princeton nj real estate sellers: Princeton real estate - How long to does it take to sell? - 12/16/07 11:45 PM
Princeton real estate - How long does it take to sell the house in this market? Does the mortgage crisis affect Princeton as much as other areas of the country? in terms of time it takes to sell, are there differences between the Princeton Borough and Princeton township markets? One way to look at the market is to consider how long does it take to sell a house. The most interesting part of this analysis is that only a relatively small percentage of houses takes longer then 6 months to sell, and that a quarter of houses sold in less then

Many prospective home sellers and buyers are already thinking ahead to the spring season. They are thinking of how to find the right real estate agent to help them sell or buy their home? What is the information they need to make the right decision?Understanding if a professional is the right one for the job has never been an easy task. Having spend many years in corporate management and consulting I interviewed hundreds of job candidates, I taught how to conduct effective interviews and helped many colleagues and friends prepare their resumes and interview techniques. I was also hired by companies

princeton nj real estate sellers: "Decorate or not?" - this is the question for Princeton real estate sellers - 11/27/07 07:43 PM
Are you a home seller in the Princeton area? With the Thanksgiving holidays over and your home on the market you may wonder if this year you should decorate for holidays. You probably heard the advice of “keeping things neutral” and avoiding excessive display of religious items in your home, as it can turn prospective buyers off. I generally agree with this advice except for this one time of the year.I think you should decorate for the holidays. I would still caution against “excessive” decorating. I would not suggest displaying big nativity scenes or huge menorahs in the front yard, but anything

princeton nj real estate sellers: Princeton real estate - Secret to sell now - 11/25/07 03:01 PM
Are you looking for homes for sale and buying a home in Princeton, Hopewell, West Windsor, and Montgomery? Are you preparing to sell your home in the greater Princeton area? This exercise can help you sell by getting in the mind of the buyer .I read an article in New York Times Magazine once about an Emergency Room physician who was heaving a stroke while she was driving. She did not go to the ER until she was half paralyzed, could no longer drive and was barely able to call 911. This experience forever changed how she practiced medicine. When she

princeton nj real estate sellers: Why is my house not selling in Princeton? - 10/26/07 10:01 AM
If you are going through the ordeal of selling your house in Princeton, W. Windsor, Hopewell, Montgomery township or anywhere else in New Jersey, or if you tried to sell it and did not succeed, or if you are just contemplating selling – please read on. Those who have gone through selling their home have my sympathy. Did you have to make the beds, put away dirty laundry, collect kids toys, clear the kitchen mess from last night’s dinner, and all of this before you rushed out to work? Of course you did it, because you were told that a buyer

princeton nj real estate sellers: Closing day you don't want - lessons for real estate sellers, buyers and agents - 10/25/07 09:07 PM
The old saying "It’s not over till it’s over" can’t be more true then in real estate. I know a story like this happens not just in Princeton, W. Windsor, Montgomery or Hopewell, New Jersey, but anywhere where there are homes for sale. This story was a perfect candidate for a huge rant, but not much is learned from those. So, instead, I would like to turn it into a learning opportunity for buyers, sellers and agents. Imagine this scenario. It’s 10 am on a perfectly nice day - the -the day of the closing when the seller’s agent gets a

princeton nj real estate sellers: Builders’ New Selling Strategy – Should Home Sellers Follow? - 09/30/07 12:01 PM
For Sellers in Princeton, as well as across the country, the chill in the housing market raises questions as to what new marketing strategies should be employed in this market. According to National Association of Realtors sales of existing homes declined 4.3% in August – the slowest number in 5 years. There is a 10 months supply of homes for sale at the present rate of sales; two years ago this number was 5 months. The forecasts from the economists do not sound promising until 2009.The homebuilders have historically been attuned to markets and aggressive in coming up with new strategies.

princeton nj real estate sellers: How to sell your home now - must read for all sellers - 09/26/07 05:09 PM
The basic rule of free markets is that the stuff is worth what someone is willing to pay for it. It turns out that home sellers are defying this rule by refusing to sell for less then what they paid. They reject the idea that what they paid has nothing to do with what it’s worth today. This behavior not only hurts these sellers but also has enormous repercussions for the economy in general. Ausitn Goolsbee, a professor of economics at the University of Chicago, discusses this phenomenon in New York Times online edition, and describes the findings of his colleague Professor

princeton nj real estate sellers: Priceton Area Real Estate– 5 Tips For a Successful Sale. - 09/23/07 11:15 PM
This is a true story and the lessons are important for Buyers and Sellers. It all started when the Buyer agreed to a condition in the contract, regretted it later and tried to get out of the contract. As the back and forth went on between the parties the good will and excitement were replaced with negativity and mistrust. Through it all the agents on both sides were performing miracles trying to keep the clients focused on the end goal. After many delays the deal was moving to closing. However there was one more thing the buyer wanted. The home

princeton nj real estate sellers: Princeton real estate blog - what would you like to read? - 09/16/07 03:34 PM
To provide relevant information to my readers I need to understand what issues are on their minds. Princeton real estate blog has two audiences: people who are interested in Princeton Real Estate and my AR colleagues who want to stay on top of their game through this forum. As a real estate professional it is relatively easy for us to come up with content interesting to others in the profession. But what does the public in general want to learn from us? Marketers use Focus groups to get a handle on the consumer wants. I asked one person in my Focus

OK, it's not "real magic", it's -knowledge I want to share with sellers and future sellers to boost their chances for successful sale. Here are several real life cases of sales (they happened to be in my neighborhood) and the lessons real estate sellers can benefit from. Two beautiful homes House #1 had more unique interior features and showed beautifully. It was priced $100,000 higher than House #2. Neither house sold until the price for House #1

princeton nj real estate sellers: Princeton Real Estate -Are the House Prices Up or Down? - 09/12/07 04:38 PM
The questions about the condition of the market are always on the mind of homeowners. Now, with all the credit woes and many predictions of weakness in the economy and possible recession, answers to these questions are more important than ever. Like with many statistical approaches the answer may not be obvious. To better understand the situation, we can look at it in two different ways. The first is to look at the home prices in general; the second is to look at the prices of the same properties that sold both in 2004/2005 and in the last 12 months.

princeton nj real estate sellers: Selling or Buying? Can Emotions Help or Hurt? - 08/30/07 04:48 PM
Buying and selling a home is high on the stress level – almost like changing or loosing a job, divorce and other life's troubles. The difference is that in other aspects of life, emotions can help to energize and lead to a better outcome. It’s rarely the case in real estate. How can we put the emotional energy to work for us and not against us? During home showingsSellers often look for feedback from agents who showed the house. If the comments are positive and the house does not sell right away, sellers get angry and confused as to why. They

princeton nj real estate sellers: Princeton Real Estate - Two More Things For A Successful Sale - 08/30/07 11:12 AM
If you selling a house now, and have an interested buyer and a signed contract, it's important to know how to get to a cussessful close, since there are many steps between a signed contract and closing. This post is about why Contracts and Disclosure are so important and can make a big difference in the outcome of the sale. What is "AS IS" ? Many contracts have a clause that says that the property is sold "AS IS". these two words have a potential for a lot of misinterpretation that can lead to one of the parties cancelling the deal.

princeton nj real estate sellers: Princeton Real Estate - Two Things For A Successful Sale - 08/30/07 08:52 AM
You are ready to celebrate – your marketing was successful and you found a buyer, negotiated a great price and have a contract of sale. Unfortunately, deals can unravel even after this point. To smoothly get to closing there are several issues to keep in mind. In this post I discuss House Inspection – an event that can often lead to a deal falling apart. What can be done to avoid such outcome? The question often comes up, is it better for the seller to inspect the house prior to putting it on the market or wait for the buyer’s inspection.
