There are options out there for struggling homeowners, albeit only a few truly helpful to these families trying to figure out how to stay in their homes. One program is the Streamlined Modification Program, a legitimate program that represents the efforts of a collaboration with the Federal Housing Finance Agency, the Department of Treasury and the members of the HOPE NOW Alliance. Some changes were announced last week for this Streamlined Modification Program: "On Friday December 12, Fannie Mae announced more specific details about the Streamlined Modification Program (SMP) that was announced by the Federal Housing Finance Agency (FHFA) on November 11.

Maybe you don't need the equity from your present home in order to purchase the next one. In this case, I don't think Pros & Cons are needed, just a "congratulations - good for you"! There have been some underwriting guideline changes that you will need to know about if you are going to be financing the new purchase: Fannie Mae's most recent instruction to lenders on how to handle a borrower's income producing property, including a principal residence that will be rented out: "Verify the net rental income or loss with the borrower's most recent signed federal income tax return

Seller Funded Down Payment Assistance programs are being eliminated as allowable sources of down payment. As of December, 2007, FHA programs will still allow AmeriDream and Nehemiah Seller Funded Down Payment Assistance programs as acceptable down payment sources, but only until February 28, 2008 for AmeriDream. Fannie Mae and Freddie Mac do not accept Seller Funded Down Payment Assistance as acceptable down payment sources on their programs.
