We go through the basics of what they should expect during the process, make suggestions on the inspections they should anticipate getting under various circumstances, show them how to establish their household budget, and so on. Maybe this is because of all the incredible incentives Rogue Valley home buyers have available to them, such as the $8,000 first time home buyer tax credit set to sunset November 30, 2009, the City of Medford’s Down Payment Assistance program that gives matching down payment funds and closing costs up to a total of $15,000 to eligible first time home buyers purchasing a home in Medford, or the recently/soon to be released Neighborhood Stabilization Program that gives matching down payment funds and

The next "ABC's of Homebuying" HUD approved course for first time homebuyers is coming up this Saturday December 13, 2008 from 9 a.m. - 4 p.m. at Rogue Community College in Downtown Medford. Not only is this is the required course for several first time homebuyer programs, but it is a great source of information for the first time homebuyer AND buyers who are re-entering the market after being on the sidelines of the real estate market for several years. In the almost 25 years I've been in the real estate and finance world, I've come across many programs that effectively contribute to sustainable homeownership for owner occupants. These programs may work for buyers qualifying for Conventional, FHA, VA, even Jumbo loan programs, but most require buyers take fixed rate loans, not adjustable or interest only loans. Most require the buyer not to have owned a home in the past three years, have low-to-moderate income for their area, and attend an approved Homeownership Education Program. Homebuyer education courses can be an invaluable tool for the First Time Homebuyer. They provide details on the many facets of homeownership, from preparing for the process, through the house hunt, all the way through to responsibilities of maintaining homeownership. Not all homebuyer education classes are the same. Many real estate brokers and lenders provide these courses, but most are not approved by HUD. HUD has two homebuyer's education course curriculum and has approved Housing Resource Centers throughout the country who facilitate these programs. It's that time again! Every two months, Southern Oregon Housing Resource Center/ACCESS Inc. puts on the HUD approved "ABC's of Homebuying" course at Rogue Community College campuses, alternating between Medford and Grants Pass. The next class will be on December 8th from 9 - 4 at the Medford RCC Campus located next to Mattress Land. The cost to attend is $35 which includes the course materials, and a partner may attend for free and share those materials. HELP! I am a first time homebuyer, and I don't know where to start! Most of my friends and family have bought homes, and they all have stories and opinions to share with me, but I AM SOOOOO CONFUSED!!!! Every time I open a newspaper, go online, watch the news, or listen to the radio, I am bombarded with "Real Estate Market Crash" and "Mortgage Meltdown". But, then I hear Industry Professionals saying "Now Is The Time To Buy". First Interest Rates are going UP, then they are going down. I feel like I am on a rollercoaster!
