This collabortive effort between multiple agencies has led to the construction of 50 affordable homes in Guanajuato communities, 200 Lorena Stoves and 6 playgrounds. I am a big fan of the Oregon Bond loan program for first time home buyers. It has been very sad not having this tool in my chest, while the State of Oregon grappled with the stagnant bond market, unable to sell the bonds that fund this program except for a few higher priced buyers in the bond market. It looks like the proposed revisions for the USDA Guaranteed Rural Housing program may go in to effect January 20, 2009 for their programs. If so, Southern Oregon home buyers looking to purchase a qualified property outside of the Medford and Central Point city limits will fall in to only two income categories vs. the many we have been using. For example, presently the income limits for qualifying USDA Guaranteed Rural Housing Home Buyers in Ashland, Talent, Phoenix, Jacksonville, White City, Eagle Point, Shady Cove, Trail, Gold Hill and the surrounding rural areas would be qualified using the following income chart:

Rogue Valley Community Development Corporation announced this week that they will have an informational meeting on the 15 affordable housing units they plan to build through their Mutual Self Help Housing Program in Verde Village in Ashland. Rogue Valley Community Development Corporation's Terrace Court Project in Ashland, Oregon on Siskiyou Blvd between Park Street and Normal Avenue is well on its way to completing the second group of homes in this project, 6 townhome style units on Siskiyou Blvd. at Park Street. There is an International Affordable Housing Program being supported by The Rotary Club of Ashland to promote affordable housing internationally. This is the Guanajuato Housing Project, a project that like Habitat for Humanity, requires an investment by the home's recipient. The homeowner must own their own land and build their own home, a home which will cost $2,600 US to build. The Rotary Club of Ashland raises $650 per home, the City of Guanajuato also contributes $650 per home, then the State of Guanajuato matched that $1,300 each per home. The City of Ashland and Developer Doug Irvine have been in discussions over the possible trade of land. Doug Irvine is interested in acquiring a 2 acre parcel of land within Westwood Park plus three residential lots on Strawberry Lane, for which he will in return trade 10 acres of land he owns on Clay Street.
