mortgage: Do We Really Believe Mortgage Servicers Will Regulate Themselves?!?!? - 04/20/11 12:26 PM
I came across an article by First Tuesday about the banks regulating themselves in the current environment we are in. I can vouch that this is NOT an acceptable solution, as we HUD Housing Counselors continually run in to situations where the Big Banks do not abide by the rules, guidelines and laws they've agreed to follow. States and their Attorney Generals are working toward resolving the many gaps in our systems to make protection available to our consumers, but we aren't quite there yet. I agree that accountability and restitution are indeed part of the equation that appears to be

mortgage: The Road To Homeownership – 5k, 10k, Marathon, Triathlon… - 11/13/09 03:19 PM
The road to homeownership is different for each buyer. For some, it may be a walk in the park filled with wonder and beautiful sights along the way – a quick, uneventful, on-time closing. An experience, learning about the various species found, or re-visiting a favored path– learning about loan programs, different types of inspections involved, insurance policies, etc. for the first time home buyer; re-familiarizing themselves with the process and up-to-date changes for the move-up buyer and investors. Some home buyers, they may find their road to homeownership is like a 5k run. A bit of effort involved to

mortgage: Have You Been To The Jacksonville Inn in Historic Jacksonville Oregon? - 07/29/08 03:35 PM
A local phenomenon, if you enjoy fine dining, you MUST go to The Jacksonville Inn. This was the first restaurant we dined at when arriving in Southern Oregon, and the one we have frequented most since moving here in 2004. Not only is this wonderful restaurant offering fabulous, creative food selections, they have one of the best wine selections in the Rogue Valley. I know they'll have some of our favorite wines in their Wine Shoppe for us to serve at our own dinner parties, and I'm often stocking up there. Knowing we have enjoyed every meal we've been served, we

mortgage: Have You Been To Porter’s Restaurant in Medford Oregon? - 07/29/08 01:57 PM
You'll find many locals winding down after work with friends or enjoying a great steak at Porter's, a voted a 2006 Reader's Choice favorite in the Mail Tribune for several categories. This historic train station is a great place to dine, enjoy cocktails, even hold small company celebrations as we have done. And, as I discovered last year, it is one of the few restaurants located in Downtown Medford that are open on Mondays! See you out there! There is new green, affordable housing available in Ashland Oregon. Seven energy efficient condos constructed of interlocking concrete forms are on the market for $239,000-$269,000 containing many environmentally-friendly features and sustainable building materials. With sizes of 600 to 1,000 square feet, they are designed to meet the needs of the single person or two-person household. Located at Iowa and Garfield streets, close to Southern Oregon University, this is a great Ashland location for students and university staff alike. mortgage: “Do You Finance Log Homes in Oregon”? - 06/27/08 12:09 PM
I received a referral last week to a person who owns land just outside of Ashland, Oregon in the beautiful tree covered countryside. They bought this land a few years back, and have an outbuilding/shop/living-quarters on it where they'd been living while preparing to build their dream home. At first, they thought they would put a manufactured home on it, but then decided to put a log home on it instead. There are many homes like this spotting the landscape in the mountains surrounding the Rogue Valley. A log home company, Homestead Log Homes, is located right here in Medford Oregon

mortgage: TOP Five Reasons We Relocated to the Rogue Valley - 04/25/08 10:07 AM
2003 was a year of transition for us. My husband was in between jobs, and really didn't want to work for anyone else anymore. For years he watched, and for a while participated in, the hard work and satisfaction that came from my mortagage/real estate business. The time had come to pursue his dream, and we switched gears, looking for a business to purchase instead of a job for my husband to go to. What we were finding in Southern California was disheartening, but we realized this was not a disappointment, this was an opportunity! We had been prowling all over

mortgage: Where Do We Go From Here Jackson County Oregon? - 01/02/08 12:45 AM
Like Alecia Barnes, a real estate broker in Albany, Oregon, I believe that 2008 is going to be great. Well, here in Jackson County, Southern Oregon, the residents of Ashland - Talent - Phoenix - Jacksonville - Ruch - Medford - Central Point - White City - Eagle Point - Shady Cove - Gold Hill - Rogue River are doing okay. The market slow down has driven many property owners to reconsider their "profit taking sales". Those property owners that must sell, with proper preparation and pricing, are doing so. (Go to http://www.jacstats.com/ for additional information) Yes, sales of residential housing will likely remain slower

mortgage: Are We There Yet? - 12/12/07 02:20 PM
http://www.flickr.com/ "Are we there yet?" Apparently not, since the Fed has deemed it necessary to participate in not only a domestic, but a Global, Bail Out due to our illiquid credit markets. "How long will it take us to get there?" It might be a while yet - like with our road trips, it may depend on how many times it is necessary for us to stop to relieve ourselves, with the dropping of the fed funds/discount rates and the sale of short term funds to protect the identity of banks suffering liquidity crisis's. "How much longer?"

mortgage: Is Your Congressperson Working For YOU On H.R. 3915? - 11/28/07 10:02 AM
I must say, I am very impressed with our Congressman, Greg Walden. One of the promises I made to myself when moving to Southern Oregon was to take the extra time I now found I had on my hands after sticking to one business, the real estate finance business, and get more involved in the community of our new home/businesses. I read our daily newspapers, the Mail Tribune/Ashland Tidings, make a concerted effort to attend community meetings, read the results of our elected officials' votes on State and Federal Bills, and write letters to my Congresspersons and Senators so they hear from their

mortgage: Solution to Debt Consolidation May NOT Be to Refinance - 11/26/07 05:35 PM
Yes... I AM in the business to help borrowers obtain mortgages. Once again, I have talked myself right out of a transaction. This isn't the first time, nor will it be the last. Why, you might ask? Because, although I AM in the mortgage business, more importantly, I am a Mortgage Consultant. My job is to listen to a borrower's circumstances, ask pointed questions, and make my recommendations according to individuals needs, wants and goals. Sometimes, that recommendation is "don't do it". Sometimes, there may be several variables at play leading to several possible options. It can be like working through a maze.
