers (not just groups) could solve the issue of diminishing value to consumers, since it won't be for consumers.&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;My guess (only a guess) most people are here for business, so the rest is related to business blogging.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Non real estate content&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;If you are an RE agent (the majority here) your business goals will influence your conten&lt;/strong&gt;t. &lt;strong&gt;There are people who write personal or non-RE content as a way to built relationships with other members. They seek referrals and thus business. &lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;This content could be useful for consumers as well, if they found the blogger based on his/her real estate posts and would like to know more about him/her.&lt;br /&gt;&lt;br /&gt;Such content could also bring like-minded people/readers to the blog, not necessarily people looking for real estate. If a personal relationship is developed with such readers, it may eventually lead to business, but it would not be something in the short term. For example my post about best pizza in Princeton brings constant traffic to the blog, but not of people looking to buy/sell homes. It's important for new bloggers to understand this.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;When consumers find this content on blogs through organic search, I can't see why it would diminish the value of the AR platform&lt;/strong&gt;. &lt;strong&gt;If the consumers came to AR and saw lots of groups for recipes, etc., that may have an undesirable effect&lt;/strong&gt;. &lt;strong&gt;The question becomes how to separate what individuals write on their blog, from the structure of the AR as seen by the consumer.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;Real Estate Content&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;This content is what brings people to real estate related sites. &lt;/strong&gt;By having this content both&amp;nbsp; bloggers and AR benefit. The issue becomes interaction with other members, which so many on AR are looking for. &lt;strong&gt;If you write super local content do not count on many comments.&lt;/strong&gt; It's not surprising, because mostly it's not an engaging story about your DOM being up or down. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;If you are a new blogger with supper local RE content you may not be noticed on AR by other AR members. If your goal is to be noticed by consumers then it shouldn't matter.&lt;/strong&gt; This though does not apply to "famous" bloggers on this platform who get comments no matter what they write, because of who they are.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Importance of Comments&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;It could be hard seeing 100's of comments on some blogs and few or none on yours, but the number of comments do not measure the success of your blog, unless you are marketing your services to AR members or are looking for referrals&lt;/strong&gt;. Commenting and getting comments then becomes very important as away to engage with others on AR. This bring you back to deciding what is your blog goal and therefore what your content should be.&lt;/p&gt;
&lt;p&gt;It could be also disappointing when you invest a lot of time to write something that could be of value to other members and your post doesn't get seen or commented on. If the focus of your blog is local RE,&amp;nbsp; and you don't get recognized for contributing your knowledge, don't view this a failure of your blog. There are many other factors that determine what's read and commented on.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Page Rank and Back Links &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;When I started on AR I did not understand the importance of back links. &lt;strong&gt;Back links are important to Google as a measure of your site's credibility. The more people link to you, the more important your site becomes in Google eyes&lt;/strong&gt;. Commenting on other people blogs is one way to get back links, unless they are "no-follow" which many blogs now are. I am not sure if AR has no-follow, but the idea of commenting for links may not be all you think it is. Also linking to lesser ranking sites would not be a benefit.&amp;nbsp; &lt;strong&gt;If you are commenting because of these reasons and to accumulate points, you may want to double check your strategy.&lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Things Change&lt;/strong&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Blogging evolves and so does Active Rain.&lt;/strong&gt; I recently had two posts deleted (never happened before) from the newbie group, which I thought had information which could have been helpful to me as a newbie. I won't post to this group again( unless I have a how to tutorial), although this post could also be useful for newbies). &lt;br /&gt;&lt;br /&gt;When I started blogging on AR I used to get quite a few features, but it hasn't happened in a long while. Did I change my content? Perhaps, it became a bit more super RE local. My writing didn't change, the AR has changed.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Second guessing these changes is counterproductive. This platform is offered to all of us for free, and everyone is free to chose if and how to participate. It would be harder, if not mpossible, to learn anywhere else what you can learn here. &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Importance of Features&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If your post is featured you get noticed by many, you could get many more comments and potentially important back links&lt;/strong&gt;. Not counting the ego, these are all reasons why Features are important. I don't think they are important for your content being found by the consumers, as I said before, Google doesn't know about features or points. The exception is the visibility that Features brings and potentially a higher page rank for the post. For example, one of my posts has page rank 5, where my blog has page rank 3.&amp;nbsp; The post was titled in jest " how to buy without a realtor", and I am getting a constant stream of traffic of people looking for how to avoid using a realtor. It was was not my intent.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Bloggosphere is Rife With "Passion"&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When people object to some heated discussions on AR, they should realize that it's an incredible mild version of the rest of the RE.Net. I am not speaking of sites that engage in "reator lynching" -I just don't go there. These are just &lt;a href="http://blog.sellsiusrealestate.com/zillow/the-zindex-illusion-or-how-to-sell-a-housing-report-without-using-actual-home-sales/2008/05/12/#comments" title="Sellsiusrealestate"&gt;samples here&lt;/a&gt; and &lt;a href="http://agentgenius.com/?p=1806" title="Jonathan Dalton"&gt;here of&lt;/a&gt; the "passionate" discussions taking place on respected sites in the last several days.&lt;/p&gt;
&lt;p&gt;If and when consumers come to Active Rain, and when it's becomes recognized by other bloggers as a community with top quality content, the passion and sometimes ugliness would be more present here then now. AR owners and members have to think whether they want and welcome such changes.&lt;/p&gt;    </content>

    <title>Princeton NJ Twitter Meet Up</title>

&lt;p&gt;&lt;strong&gt;Everyone by now has heard &lt;a href="http://twitter.com" title="Twitter"&gt;of Twitter&lt;/a&gt;&lt;/strong&gt;. On the small chance that there is a soul who doesn't know -Twitter is a microblogging, meanning each post is 140 characters or less. It's pretty amazing how much could be said in 140 characters. This I consider a big advantage of Twitter -you could learn to express yourself clearly and conscicesly, a good skill to have for bloggers. I learned, for example, &lt;span style="text-decoration: line-through;"&gt;that&lt;/span&gt; word "that" could be eliminated most of the time. English majors could disagree.&lt;span style="text-decoration: line-through;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Another benefit of Twitter, is connecting with people with similar interests&lt;/strong&gt;. Being on Twitter makes it so much easier, since there is already a common interest. In the short time on Twitter I met a lot of new people. I also reconnected with my old and new Active rain pals.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The first Twitter Princeton meet up is on May 15, at 6:30 pm in Princeton NJ. You don't have to be from Princeton, or on Twitter now to join us.&lt;/strong&gt; Please let me know in the comment or through e-mail if you would like to come.&lt;/p&gt;

It compares it to the statistics for the last month (February 2008)and the same period of last year (March 2007). I first published the complete report in my &lt;a href="http://www.princetonrealestatehomes.com" title="Princeton NJ Real Estate Mercer County Homes" target="_blank"&gt;Princeton NJ Real Estate Mercer Homes&lt;/a&gt;.&lt;/p&gt;&lt;p&gt; This is important information for &lt;a href="http://www.princetonrealestatehomes.com/princeton-nj-real-estate-about-princeton-nj" title="Princeton NJ -Living and Relocating" target="_blank"&gt;Princeton NJ &lt;/a&gt;real estate area &lt;a href="http://www.princetonrealestatehomes.com/real-estate/Information-For-Buyers" title="princeton NJ real estate mercer county information for home buyers"&gt;buyers&lt;/a&gt; and&lt;a href="http://www.princetonrealestatehomes.com/real-estate/Information-For-Sellers" title="Princeton NJ real estate mercer county -information for home sellers"&gt; sellers.&lt;/a&gt; In summary the data suggests slowing of the real estate market and the uncertainty of the buyers about further price declines and the condition of the economy. This is reflected in the decline in the Princeton NJ real estate average sale prices and increased time it takes to sell. The decline in the number of houses on the market illustrates home sellers reluctance for putting their homes on the market, unless they have to. This could be good news for the buyers. More sellers serious about selling could lead to more realistic home prices.&lt;/p&gt; &lt;p&gt;&amp;nbsp;&lt;/p&gt; &lt;p&gt;&lt;a href="http://www.princetonrealestatehomes.com/princeton-nj-mercer-county-real-estate-market-report-march-2008" title="Princeton NJ real estate prices" target="_blank"&gt;&lt;strong&gt;Princeton NJ Real Estate Prices of Houses Sold&lt;/strong&gt;&lt;/a&gt;&lt;br /&gt;Average home price - $875,032&lt;/p&gt; &lt;p&gt;Average price March 2008 vs. March 2007: Down 1% &lt;/p&gt; &lt;p&gt;Average price March 2008 vs. February 2008: Down 7%&amp;nbsp; &lt;br /&gt;&lt;/p&gt; &lt;p&gt;Median&amp;nbsp; home price- $750,000&lt;/p&gt; &lt;p&gt;Median Price March 2008 vs. February 2008: Down 14% vs. &lt;/p&gt; &lt;p&gt;Median Price March 2008 vs. March 2007: Up 33%&lt;br /&gt;&lt;br /&gt;No dramatic conclusions about the direction of the real estate prices can be determined by looking at the numbers for one month, because they depend on the type of sales during this month. Preponderance of more expensive homes sold during this period would increase the price, but does it does not mean that prices are going up. In fact the exact opposite could be happening.&amp;nbsp; To determine the real direction of real estate prices, same property sales has to be tracked over time.&lt;br /&gt;&lt;br /&gt;The large increase in the median price compared to March 2007,could be explained, by a high price sale in that period, which is not counted for the purposes of the median calculation, but is counted in the average price calculation. The effect is making the median price in March 2007, much lower then the average price.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;a href="http://www.princetonrealestatehomes.com/princeton-nj-mercer-county-real-estate-market-report-march-2008" title="Princeton NJ real estate housing supply" target="_blank"&gt;Princeton Real Estate Housing Supply&lt;/a&gt;&lt;br /&gt;Number of Princeton houses on the market&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;March 2008 - 208&lt;/p&gt; &lt;p&gt;March 2008 vs. March 2007 Down 13%&lt;/p&gt; &lt;p&gt;March 2008 vs. February 2008 Up 31%&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Princeton NJ Homes For Sale Inventory Accumulation&lt;/strong&gt; &lt;/p&gt; &lt;p&gt;March 2008 - 9 month&lt;/p&gt; &lt;p&gt;March 2008 vs. March 2007- Down 10%&lt;/p&gt; &lt;p&gt; March 2008 vs. February 2008 - Up 29% &lt;/p&gt; &lt;p&gt;There were 208 houses on the market, a 31% increase compared to February, which is expected due to the seasonal nature of the real estate market.&lt;br /&gt;The&amp;nbsp; 13% decline compared to March 2007 indicates, the sellers decisions not to sell, unless they absolutely have to.&lt;br /&gt;&lt;br /&gt;Inventory accumulation reflects the number of months it would take to sell all the existing inventory, if no additional houses came on the market, and assuming the current rate of monthly sale. March 2008 inventory accumulation is 9 month, a 29% increase from February and a 10% decline from March 2007. This is in comparison to NJ real estate statistics of 10.5 months of for-sale inventory, down from 11 months in February. &lt;br /&gt;&lt;br /&gt;&lt;a href="http://www.princetonrealestatehomes.com/princeton-nj-mercer-county-real-estate-market-report-march-2008" title="Princeton NJ Housing Demad, Days on The market" target="_blank"&gt;&lt;strong&gt;Princeton NJ Real Estate Housing Demand&lt;/strong&gt;&lt;/a&gt;&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Number of Princeton NJ houses Sold&lt;br /&gt;&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;March 2008 -15&lt;/p&gt; &lt;p&gt;March 2008 vs. March 2007 -Down 13%&lt;/p&gt; &lt;p&gt;March 2008 vs. February 2008 - Up 50%&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Number of Princeton NJ houses Pended&lt;/strong&gt;&lt;/p&gt; &lt;p&gt;March 2008&amp;nbsp; -23&lt;/p&gt; &lt;p&gt;March 2008 vs. March 2007 -Down 45%&lt;/p&gt; &lt;p&gt;&lt;strong&gt;Princeton NJ Days On The Market Homes For Sale&lt;/strong&gt;&lt;br /&gt;&lt;/p&gt; &lt;p&gt;Average DOM March 2008 - 202&lt;/p&gt; &lt;p&gt;Average DOM March 2008 vs. March 2007 - Up 49%&lt;/p&gt; &lt;p&gt;Average DOM March 2008 vs. February 2008 - Up 85%&lt;br /&gt;&lt;/p&gt; &lt;p&gt;There were 15 houses sold this months, a 50% increase compared to February and 13% decline form March 2007. This is the indication that buyers are uncertain and could be waiting for more price declines.&lt;/p&gt; &lt;p&gt;The data for the NJ real estate market suggests 27% decline in contract sales compared to one year ago despite a 9% increase from February.&lt;br /&gt;&lt;br /&gt;The same trend could be seen in the number of houses that went under contract (Pended), which&amp;nbsp; was 23. It is almost double compared to February, but&amp;nbsp; 45% decline from March 2007. &lt;br /&gt;&lt;br /&gt;Average days on the the market for the sold houses is 202, an 85% increase from February and a 49% increase form March last year. The one on the Active Rain would remain and will continue with a bit of different focus on real estate profession and blogging.&lt;/p&gt;&lt;p&gt;The new &lt;a href="http://www.princetonrealestatehomes.com" title="Princeton NJ Real Estate Mercer County Homes blog" target="_blank"&gt;Princeton NJ Real Estate&lt;/a&gt; site has a lot of new articles in the last couple of weeks. My focus, as before, is to provide real estate market reports for &lt;a href="http://www.princetonrealestatehomes.com/real-estate/Market-Reports" title="Princeton NJ Real estate Mercer county market reports" target="_blank"&gt;Princeton NJ Mercer County &lt;/a&gt;real estate market and Montgomery Township NJ real estate market.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;The design work by&lt;a href="http://www.rsspieces.com" title="rss pieces" target="_blank"&gt; RSS Pieces&lt;/a&gt; should be done early next week. &lt;br /&gt;&lt;br /&gt;The last week I was working on submitting my blog to various reputable directories. It took a lot of time, because each submission was some how different and required different information, which was not always clear. Some directories like Yahoo have changed their rules and now accept for real estate only paid submissions. &lt;br /&gt;&lt;br /&gt;There is a lot of information in the the new blog already.&amp;nbsp; My posts have always had a lot of content. The articles now are even more content rich. The last post &lt;a href="http://www.princetonrealestatehomes.com/princeton-nj-real-estate-about-princeton-nj" title="Princeton NJ real estate mercer county -about Princeton - relocating and living" target="_blank"&gt;Princeton NJ ReaL Estate - Relocating and Living&lt;/a&gt; had 1450 words.&lt;/p&gt;&lt;p&gt;I read advice that writing for blogs shouldn&amp;#39;t take a long time and be 250 words brief to get Google attention. I am writing for people more than for Google. I need to be found, of course, so Google is critical.&amp;nbsp; SEO expert Mary McKnight suggests that now Google wants to see longer post. Google, in my view, with time will &amp;quot;demand&amp;quot; more content rich posts. I want to be prepared. Most importantly, I want anyone interested in Princeton area real estate benefit from the information my blog provides.&lt;/p&gt;&lt;p&gt;I am also thinking of swapping the corporate look on the right for this picture. &lt;p&gt;&lt;strong&gt;Princeton area NJ Mercer county real estate has been the&amp;nbsp; focus of the Princeton Real Estate Blog since its inception in August 2007. It is a good feeling to see it #1 on Google.&amp;nbsp; &lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;img title="Princeton NJ Mercer County Real Estate Blog is numer one on Google" src="http://activerain.com/image_store/uploads/6/7/9/8/5/ar120861082858976.png" vspace="7" height="350" hspace="7" align="left" alt="Princeton NJ Mercer County Real Estate" width="800" /&gt;&lt;br /&gt;&lt;strong&gt;Everything I learned about blogging is from ideas on Active Rain&lt;/strong&gt;. The blog has gone through a lot of changes over time, and now even looks pretty.&amp;nbsp;&amp;nbsp;  &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;a href="http://www.princetonrealestatehomes.com/princeton-mercer-county-nj-real-estate-secrets-to-buying-a-home-like-a-pro" title="Princeton Mercer county Real estate, Someset county real estate blog" target="_blank"&gt;My new blog &lt;/a&gt;(now unofficially borrowing the same name) is now in its gestation phase&lt;/strong&gt;. It is so young it doesn't even have an official name, yet like any baby it requires a lot of work. Hence my writing here has been a bit less frequent.&lt;br /&gt;&lt;br /&gt;The new blog is up, but not officially. I can publish there, which is what I am busy working on.&amp;nbsp; It doesn't yet have the "look" -which is what Mary McKnight and her team are busy applying their magic to. I am very excited about this process, which many who have "other" blogs will understand. Feel free to visit and provide feedback, it would be greatly appreciated.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt; For those who may not have another blog I will detail my step by step experience, in future posts. This way I can pay forward.&amp;nbsp;  &lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;Nothing beats Active Rain. I did not find another place yet, where you could be found on the Internet almost instantly,&amp;nbsp; could learn while developing&amp;nbsp; friendships and networking. &lt;br /&gt;&lt;br /&gt;Thanks Active Rain.&lt;/strong&gt;&lt;/p&gt;

Pricing right from the start&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Houses sell, if priced correctly, even in a weaker Princeton NJ real estate market&lt;/strong&gt;. The only way to succeed early on is with the Correct Price. Let me tell you what the correct price is NOT:&lt;br /&gt;&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Its not what you paid for the house&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Its not what your neighbor sold for 3 months ago&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Its not what you owe to the bank&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Its not what you need to make to buy another house&lt;br /&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; * Its not what you think is good as a starting price&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;So, what is this magical correct price, you may ask. The answer is: something that the buyer is willing to pay you TODAY&lt;/strong&gt;. Most likely its the number that is a bit less than what is offered by your competition. Real estate pricing is both art and science. The only way to arrive at the correct price is by being an expert in local real estate. Even for the experts pricing is not easy and many get it wrong. You may ask why? One reason is that what the buyer is willing to pay today is a moving target and the price today may not be the same price tomorrow.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;If you want to sell your Princeton NJ real estate - price it at a Market Price&lt;/strong&gt;.&amp;nbsp; If you don&amp;#39;t want to sell at market price or, don&amp;#39;t need to sell, do not put it on the market now, and save yourself a lot of work.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;If you are thinking you can reduce the price later, read the next step.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;3. Price-reductions are not a good idea&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;You may think that you could start at a higher price and reduce it later, hoping that the market will improve&lt;/strong&gt;. Consider the following. When pricing, reducing the price down the line, would not allow you to catch-up. Buyers, who could&amp;#39;ve been interested, moved on to other properties. Its hard to sustain an emotional connection to the property, which is needed to generate offers, once the property was scratched off the list because of the price.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Reducing the price later in a declining market creates a bigger gap between the sellers and the buyers&lt;/strong&gt;, to the disadvantage of the seller. In other words, its much harder to catch-up on the correct price, than to do the right price from the beginning.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;4. Impeccable Home appearance &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The simple way to put it -your house has to shine. &lt;/strong&gt;No matter what price range you are selling in, the house has to be the absolute best it can be. I am not suggesting moving walls, or embarking on major renovations. Your house just has to be better then the competition. There are many tips everywhere on the Internet, as to what needs to be done before the sale, they are all useful and you should definitely implement them. But let me suggest something else: first -no matter how much you clean and scrub, its hard for anyone to see his or her home through the yes of a stranger. Second - almost every house needs to be &amp;quot;packaged&amp;quot; to sell. Use your real estate agents resources to make it happen. The investment in packaging your product is small compared to the return. New home builders have figured it out long time ago, the re-sale owners need to follow to stay ahead of the competition.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;5. Getting the buyers to see your house&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;If you don&amp;#39;t get buyers to your house, you will not receive offers&lt;/strong&gt;. So, this step is critical.&lt;br /&gt;We know that buyers search on the Internet. It just follows that what they see, should compel them to make an appointment. What they see are usually pictures. The pictures have to be professional to make your house stand out from the rest. Not everyone can take pictures that will make your home look not worth, but better.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;The other audience your house has to be pitched to - be other real estate agents&lt;/strong&gt;. Make sure that they know about your property and that its presented to them in the best possible way. Talk to your agent, about their way of accomplishing this.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;6. Marketing that is not useful&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Its important to understand how will the buyers find your home.&lt;/strong&gt; Many agents will tell you about their or their agency web sites. Make it your business to understand how would anyone find your home among thousands that are on these web sites. If you are offered a single property web site, understand how would the buyers find 123Mainstreet.com?&lt;br /&gt;&lt;br /&gt;Understand the usefulness of brochures, open houses, print advertising and other marketing that your property is getting. Deal with the agent who understands the intricacies of todays real estate marketing.     <title>Princeton Real Estate - Busy Times for Buyers and Sellers</title>

&lt;p&gt;&lt;strong&gt;The good news for the Princeton real estate buyers is that there is a lot of choice and the prices for some properties have come&amp;nbsp; down significantly&lt;/strong&gt;. I have been showing a lot of houses in the last several weeks. This is the an&lt;strike&gt; excuse&lt;/strike&gt; reason for having not &lt;img title="Princeton real estate market buyers and sellers of houses for sale" src="http://activerain.com/image_store/uploads/3/8/8/7/4/ar120762069547883.jpg" vspace="7" height="285" hspace="7" align="right" alt="Princeton real estate market buyers and sellers of houses for sale" width="184" /&gt; written as much for the Princeton Real Estate blog as I usually do.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Here is a quick look at my observations this week&lt;/strong&gt;.&amp;nbsp; For my international buyers we were looking at some spectacular Princeton homes for sale in the price range of over $3.5mln. Some of the houses we saw have been on the market for much longer than 3 months, but some have just come up and have had many buyers looking at them.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Princeton houses for sale in unique locations, for example&amp;nbsp; with a view of lake Carnegie are in demand &lt;/strong&gt;and I get a lot of inquiries about them. Unfortunately for my buyers there isn&amp;#39;t much available there and when it is (if priced right), they are sold rather quickly.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;New or newer houses in the Princeton Borough are also in demand&lt;/strong&gt;. &lt;strong&gt;The key for both buyers and sellers is the price&lt;/strong&gt;. In todays climate, some buyers concerned with further Princeton real estate market decline, offer prices that are too low. Such offers, even today, are being declined without a counter offer.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Last week has been a very busy for me. Hopefully this week will bring the house of their dreams for my clients interested in Princeton homes for sale.     <title>Princeton Real Estate -Do I Need An Agent To Buy Or Sell A House?</title>

&lt;p&gt;&lt;strong&gt;Do I need a real estate agent to sell or buy real estate in Princeton?&lt;/strong&gt; This is the gist of the questions coming to my blog in the last several weeks. I &lt;a href="http://activerain.com/blogsview/419783/How-To-Buy-A" title="How to buy a house in Princeton NJ" target="_blank"&gt;covered this subject before&lt;/a&gt;, but there were so many variations on this question, that I thought it may warrant re-visiting it again. This  &lt;img title="princeton real estate -finding the right real estate agent" src="http://activerain.com/image_store/uploads/7/2/5/9/0/ar120706301509527.jpg" vspace="7" height="482" hspace="7" align="right" alt="princeton real estate -finding the right real estate agent" width="325" /&gt; time I will focus on one issue: representation. All of this discussion applies to the state of New Jersey and laws may be different in other states.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Several things happened last week, that made me realize  representation is not understood by many consumers&lt;/strong&gt;. It&amp;#39;s not surprising:  the issue is kind of  technical and kind of boring unless your live and breath  real estate. Surprisingly, I  found not all real estate agents explain representation to their clients sufficiently, if at all.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Back to the original question.&lt;/strong&gt; &lt;strong&gt;Does a buyer or seller need a real estate agent?&lt;/strong&gt; The short answer is &amp;quot;no&amp;quot;. It is perfectly legal to buy and sell homes in the state of New Jersey without a real estate agent representation. I will focus in this post on the buyers. If the question was: &amp;quot; would I, as a buyer, be better off using an agent ?&amp;quot;, the answer would be - &amp;quot;it depends on representation.&amp;quot;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;As a buyer you can do your research on the Internet&lt;/strong&gt;. To see the house listed with a broker, you would need to have an agent show it to you.  You have several options. To understand the difference in these options, you would need to understand the different ways agents represent clients and what it would mean to you as a buyer. &lt;br /&gt;&lt;strong&gt;&lt;br /&gt;1. Listing/seller&amp;#39;s agent&lt;/strong&gt; representation.&lt;/p&gt;&lt;p&gt; A seller&amp;#39;s agent usually has a fiduciary relationship (a special relationship  of trust and confidence) with the principal, i.e seller. This special relationships carries certain duties that the agent must perform: care, obedience, accounting, loyalty, and disclosure.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;An agent&amp;#39;s loyalty means that they have to place a principal&amp;#39;s interest above all other person&amp;#39;s&lt;/strong&gt;. When an agent represents the seller, he/she works only for the seller and owes fiduciary duties only to them. &lt;br /&gt;&lt;br /&gt;When a buyer contacts the listing/seller&amp;#39;s agent, they have an option of either being represented by this agent as a dual agent, or not represented at all. &lt;br /&gt;&lt;strong&gt;&lt;br /&gt;2. Dual agent representation.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Dual agent works for both the buyer and the seller&lt;/strong&gt;. This means that the agent will not be able to put one&amp;#39;s party interest against the other, and can&amp;#39;t advise or counsel either party on how to gain an advantage at the expense of the other party on the basis of the confidential information obtained from or about the other party. &lt;br /&gt;&lt;strong&gt;&lt;br /&gt;3. No buyer representation.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;The seller&amp;#39;s agent, has an obligation to disclose to the seller all material information supplied by you as a buyer. For the buyer without representation, this option could be really least favorable. &lt;/p&gt;&lt;p&gt;The interesting thing is that the buyers often believe that one of these options is in their best interest. Many feel that they will get a &amp;quot;better deal&amp;quot; with the dual representation, because the agent would be more motivated, which will translate to them somehow buying the house for less. Without any representation for the buyer, they feel the seller would be more inclined to sell for less. The first of these options is suboptimal. The second can put a buyer at a real disadvantage. The best option is the following. &lt;br /&gt;&lt;strong&gt;&lt;br /&gt;4. Buyer&amp;#39;s agent representation&lt;/strong&gt;. &lt;/p&gt;&lt;p&gt;Buyer&amp;#39;s agent works only for the buyer and owes fiduciary duties only to them.     <title>Who Needs Honesty And Trust In Real Estate</title>

&lt;p&gt;&lt;strong&gt;The word &amp;quot;trust&amp;quot; is the second most overused word in real estate. &lt;a href="http://activerain.com/blogsview/434635/Is-Honesty-Required-In" title="Princeton real estate -honesty" target="_blank"&gt;&amp;quot;Honesty&amp;quot; - is the first one&lt;/a&gt;&lt;/strong&gt;. These words are bantered around the Internet so much, people probably do not pay much attention to them. Nevertheless, misusing them in a real estate blog could lead to problems. Misusing them on a &lt;img title="Broken Promisses in Princeton real estate" src="http://activerain.com/image_store/uploads/7/1/7/5/7/ar120682995875717.jpg" vspace="7" height="377" hspace="7" align="right" alt="Broken Promisses in Princeton real estate" width="454" /&gt; multiple blogger platform could lead to even more problems.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The goal of most real estate bloggers is business -&lt;/strong&gt; i.e. demonstrating their expertise&amp;nbsp; and personality to the blog readers, i.e home buyers and sellers. The idea is that these readers will be so impressed, they would want to hire the blogger as their real estate agent, mortgage broke, stager, etc.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The second goal of many bloggers, especially on Active Rain, is to get referrals from from their fellow members, again based on their blog.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;So, what is the problem with using the &amp;quot;trust&amp;quot; and &amp;quot;honesty&amp;quot; words? The problem is not delivering on the promise.&lt;/strong&gt; Let&amp;#39;s say a real estate agent says on her blog &amp;quot;I sell all my listings for top $&amp;quot;. The home seller, who hires her based on such a&amp;nbsp; claim would be very unhappy, if he didn&amp;#39;t get the promised top dollar.&lt;br /&gt;&lt;br /&gt;Suppose, a mortgage broker says &amp;quot;I am never late with closing&amp;quot;. If he is late, the consumer would be very unhappy, especially if the timing was an important issue to them (which is usually the case with mortgages). &lt;br /&gt;&lt;strong&gt;&lt;br /&gt;The worst broken promise is of honesty&lt;/strong&gt;.&amp;nbsp; Misstating the facts, reneging on commitments, claiming that the other party misunderstood -are just a few ways to undermine honesty and ruin ones credibility. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Doing it from the pulpit of&amp;nbsp; an individual blog is bad&lt;/strong&gt; and inexcusable, because it undermines other bloggers in the industry.&amp;nbsp; Doing it from the platform of Active Rain is in some ways even worse, because it undermines consumers&amp;#39; and other members trust in the other 60+ thousand bloggers.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;When a member gives business to another, there is an explicit trust built in through the membership&lt;/strong&gt;. Violating this trust could negate the efforts of many.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The points in this post are self evident to most, but not to al&lt;/strong&gt;l. &lt;strong&gt;Not all business opportunities that develop on Active Rain should be pursued&lt;/strong&gt;. Here is one easy test - what post would the member, who referred the business to you, write at the end of the transaction? What post would a consumer write at the end of the transaction?&amp;nbsp; Take the business, only if the answer is &amp;quot;glowing&amp;quot;, &amp;quot;spectacular&amp;quot;, &amp;quot;more then promised&amp;quot;.&amp;nbsp; You get the point.&lt;/p&gt;&lt;p&gt;P.S. Note to self: Grow up. Just because somebody says something on&amp;nbsp;a blog (even on Active Rain), doesn&amp;#39;t make it so.&lt;/p&gt;&lt;p&gt;P.P.S. Another note: I don&amp;#39;t like the previous note -I have too many great friends.     <title>Princeton Real Estate - Is Honesty Required In Real Estate</title>

&lt;p&gt;&lt;strong&gt;Honesty and&amp;nbsp; trust are the most overused words in real estate&lt;/strong&gt;. Look at the real estate agents sites and you will see declarations of honesty&amp;nbsp; &lt;img title="Honesty In Real Estate" src="http://activerain.com/image_store/uploads/6/8/9/1/3/ar120620452231986.jpg" vspace="7" height="180" hspace="7" align="right" alt="Honesty In Real Estate" width="240" /&gt; and trust somewhere real soon. Read the &lt;a href="http://activerain.com/blogsview/427966/Will-I-cut-my" title="Active rain " target="_blank"&gt;comments on Active Rain&lt;/a&gt;, or even &lt;a href="http://blogs.wsj.com/developments/" title="Wall Street Journal" target="_blank"&gt;Wall street Journal &lt;/a&gt;and you will find, as quickly, consumers&amp;nbsp; accusing real estate agents of dishonesty and general mistrust for the profession. I usually write about real estate in the greater Princeton NJ, but this issue seems applicable to many places in the country.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;It was with great surprise I found consumers discussing their dishonesty&lt;/strong&gt; on the &lt;a href="http://blogs.wsj.com/developments/2008/03/19/confessions-of-lookie-loo-visiting-open-houses-just-for-fun/?mod=WSJBlog" title="Wall Steet real estate blog" target="_blank"&gt;Wall Street Journal blog.&lt;/a&gt;&lt;/p&gt;&lt;p&gt;In the WSJ post the author describes her practice of going to the Open Houses without being in the market for another home. She registers under the false name and asks commenters if they do the same thing.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Only one person said that he leaves his real name and phone number&lt;/strong&gt;. The gist of the other comments is &amp;quot;Who wants to be in a realtor&amp;rsquo;s rolodex? &amp;quot; (quote). Another angle on the same theme -the agents are there to find buyers for other houses, so it&amp;#39;s OK to be the &amp;quot;lookie lou&amp;quot; (quote).&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Several questions come to mind in terms of the real estate practice&lt;/strong&gt;: &lt;br /&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Should agents hold Open Houses only if it&amp;#39;s been a successful method for them of selling the property, rather then looking for buyers for other properties? &lt;/li&gt;&lt;/ul&gt;&lt;ul&gt;&lt;li&gt;Should the Seller be told, if this is not an effective way of marketing a property?&lt;/li&gt;&lt;/ul&gt;&lt;br /&gt;&lt;strong&gt;Coming back to the issue of consumer honesty, the question is for&amp;nbsp; both consumers and agents: &lt;/strong&gt;&lt;br /&gt;&lt;ul&gt;&lt;li&gt;Are consumers being harassed by the real estate agents to the point of consumers choosing deceptive practices?&lt;/li&gt;&lt;/ul&gt;&lt;ul&gt;&lt;li&gt;Are deceptive practices by consumers justified for any reason?&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The most important question of all: Could honesty and trust be&amp;nbsp; a one way street?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;a href="http://www.flickr.com/people/megem519/" title="Photo by MegElizabeth" target="_blank"&gt;Photo by MegElizabeth&amp;nbsp;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;One of the goals of the Princeton Real Estate Blog is to make a lot of the information, previously not available to home buyers and sellers, accessible at their own time and convenience.&amp;nbsp; Here are some articles that could be of interest.&lt;/p&gt;&lt;p&gt;&lt;a href="../../../blogsview/407169/15-reasons-you-shouldn" title="15 Reasons you should not buy a home now, 5 reasons you should in Princeton NJ" target="_blank"&gt;15 Reasons you should not buy a home now ...5 reasons you should&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;/p&gt;&lt;p&gt;&lt;a href="../../../blogsview/382267/What-Did-That-House" title="what did the house sell for in Princeton NJ" target="_blank"&gt;What Did That House Sell For?     <title>Princeton Real Estate - Three New Things That Sell Houses Now</title>

&lt;p&gt;&lt;strong&gt;Even babies in this country know the&amp;nbsp; three L&amp;#39;s of real estate; location, location, location.&lt;/strong&gt;&amp;nbsp; There is news for the Princeton real estate&amp;nbsp; &lt;img title="New Phenomenon in the Princeton real estate market" src="http://activerain.com/image_store/uploads/9/2/3/1/4/ar120602229441329.jpg" vspace="7" height="261" hspace="7" align="right" alt="New Phenomenon in the Princeton real estate market" width="282" /&gt; buyers and sellers: I am seeing the old adage being replaced with the new phenomenon. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The three&amp;nbsp; P&amp;#39;s are the new three L&amp;#39;s&lt;/strong&gt;. This post can probably be the shortest yet, as this pretty much sums it up. My data is anecdotal (unlike the rest of this blog), so I would understand if my graduate school professors may not want to continue reading.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;In the 3d week of March, buyers and sellers need to think about their strategy going forward&lt;/strong&gt;. I publish this post without big analytical data support, because&amp;nbsp; time is of the essence and I wanted to share what I see in the greater Princeton real estate market.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;This is what I observed this week. The house priced in the $500,000 had seven (7) offers and had the price bid up by approximately $150,000. Another example is a bit less dramatic, but similar.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;The third example is a property that was on the market two years ago, was listed now for 5% less then then, and had an offer within a week. Another one - under contract in less then a week, was priced at $100,000 less and in better condition, then the house one block down the street.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;There are sellers who think that their properties are undervalued, even if they had no offers in six months&lt;/strong&gt;. For such a property the price is ZERO, using the definition of the market price being the &amp;quot;highest price the buyer is willing to pay without duress&amp;quot;.&amp;nbsp; This is a pill hard to swallow for many, especially when they get advised by the &amp;quot;experts&amp;quot;. &lt;br /&gt;&lt;br /&gt;Who should take notice of these events?&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;&lt;a href="http://activerain.com/blogsview/411231/What-Did-That-House" title="Home prices in Princeton NJ" target="_blank"&gt;Sellers who need to get&lt;/a&gt; the idea of the market price and not price their homes &amp;quot;a bit more then last year&amp;quot; .&lt;/strong&gt;&lt;/li&gt;&lt;/ul&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;&lt;a href="http://activerain.com/blogsview/419783/How-To-Buy-A" title="Princeton real estate agents" target="_blank"&gt;Agents who support&lt;/a&gt; these ideas, for reasons I don&amp;#39;t want to contemplate.&lt;/strong&gt;&lt;/li&gt;&lt;/ul&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;&lt;a href="http://activerain.com/blogsview/407169/15-reasons-you-shouldn" title="Princeton real estate market buyers" target="_blank"&gt;Buyers who need to understan&lt;/a&gt;d the idea that in the week market houses still go for over asking price.&lt;/strong&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;br /&gt;&lt;strong&gt;So, it&amp;#39;s the 3 P&amp;#39;s.&lt;/strong&gt;&amp;nbsp; Before some people get upset, location and condition are still very important in this market, provided the price is right.     <title>How To Create Important Content for Your Blog </title>

&lt;p&gt;&lt;b&gt;&lt;span class="mceItemHidden"&gt;If I had to write my last &lt;span class="mceItemHiddenSpellWord"&gt;blog&lt;/span&gt; post about Princeton re&lt;span class="mceItemHiddenSpellWord"&gt;al&lt;/span&gt; estate, what would it be? &lt;/span&gt;&lt;/b&gt;&lt;span class="mceItemHidden"&gt;If I were to impart the most important issues for the&amp;nbsp; Princeton &lt;a href="/blogsview/419783/How-To-Buy-A" title="princeton real estate market buyers" mce_href="http://activerain.com/blogsview/419783/How-To-Buy-A" target="_blank"&gt;re&lt;span class="mceItemHiddenSpellWord"&gt;al&lt;/span&gt; estate buyers&lt;/a&gt; and sellers (which is the focus of my &lt;span class="mceItemHiddenSpellWord"&gt;blog&lt;/span&gt;),
what would I have to say? These questions require some very serious &amp;nbsp;&amp;nbsp;
thinking, at least for me, which I definitely intend to do.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;b&gt;&lt;span class="mceItemHidden"&gt; I bring this question to my AR friends as an idea for creating important content for your &lt;span class="mceItemHiddenSpellWord"&gt;blogs&lt;/span&gt;.&lt;/span&gt;&lt;br&gt;&lt;/b&gt;&lt;br&gt;I
borrowed this idea from several sources that came to my attention this
week. The first source was the famous "last lecture" given by the
Carnegie Mellon &lt;a href="http://download.srv.cs.cmu.edu/%7Epausch/" title="Professor Randy Pausch" mce_href="http://download.srv.cs.cmu.edu/~pausch/ " target="_blank"&gt;&lt;span class="mceItemHidden"&gt;Professor Randy &lt;span class="mceItemHiddenSpellWord"&gt;Pausch&lt;/span&gt;, &lt;/span&gt;&lt;/a&gt;in September 2007.&amp;nbsp; The lecture, which &lt;a href="http://www.youtube.com/watch?v=ji5_MqicxSo" title="Professor Randy Pausch lecture" mce_href="http://www.youtube.com/watch?v=ji5_MqicxSo" target="_blank"&gt;you can watch here&lt;/a&gt;&lt;span class="mceItemHidden"&gt;, has apparently been watched over six million times. &amp;nbsp; &lt;/span&gt;&lt;br&gt;&lt;span class="mceItemHidden"&gt;&lt;/span&gt;&lt;/p&gt;&lt;span class="mceItemHidden"&gt;The second source was the &lt;a href="http://www.skelliewag.org/your-trump-card-post-idea-248.htm" title="Skelliewag" mce_href="http://www.skelliewag.org/your-trump-card-post-idea-248.htm" target="_blank"&gt;post on my of my favorite blog&lt;/a&gt;s. &lt;/span&gt;&lt;br&gt;&lt;br&gt;&lt;span class="mceItemHidden"&gt;&lt;span style="font-weight: bold;"&gt;There are different ways to look and pursue what's important and it doesn't necessarily have to do with person&lt;/span&gt;&lt;span class="mceItemHiddenSpellWord" style="font-weight: bold;"&gt;al&lt;/span&gt;&lt;span style="font-weight: bold;"&gt; adversity&lt;/span&gt;. This is a great idea that could help &lt;span class="mceItemHiddenSpellWord"&gt;bloggers&lt;/span&gt; focus their attention on what is really important and what they want their readers to learn and to know. &lt;/span&gt;&lt;br&gt;&lt;br&gt;&lt;span class="mceItemHidden"&gt;&lt;span style="font-weight: bold;"&gt;If each AR &lt;/span&gt;&lt;span class="mceItemHiddenSpellWord" style="font-weight: bold;"&gt;blogger&lt;/span&gt;&lt;span style="font-weight: bold;"&gt; wrote such a post, imagine the effect it could have on the Active Rain, or perhaps the entire re&lt;/span&gt;&lt;span class="mceItemHiddenSpellWord" style="font-weight: bold;"&gt;al&lt;/span&gt;&lt;span style="font-weight: bold;"&gt; estate industry&lt;/span&gt;. It could create the distillation and the essence of the issues confronting the &lt;span class="mceItemHiddenSpellWord"&gt;&lt;/span&gt;industry today. It could become the&amp;nbsp; Wikepedia of all things important in re&lt;span class="mceItemHiddenSpellWord"&gt;al&lt;/span&gt;
estate. Because it would contain all the most important real estate
issues, AR could become the destination for anyone who cares about them&lt;span class="mceItemHiddenSpellWord"&gt;&lt;/span&gt;, which is almost everyone.&lt;/span&gt;&lt;br&gt;&lt;br style="font-weight: bold;"&gt;&lt;span style="font-weight: bold;"&gt;It's really easy to get carried away dreaming&lt;/span&gt;&lt;br&gt;&lt;br&gt;I

    <title>Princeton Real Estate - How To Buy A Home Without A Real Estate Agent </title>

&lt;p&gt;&lt;strong&gt;In the turbulent Princeton real estate market there are new things happening - &lt;a href="http://%20http//activerain.com/blogsview/386588/Who-Else-Wants-Clarity" title="Princeton real estate home prices" target="_blank"&gt;some (like real estate prices)&lt;/a&gt; could be confusing, and some - are a bit puzzling. I am talking&amp;nbsp; &lt;/strong&gt;&lt;img title="Princeton real estate unrepresented buyers -is it a good idea?" src="http://activerain.com/image_store/uploads/1/4/3/8/9/ar120536186798341.jpg" vspace="7" height="298" hspace="7" align="right" alt="Princeton real estate unrepresented buyers -is it a good idea?" width="398" /&gt;&lt;strong&gt; about a phenomenon of an unrepresented buyer&lt;/strong&gt;. This type of buyer does their &lt;a href="http://activerain.com/blogsview/326327/Princeton-NJ-Real-Estate" title="Princeton real estate -do you need an agent" target="_blank"&gt;research on the Internet &lt;/a&gt;and contacts, for the properties they want to see, respective listing agents. They do not want to be represented by the listing agent (as a dual agent) or by any buyer&amp;rsquo;s agent. They want the part of the commission that would have otherwise been paid to the buyer&amp;rsquo;s agent, to be &amp;ldquo;credited&amp;rdquo; to the seller. The net effect of which, in the buyer&amp;#39;s mind, is that they can offer less, and thus they would save a lot of money. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Assuming that the listing broker agrees to such an arrangement, what are the implications for these buyers? Is this a strategy for saving big or big losing?&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;This strategy could possibly work, provided these buyers have legal representation (and their legal rights are protected)&lt;/strong&gt;. The question is when could it work?&amp;nbsp; The short answer: when a lot more human intelligence becomes publicly available. Here is a bit of a longer list of requirements. &lt;/p&gt;&lt;p&gt;&lt;strong&gt; The opinion on the price of the home is available from a public source.&lt;/strong&gt; There is no such source now. Zillow, Trulia, Realtor.com, do not provide information on what makes one home more or less valuable then the other, or why a particular house on the same street sold for much more, or much less. &lt;strong&gt;&lt;br /&gt;&lt;br /&gt;1. The opinion on the amount of the offer that will produce the positive outcome for the buyer is available from a public source.&lt;/strong&gt; &lt;br /&gt;&lt;strong&gt;&lt;br /&gt;2. The understanding of the inspection results for each property and the implications for the buyer are available from the public source.&lt;br /&gt;&lt;br /&gt;3. The negotiation tactics for each property are available from a public source&lt;/strong&gt;.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;4. The ability to deal with the unexpected issues that can arise at any point in the transaction, including closing is available from a public source. &lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;I am concerned that you as a buyer without representation, are not an equal match to the seller, with representation.&lt;/strong&gt; Without needed intelligence available on the Internet, or from other public source, the buyers would have to do the best they know how. &lt;strong&gt;I am concerned it may not be &amp;quot;good enough&amp;quot;, and that the potential &amp;ldquo;savings&amp;rdquo; could easily translate into big losses - financial, emotional, or both. &lt;/strong&gt;&lt;br /&gt;&lt;/p&gt;&lt;p&gt;There are people who choose to represent themselves in court, some who are even facing imprisonment. I am not sure how many win. I know many lose. In this country it&amp;rsquo;s illegal to practice law without a license. It&amp;rsquo;s perfectly legal, though, to put oneself in jeopardy, doing it on their behalf. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;The same holds true for real estate; thankfully for the buyers - their liberty is not at stake.  &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;One of the goals of the Princeton Real Estate Blog is to make a lot of the information, previously not available to home buyers and sellers, accessible at their own time and convenience.&amp;nbsp; Here are some articles that could be of interest.&lt;/p&gt;&lt;p&gt;&lt;a href="../../../blogsview/407169/15-reasons-you-shouldn" title="15 Reasons you should not buy a home now, 5 reasons you should in Princeton NJ" target="_blank"&gt;15 Reasons you should not buy a home now ...5 reasons you should&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;/p&gt;&lt;p&gt;&lt;a href="../../../blogsview/382267/What-Did-That-House" title="what did the house sell for in Princeton NJ" target="_blank"&gt;What Did That House Sell For?     <title>Achieving The Impossible</title>

&lt;p&gt;&lt;strong&gt;The important things in life are sometimes put in perspective when you least expect it&lt;/strong&gt;.  Something is put in your way to show how trivial the daily upsets and disappointments are, and how the power of human spirit can bring unbelievable achievements.  Yesterday for me it was this video.&lt;/p&gt;&lt;p&gt;This amazing video (courtesy of my colleague &lt;a href="http://www.thebrickranch.com/" title="Terri Lussier" target="_blank"&gt;Terri Lussier)&lt;/a&gt; is something I would like to share with my friends on AR. Two young dancers Ma Lai and Zhai Xiowaei, she without an arm and he without the leg, did seemingly impossible. &lt;p&gt;&lt;strong&gt;International Women&amp;#39;s Day is celebrated on March 8 each year in many parts of the world&lt;/strong&gt;. In Russia it was my favorite holiday of the&amp;nbsp; &lt;img title="International Woman&amp;#39;s Day by George" src="http://activerain.com/image_store/uploads/7/0/8/7/0/ar120499688007807.jpg" border="7" height="240" hspace="7" align="right" alt="International Woman&amp;#39;s Day by George" width="240" /&gt; year.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;This was the one day when all males, from little boys to grown ups, were treating women nicely&lt;/strong&gt;. Little boys in school would give cards to girls, boyfriends and husbands would save money to buy the first flowers - Lilly of the valley. In those days you could only get the flowers that bloomed during then. Male bosses treated their female employees with awards and gifts. It was the best day of the year for me.&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Oh, why don&amp;#39;t we have such day in this country?&amp;nbsp;&lt;/strong&gt; It turns out, it was celebrated here a long while back. In 1908, 15,000 women marched on this day in New York, demanding shorter hours, better pay and voting rights. I guess, now that we have these rights, the holiday has been forgotten.&lt;br /&gt;&lt;br /&gt;I forgot about it too, but was reminded by someone from Russia &lt;a href="http://twitter.com/fsechzer" title="Faina Sechzer on Twitter" target="_blank"&gt;on Twitter&lt;/a&gt; (you can learn interesting stuff there). I mentioned it &lt;a href="http://activerain.com/sarahcoope" title="Sarah Cooper" target="_blank"&gt;Sarah Cooper,&lt;/a&gt;
