Today, I am still working on my main database. Everyday I do a couple more letters of the alphabet. I write them asking if they are still interested in buying or selling a home in Las Vegas. I updated my profiles on Active Rain and Trulia. I put my references down on both of them. I set my account up for a blog on Trulia and put Active Rain as one of the websites. I was eager to learn, and I set this day aside to learn on the Active Rain site. I saw a post that says current neighborhood expert but, I can at least try to give them a run for their money. So, I decided to register for a class for this purpose. It was about 9:00 and I had an hour to wait for it to begin. I did some other things and came back to the site at 9:50. On day 3 I finished cleaning up my databases. I copied all of them to my MLS data base so that it would be easier to email them. I wrote a blog about 15-30% cap rate investments. I seperated the clients with addresses from the one with only email addresses. On day 4, I started to contact clients and contaced an old friend who does seminars. He is doing a seminar in Las Vegas on Dec 5th for four days. I emailed him 100 sfr listings and 100 condo listings. The clients at the seminar will put multiple offers through me.

One thing I have learned about the IRS is they change rules at their own whim. I was audited and this happened to me. If you're a real estate investor and you deduct the mortgage interest and expenses you paid on an investment property, and you are a real estate agent, you can only claim up to 25000. I was under the impression that you could claim whatever it was. When I was audited the IRS agent said she had just come from a meeting to discuss this deduction. Employers need to create 120000 new jobs a month just to maintain the current unemployment rate of 9.8%. All sectors cut jobs last month.
