      <title>So nothing like showing homes when....</title>
      <description>&lt;p&gt;You are sick! If you are any kind of producing agent, you've no doubt gone out in the field and worked through your issues. It's never any fun to work when you are sick, but somehow it's just not as bad as when I used to work for a company and HAD to show up. Usually it was much easier to call in sick, but once I was in management, it was impossible some of the time to get coverage.&lt;/p&gt;
&lt;p&gt;Not so in real estate. We can show up with our medicated noses, cold flu medicine coursing through our veins and a nice supply of tissue in our pocket or car to keep that runny nose at bay. It's much easier to show up with a lot at stake, AKA commission, then risk the chance of your rescheduling with a client only to find they in fact couldn't wait and made an offer without you. Just have that happen one time and see how it makes you feel about not shakin' it off and showing up.&lt;/p&gt;
&lt;p&gt;How do you all feel ethically about showing up sick though and showing homes to clients? I for one would take my own car and maybe let them know I have a bit of a cold and need to ride alone while they follow in their car. Any feedback?&lt;/p&gt;</description>

      <title> So I've done this....</title>
      <description>&lt;p&gt;On more then one occaision. Somehow I have managed to lock the keys to a vacant home that I was showing IN the house. I think I came out with the part of the lockbox both times, however it didn't seem to have the key in it. Sure, this seems like it could happen at least once, but to have it happen two different times makes me feel a bit absent minded.&lt;/p&gt;
&lt;p&gt;I want to know if anyone else has had this happen, what the conditions were behind the whole thing and if how many times will you admit to this same scenario happening? Having to call the listing agent to let you back into the home, that's assuming they have a key to it, if it's vacant, etc....Anyway, hope everyone is having a good weekend!&lt;/p&gt;</description>

      <title>This is something regarding positive vibes I came up with last night....</title>
      <description>&lt;p&gt;And I got such a huge positive response from my Myspace following, that I thought I'd post it here as well. Here's my thoughts about making a change for the better, I hope you find it useful.....&lt;/p&gt;
&lt;p&gt;&lt;br&gt;------------------------------------------------------------------------------------------------------------------------&lt;/p&gt;
&lt;p&gt;As of late, I have tried a lot harder to put out an even more positive vibe using Myspace. I noticed that my friend have responded to bulletins, comments and mood statuses that have a more uplifting and positive approach. It's led me to think about how positive I've really lived my life up to this point and where there is room for improvement. I've come up with a list of things I want to do or improve on to keep a positive outlook and create more happiness personally.&lt;/p&gt;
&lt;p&gt;I thought I'd share some of them with everyone and feel free to use this list however you see fit. Or pass it along, repost, modify, whatever you want. I really think doing good, thinking positive and uplifting others and helping will make a difference in your own life as well as those you influence. You have a lot of power that you just don't recognize. It gets lost in the daily shuffle, the job, family, stress and other things that eat away at our time, hour by hour, day by day, month after month and year after year. Well, here is my list.&lt;/p&gt;
&lt;p&gt;1. Use your powers for good. Everyone has ability and talent. How you choose to use it is completely up to you. I will choose to use the abilities and talents I was given to make people happy, to encourage rather then belittle and to make a positive difference in the world.&lt;/p&gt;
&lt;p&gt;2. I am going to give when I can to those that need it. I guarantee you, no matter how bad you think you have it, somebody in the world has it worse. And probably a LOT more people then you'd imagine. When I saw I am going to give, it will be in a number of ways. Time. Listening. Advise. Physical help. &lt;br&gt;Money to the guy on the street holding a sign, and not just the loose change in the car, but whatever I feel the need might be. Do you know how much courage and humility it takes to sit on a corner and hold up a sign asking for help? How many of you have had to do that or would even have the courage to do it? Maybe that guy ISN'T a drug addict or alcoholic. Maybe it's not cool to bag on him or tell him to get a job. Maybe he's hungry. Maybe his kids are too, the ones you don't see sitting there with him. Bring him a bag of food or a cold drink. If you want to see what thanks and gratitude are first hand, look into his eyes when you give him SOME kind of help.&lt;/p&gt;
&lt;p&gt;3. Make a difference to a child. I'm sure you've heard this before, but DO something. I was blessed enough to be able to give a barely 2 year old girl the unconditional love of a Daddy when hers had passed when she was 1. Every day when I see that smiling face and hear the words "Daddy!" when I come home from work, I know I've accomplished something huge. Having two wonderful daughters now ia something I never would of dreamed of having and it's one of the things I'm most proud of. Do that for your own kids too. Give them time. So what if it takes 2 extra minutes to listen to their story? Quit telling them to hurry up and talking down to them. Talk to them as equals. Hang on their every word and listen to the wonderful stories their creative little minds make up. Make a big deal about all the little things they make or show you. Listen to your older kids and tell them you understand, relate your past experience and help them through the tough teen years, they are NOT easy. Volunteer to be a Big Brother or Big Sister. So many kids have NO ONE, a single parent may be working 2 jobs just to keep a roof over their heads, and may not be around to give them enough guidance and love. You can supplement that with just a little time. Have you ever noticed that all you have to do to be a kid's best friend FOREVER is just pay attention to them and play with them? How often did you just want your mom or dad to PLAY with you or take you to the park. I was fortunate enough to have parents that did that for us and it meant so much.&lt;/p&gt;
&lt;p&gt;4. Hold onto the special person in your life. Build them up, encourage them and let them know you love them. Tell them, show them and make every day special in little ways. Your kids will pick up on that vibe too. There is nothing more secure to a child then to see your parents showing love to each other. The greatest gift you can give a child is to love their mother. Or father. Be faithful and honest. Give each other the benefit of the doubt and be honest but not angry and vengeful if they hurt you. I know so many couples that talk so bad to each other and with kindness and consideration to EVERYONE else they come across socially or at work. That is wrong and you should be man enough to tell and show your special someone how awesome they are.&lt;/p&gt;
&lt;p&gt;5. Forgive the ones that hurt you. And when I say forgive, I mean FORGIVE. Don't say that you forgive someone if you don't. Wait to let them know you forgive them until you mean it. And then work on how quickly you are truly able to forgive them. Think of a list of people that you might be estranged from right now and go to them one by one and forgive them. And don't expect for them to say sorry, offering an apology just to get one back is ridiculous. It's ok to be sorry, but also remember, it's better to be different then to always be sorry. Make a change and feel the positive effects of that change in your life and the people around you.&lt;/p&gt;
&lt;p&gt;6. Take care of yourself physically. Walk in the morning or evening. Join a gym, they really don't cost much. I know for a fact that there is a connection between your body being healthy and your mind being at peace. Eat a little less, make a few healthier choices. You will live longer, be in a better mood and people will notice that you look healthier, more fit and seem happier. Self esteem is a wonderful thing and we all deserve to be proud of ourselves and our health.&lt;/p&gt;
&lt;p&gt;7. Try to learn something new each day. It doesn't have to be rocket science or something that is going to change the planet. If it does, GREAT! But knowledge is so wonderful. And I think most of you have the internet, so it's not difficult to learn like it was back before there were encyclopedias. &lt;a href="http://www.msplinks.com/MDFodHRwOi8vd3d3Lndpa2lwZWRpYS5jb20="&gt;www.wikipedia.com&lt;/a&gt; is about the best website out there. Anything you have a remote interest in, you can read up on there, The more you know, the more interesting person you can be and have great conversations with people.&lt;/p&gt;
&lt;p&gt;8. Surround yourself with positive influences. Mainly people. I have learned the hard way that people can change a few basic habits, but not the core person they really are. If your friends are not good people, selfish and out to hurt people, they are more then likely going to do it for the long term and could very easily turn on you. Meet new people, be a good listener, get involved in new things and you'll be surprised how nice it is to be around GREAT people.&lt;/p&gt;
&lt;p&gt;9. Get rid of the toxic things in your life. Toxic things are no good and can range from bad relationships, friendships, acquaintances, drugs or alcohol or even just bad habits. Whether you believe in karma, reaping what you sow, or anything else, just believe doing or thinking bad things does not lead to anything good. Positive thoughts and actions, random acts of kindness, those things will bring you the things you deserve and will make you happy.&lt;/p&gt;
&lt;p&gt;10. Work hard. Not just at your job or career, but it everything you do. If you give 80% effort, how much harder is it to give just 20% more and go above and beyond? You will achieve more, receive more and you'll notice people will be proud of you.&lt;/p&gt;
&lt;p&gt;11. Give people compliments. Everyone loves to hear something nice about themselves and so many out there never get that. Find something GREAT about someone and let them know about it. Even if you just like their outfit, or car, or you think their kid is cute, tell them! It will probably make their day.&lt;/p&gt;
&lt;p&gt;12. Smile and say hi to someone. Have you ever noticed when you walk past someone in a hallway, you, them or both will usually look down, up, sideways or at your watch or phone so you don't have to make eye contact? Why not look them in the eye and say hello? It makes me feel good when someone actually does that, it's weird that it's a rarity rather then the norm.&lt;/p&gt;
&lt;p&gt;13. Be courteous as often as you can. Hold the door open for someone. Help and older person who might need some help physically. Give the open parking space to the person across from you who is waiting too. Give a slightly larger tip to that good waitress or waiter, it's only a couple extra bucks right? Any of these things will probably give them a good story to tell about you later and make them feel special.&lt;/p&gt;
&lt;p&gt;14. Be organized and clean. I know I feel a lot better when the house is tip top, the dishes are done, the beds are made, nothing is on the floor, the counters and table are dusted and clean. Your environment you live in really contributes to your mood. My worst is keeping the car clean, washed, vacuumed and clutter cleaned out, even the trunk! That's on my list this week!&lt;/p&gt;
&lt;p&gt;15. Use your words. Make them count. Everything we say has the ability to build someone up and make them feel good about themselves. Likewise, words can destroy and hurt. You are more powerful then you think, so use them wisely.&lt;/p&gt;
&lt;p&gt;Every day is a gift, and one that cannot be returned or exchanged. There is absolutely nothing you can do about yesterday, the day before, and anything in the past. You can and do control the future and I for one plan on using the time left on the Earth, HOWEVER long it is, and we never know how long we have left, to CHOOSE to be powerful and make a positive difference in my own life, the lives of my children and wife, my family and friends, and everyone I have the pleasure of knowing here on Myspace.&lt;/p&gt;
&lt;p&gt;Please feel free to repost this in blogs or bulletins, I'd love to get something positive and help others for a change. This beats Mafia Wars, notes about Tom deleting your page or all the other little things we worry about all the time.       <description>&lt;p&gt;Have you had at one time in your best year in real estate? And even more importantly, how many of them actually closed and what did you have to do to keep your sanity during all of this?&lt;/p&gt;
&lt;p&gt;I was fortunate enough to have 14 residential homes pending and waiting to close. It was so hard keeping them all straight and yet nothing major happened to jeopardize any of them from closing. I was going over the new figures each time another offer was accepted and turned to pendings. I was always told not to count commissions until they were in hand, but this time it all worked out over a period of about 60-90 days.&lt;/p&gt;
&lt;p&gt;So how many did everyone have on the hook at once during the hottest market you've ever been in? Did you find it hard to juggle so much at once and not lose good service?&lt;/p&gt;</description>

      <title>Myspace, Facebook, neither, both or other....</title>
      <description>&lt;p&gt;Which ones are YOU using to gain more business? I have been using Myspace since 2006 and signed up for Facebook this year as well. It's amazing how many agents I run into that don't use ANY of the social networking sites to gain business and increase their sphere of influence.&lt;/p&gt;
&lt;p&gt;And why wouldn't you? It's free, has a relatively easy learning curve and even&amp;nbsp;pretty fun. I've met some amazing people and friend on there, business contacts and closed about 15 homes from being on there for 3 years with more to come.&lt;/p&gt;
&lt;p&gt;So, who is using Myspace or Facebook, both or neither and why? I have a sphere now of about 12,000 between the two which is about 100 times the number of past clients I've helped in 6 years in business. The numbers make sense, what would hold everyone back from using it?&lt;/p&gt;</description>

      <title>At the risk of not sounding like a team player....</title>
      <description>&lt;p&gt;I personally don't care for weekly sales meetings. I hear they are good for comraderie, knowing about the office listings, pushing your own haves and wants, etc.... I find them to be a waste of time though and more often then not, they take away an hour or 2-3 with the following tour that I could be doing much more productive things.&lt;/p&gt;
&lt;p&gt;As a Realtor with a usually higher level of production, I am amazed at how much time agents socialize in the office or at meetings. When the market is tough like it is, you'd think everyone would be digging in, locking themselves in their office to make calls, send emails or regular mail to their sphere or out in the field meeting new people to add to their sphere. I add about 65 people a day on average to my sphere of influence using social networking. I would probably add 2-5 a day if I spent as much time as agents in my office BS-ing in the copy room and going on tours and free lunches offered by lenders and title people.&lt;/p&gt;
&lt;p&gt;Do you all feel that socializing in the office is out of hand or that most agents just don't know how to go about effectively using their time they have? I am all for a good quality of life and I think I'm pretty balanced with work, family, owning and promoting our other business, Exquisite Home Tending and taking care of myself with exercise and personal ME time once in awhile. How do you all deal with the freedom of schedule and are you PRO sales meeting or CON?&lt;/p&gt;</description>

      <title>So who would you blame MORE in this scenario....</title>
      <description>&lt;p&gt;The house we home tend in Boise is amazing, 4400 SF, views of downtown Boise, wonderful place for us. And FREE since we own our Home Tending company. It's on the market and overpriced, so we've been fortunate to be here since NOV. 2008 with little showing interruption.&lt;/p&gt;
&lt;p&gt;However, we recently found out the builder routed the sewer lines to the wrong place and waste water as well as dirty dishwasher and clothes washer water was going into the storm drain and heading toward the river. They had to shut off our sewer and we are without some of the basics until they can fix this MON and TUE.&lt;/p&gt;
&lt;p&gt;The owner who lives out of the area doesn't want to pay for the repairs since she wasn't the one who hooked up to the wrong thing. The builder is blaming the city because the inspector approved it prior to closing. So who is responsible for the cost of this? Our home tending contract states the seller is responsible for all repairs over $50 but meanwhile, while seller and builder debate who has to pay, we are stuck without usage of the bathrooms!&lt;/p&gt;
&lt;p&gt;We are forced to agree to a payment plan with the company who will fix it all up to the tune of $5k. Or else find another home to home tend, which is possible, but not what we'd ideally like to do. I am just hoping the city is forced to bear the cost since they approved it this way. What would you all do if you were in this position?&lt;/p&gt;</description>

      <description>&lt;p&gt;Who has some good movies that are either Realtor related or real estate related in general? I love movies where I see someone doing Realtor type things because I can relate to it so well after 7 years in the business. I saw one with Eddie Murphy about a haunted house, but can't seem to remember the name. Then of course, there is always Stepbrothers with Will Ferrell where his brother is an obnoxious Realtor, not a family movie, but REALLY funny if you like the crude humor.&lt;/p&gt;

      <description>&lt;p&gt;The internal battery is gone on those bad boys? I haven't had any of mine completely die yet, however I couldn't get one unshackled from the door of a listing that my seller pulled off the market. Who used the blue Supra lockboxes and have you ever had any of them die completely or quit working? Does the local MLS replace them or do you have to just buy new ones once the battery dies? Or can they be recharged, any ideas?&lt;/p&gt;
&lt;p&gt;I guess if they only last so long, then it might be better to buy combo boxes that don't die, and just post the combo in the agent remarks on the listing. I know a lot of REO listings use these for whatever reason, not sure why they seems to all use them rather then the standard lockbox. Anyone have an idea on that either? Thanks!&lt;/p&gt;

They will feature a Realtor partner that they work with and it's a web based program that gives the potential buyer a login and username as well as the agent and lender having access to a main page. Show's when their prospects log in, what they are searching for and also a notebook that they may log notes about properties in.&lt;/p&gt;
&lt;p&gt;I used this a few years back and was wanting to see which lenders are using it, I don't remember if it was exclusive to a certain company or not. Anyone know a lender who offers it, or have you used it yourself?&lt;/p&gt;</description>

      <title>The craziest listing you ever had, can anyone beat a CHICKEN COOP?</title>

&lt;p&gt;I know you are thinking that either I am lying, crazy or a combination of the 2, but I know for a fact, that a former chicken coop was listed on our MLS and possibly even sold at one time.&lt;/p&gt;
&lt;p&gt;No, I was not the offending agent who took this listing. I have taken some pretty poor listings in my day including manufactured homes on rented lots (Never again!) but this one really took the cake.&lt;/p&gt;
&lt;p&gt;An agent in the office I was with at the time had this crazy listing in the worst area of Nampa, Idaho, also known as North Nampa, where all the wanna be gangsters hung out, sprayed their gang symbols on anything they could find and generally underachieve wherever they saw fit. On our Tuesday tour of homes that day as a young rookie agent for RE/MAX Nampa/Caldwell, I saw the worst listing I've ever seen.&lt;/p&gt;
&lt;p&gt;Not that this wasn't a clean and tidy chicken coop. The only major flaw I saw that it had was a burn mark on the indoor/outdoor carpet in the perfect shape of an iron. So I guess they had been ironing clothes on the reasonably flat and straight chicken coop floor.&lt;/p&gt;
&lt;p&gt;Anyway, as far as I can recall, this thing was listed under $50k and obviously had been made habitable. There was at least 1 indoor bathroom, plus whatever the lot size was. The ceilings weren't quite up to code, but they were at least 6 ft. as far as I could tell, and it did have a few windows to go along with the one door. There were no chickens present that day, but I am sure it would have made quite the bachelor pad for Foghorn Leghorn or Howard the Duck.&lt;/p&gt;
&lt;p&gt;Anyway, what is the strangest thing you have ever seen listed on YOUR MLS? I want to know if anyone has seen anything worse or more interesting then this!&lt;/p&gt;

      <title>What do you do when your broker beats up an agent in your office?</title>
      <description>&lt;p&gt;Yes, this actually happened in my office, which of course will remain nameless. This was one of my earlier places I hung the license. This broker was a loose cannon to say the least, and after the cops came to get both sides of the story, what a mess.&lt;/p&gt;
&lt;p&gt;From what I recall, no one was arrested, but punches were thrown, obscenities were screamed and luckily, I wasn't one of the agents who had a client in the office when it all went down. I would have probably left to a new office shortly thereafter as a few agents did.&lt;/p&gt;
&lt;p&gt;So who has a less than balanced broker and how do you deal with it? I made sure I was always hustling and producing, so luckily my broker liked me and pretty much left me alone. What do you do when you feel you can't go to your broker about issues you may be having because he or she might lose it on you? I guess move to a new office huh?&lt;/p&gt;

      <title>Do you earn your commissions from QUALITY or QUANTITY?</title>
      <description>&lt;p&gt;I don't know about everyone else, but for most of my real estate career, it's been quantity over quality so to speak. I've been fortunate to earn six figures in Idaho of all places multiple years. But it was not due to selling huge tracts of land, ranches or mansions. It's been helping every family I can regardless of price range.&lt;/p&gt;
&lt;p&gt;So it's been pretty rare to close anything over $300,000 in sales price. I practiced mainly in Canyon County which for the most part is 2 communities of about 90,000 and 40,000, plus the occaisional venture over to Boise where the prices are a bit higher. At least they were before the slump!&lt;/p&gt;
&lt;p&gt;So is everyone working harder for less, or do you have time to give more attention to detail and making up for fewer sides with better service and staying about the same on income? I'm curious as to what's going on all over the country.&lt;/p&gt;

      <title>I want to know how many agents are still....</title>
      <description>&lt;p&gt;Advertising in real estate magazines or newspapers? I used to do the Real Estate Book for years, and then when the market started going quite a bit downhill, I got rid of the $500 a month bill for a full page monthly ad. The calls had long since dried up and I was wondering if all buyers were doing everything online now.&lt;/p&gt;
&lt;p&gt;So who still advertises each and every month in real estate magazines and why do you keep at it? Which magazines are working for you and about how many deals a year do you realistically close from it?&lt;/p&gt;
&lt;p&gt;Not everyone has been a party to over 125 deals in a career, which is the case for myself. Some haven't even done 25 I'm sure.&amp;nbsp;So when you don't have a past clientel that keeps you busy with their calls, you HAVE to get your name out somehow. Is print media a big part of that for you newer agents?&lt;/p&gt;</description>
