We've been patiently awaiting the release of this Making Home Affordable Refinance program for the many homeowners who have wanted to refinance their home loans to get today's lower interst rates, but could not do so due to their home's current market value. Market values will still be an issue for many homeowners, as the Home Affordable Refinance program will only lend between 80-105% of a home's current value. PAtience is still required, as lenders get their systems ready for this program type, but we've received word from several who are accepting these files and are releasing their pricing on it. … (4 comments)

If other mortgage companies have been anything like mine, it's been a pretty busy time these past 4-5 weeks! When the 30 year conforming fixed rates being locked in hit the mid-high 4's, the phones lit up like I haven't seen in a while.
Well, they are still lighting up, with homeowners and investors trying to catch the tail end of this dip in mortgage interest rates before they are gone. Here it is October 6, 2008, and did you know you can still get a 30 year fixed rate Jumbo loan up to $600,000 (fully qualifying) up to 80% loan-to-value with an interest rate of 6.125% (6.253% a.p.r.)? Or, how about up to 90% loan-to-value, self-insured (lender pays for the private mortgage insurance), with an interest rate of 6.50% (6.631% a.p.r.)? For buyers purchasing or refinancing in Ashland, Jacksonville, Southwest and East Medford, and purchasing or refinancing waterfront or "gentleman farm"/mini ranch property, these higher loan amounts can come in handy.

Yes... I AM in the business to help borrowers obtain mortgages. Once again, I have talked myself right out of a transaction. This isn't the first time, nor will it be the last. Why, you might ask? Because, although I AM in the mortgage business, more importantly, I am a Mortgage Consultant. My job is to listen to a borrower's circumstances, ask pointed questions, and make my recommendations according to individuals needs, wants and goals. Sometimes, that recommendation is "don't do it". Sometimes, there may be several variables at play leading to several possible options. It can be like working through a maze.

Have you heard of the Grape Street Village Project being built by Rogue Valley Community Development Corporation (RVCDC) at Grape and 11th in West Medford? Unlike the Mutual Self-Help project RVCDC is building in Ashland, this project will only require 100 hours of sweat equity from the buyers. These will be patio style homes that the homeowner will own, but the land will be held in perpetuity by RVCDC's land trust, which is how the prices have been held down... if you don't own the land, your price is lower.
