Now is truly a great time to buy a bank owned home. One area that is often neglected in a REO is the AC system. Many REO's have been unoccupied for an extended period of time. Because of this the AC system is generally neglected; filters aren't changed, the system is set to high or turned off altogether, condensation lines fill up with gunk. It is a wise decision to the have the AC system inspected before or just after the house is purchased. They should check for proper Freon pressure, leaks, cleanliness of the coil, etc... Did you know that low levels of Freon can cause the AC system to ice up; this can lead to water damage and very warm houses. If the inspection finds a dirty coil definitely have it cleaned. A dirty coil reduces efficiency of the AC system and reduces the air quality of the home. A clogged condensation line can pour gallons of water every day into your home without you noticing.
While you have an AC tech at your home make sure you have an overflow valve installed to shut the system down when the condensation pan overfills. It is also a good idea to have a bleach port added so you can flush the condensation line every month when you change your filters.
