        is approved for the temperature of the system. The discharge pipe shall 
        be the same diameter as the safety or relief valve outlet. Safety and 
        relief valves shall not discharge so as to be a hazard, a potential cause 
        of damage or otherwise a nuisance.&lt;/p&gt;
      &lt;p&gt;The discharge pipe needs to be long enough to be within typically 6 inches 
        of the floor. If the pipe is undersized or made of an inappropriate material,

As you can see the scorching to the wire is of particular concern. An electrician was called in and found that the complete replacement of the panel was required. Cost - $1,550.00&lt;/p&gt;&lt;p&gt;This was a recent condo conversion. It appears that the electrician doing the conversion accidently loosen some fitting during the process that caused the scorching and deterioration to the wiring.&lt;/p&gt;&lt;p&gt;This panel was located near the entrance. Should a fire have started at the panel, the occupant could not readily leave the unit.         &lt;p&gt;For many people, household  allergens can cause a variety of symptoms, including sneezing, watery eyes,  coughing, and shortness of breath, and may be a contributing cause of asthma,  especially in children. However, it is possible to minimize the effects of such  allergens by taking steps to control their presence and dispersal in the home.
        &lt;p&gt;The most common household  allergens include dust mites, mold, mildew, pollen, and pet dander (dried  flakes of skin shed by pets, particularly cats and dogs). Effective control  relies on a combination of measures that, when used properly, will reduce the  levels of allergens&lt;/p&gt;
        &lt;ul type=&quot;disc&quot;&gt;
          &lt;li&gt;Increase ventilation to the home. Opening windows       whenever possible promotes good air exchange and will reduce the       concentration of airborne allergens, especially pet dander.&lt;/li&gt;
          &lt;li&gt;Wash bedding and stuffed toys once a week in hot       water to control dust mites and cat allergens in particular. &lt;/li&gt;
          &lt;li&gt;Keep pets clean and well groomed to control       dander.&lt;/li&gt;
          &lt;li&gt;Use mite-resistant mattress covers and pillow       covers and wash these frequently.&lt;/li&gt;
          &lt;li&gt;Dust and vacuum regularly and use micro-filtration       or HEPA filter vacuum bags. Wearing a dust mask while dusting and vacuuming       is also a good idea.&lt;/li&gt;
          &lt;li&gt;Consider removing wall-to-wall carpeting and use easily-cleaned       area rugs instead, particularly in bedrooms. &lt;/li&gt;
          &lt;li&gt;Make sure bathrooms, especially those with       showers, are well ventilated. Open the window and use exhaust fans that       vent to the outdoors to prevent a buildup of moisture, which can encourage       growth of mold and mildew. &lt;/li&gt;
          &lt;li&gt;If possible, reduce indoor humidity to 50% or       less by using room dehumidifiers or the dehumidifier feature available       with many central air conditioning systems. &lt;/li&gt;
          &lt;li&gt;Clean or replace furnace and central air       conditioner filters on a regular basis. Make sure that air conditioner       drain pans are clean and allow the water to drain properly.&lt;/li&gt;

These  items are normally designed to vent the CO to the outside, but harmful interior  levels of CO can result from incomplete combustion of fuel, improper  installation, or blockages, leaks or cracks in the venting systems. &lt;/p&gt;
    	  &lt;p&gt;Homeowners can take action  against potential carbon monoxide poisoning by taking the following steps:&lt;/p&gt;
    	  &lt;ul type=&quot;disc&quot;&gt;
            &lt;li&gt;Have all fuel-burning appliances professionally inspected       yearly, preferably before the start of the cold-weather season when       heaters and furnaces are first used&lt;/li&gt;
    	    &lt;li&gt;These appliances include gas stoves and ovens,       furnaces and heaters, water heaters, generators, and clothes dryers&lt;/li&gt;

    	    &lt;li&gt;Never use gas stoves or ovens to heat the home,       even temporarily&lt;/li&gt;
    	    &lt;li&gt;Do not start or idle a vehicle in a garage, even       with the outer garage door open&lt;/li&gt;
    	    &lt;li&gt;For additional protection, purchase a CO detector       (either battery operated or plug-in) and follow the manufacturer&#8217;s       instructions for proper location and installation&lt;/li&gt;
    	    &lt;li&gt;Learn what to do should the CO alarm activate: If       anyone in the home experiences symptoms such as fatigue, dizziness,       blurred vision, nausea, or confusion, everyone should leave immediately       and seek medical attention. 		When in doubt, ask the sellers. But be wary when they say they&amp;rsquo;ve corrected

		says double-glazed windows that fog up due to faulty seals may look unattractive,
		but it&amp;rsquo;s rarely cost effective to replace them if energy savings are
		the only goal.&lt;/div&gt;

		the floor. If it rolls away quickly, call an expert.&lt;/div&gt;

      <description>Tankless water heaters are becoming more and more popular due to their size and potential energy savings.

We've heard good and bad feedback regarding their performance.       <description>&lt;p&gt;Had&amp;nbsp;an inspection two weeks ago, and due to inclement rain every one was late besides myself.&lt;/p&gt;&lt;p&gt;I inspected the exterior and awaited the arrival of my clients and realtor.&amp;nbsp; When they arrived we&amp;nbsp;quickly reviewed the exterior and went into the home and continued the inspection process.&amp;nbsp; I noticed that the client appeared concerned when we discussed the maintenance of the exterior siding.&amp;nbsp; But as they had no questions we continued on.&lt;/p&gt;&lt;p&gt;In the basement I started to describe how to properly maintain the new oil furnace&lt;/p&gt;&lt;p&gt;Buyer said &amp;quot;oil&amp;quot;? The listing agent should notify the seller of these expectations. The following suggestions will help get the home ready for the home inspection, and minimize the need for the home inspector to make a return trip to the home, which may cost an additional fee. &lt;/p&gt;&lt;ul&gt;&lt;li&gt;All utilities need to be turned on (available to the device) and all gas appliances need to be ready to run (pilot lights must be on). &lt;/li&gt;&lt;li&gt;Access needs to be cleared to areas like attics, crawl spaces, electric panels (main service panel, disconnects and sub-panels), water heaters, furnaces, air conditioners etc. &lt;/li&gt;&lt;li&gt;Closets need to be cleared if access areas, such as to the attic, are located within closets.               &lt;li&gt;Grading &#8211; Ideally, the crawl space grade should       be higher than the outside surface grade, and grading around the home&#8217;s       perimeter should always slope away from the foundation &lt;/li&gt;
	          &lt;li&gt;Ventilation &#8211; Especially in colder climates,       crawl spaces should be ventilated to the outdoors as well&lt;/li&gt;
	          &lt;li&gt;Vapor barriers &#8211; depending on the climate, using       a vapor barrier on crawl space floors will aid in controlling excess       moisture&lt;/li&gt;
	          &lt;li&gt;Vent wells &#8211; Vent wells should be used if       foundation vents to the crawlspace are fully or partially below grade&lt;/li&gt;
