quality home loan: What Does One Do In Southern Oregon When The Economy Is Slow? - 03/12/09 12:16 AM
I learned today that there are some people with great talent who due to being retired and/or unemployed have found a way to serve a growing need in the Rogue Valley. ACCESS, Inc. is our local non-profit community action agency, and their Southern Oregon Housing Resource Center is the HUD approved counselor for seniors seeking reverse mortgages and for homeowners in need of foreclosure counseling, as well as the administrator of local down payment assistance programs and the "ABC's of Homebuying" class for first time home buyers. With the huge increase in demand for these services, ACCESS had to

quality home loan: Southern Oregon Social Networking Addicts – Want To Meet Your Peers? - 03/10/09 03:28 PM
Here in Southern Oregon, social networking is taking hold. From Active Rain to Facebook to Twitter, more and more people are discovering the benefits and enjoyment to be found in social networking. What about the personal contact, though? I'm hearing about peer groups meeting around the US to keep the personal contact in the equation. So, fellow Southern Oregon Active Rainers, want to meet each other in person once a month? How about Southern Oregons on Facebook? Or Twitterers located here in Southern Oregon, how about you? A couple of my favorite Twitterers, @inProgress and @inWorship have tweeted me about this

quality home loan: Have You Been To Camelot Theatre In Talent Oregon? - 03/09/09 10:40 PM
One of the things my husband and I used to do a lot before the wee babe (now bigger than their one grandmother, and headed to overtake the other in height soon) came along changing our entertainment choices from small theater dramatic performances to Disney movies and the Circus. Here we are discussing possible career choices and their associated schooling, and we realized "Woohoo! No more Kidz Bop in the car...no more Disney movies." We can go to First Friday Art Walk in Ashland and Third Friday Art Walk in Medford. We can go to the theater. And we can do

quality home loan: Rotary Club Of Ashland Oregon Holding Wine Raffle - 03/05/09 11:12 PM
It's that time of year again! The Rotary Club of Ashland Oregon is holding its annual Wine Raffle Fundraiser. Want to enjoy a truckload of wine? Southern Oregon Wines as well as many others? The members of the Rotary Club of Ashland Oregon each donate two bottles of wine (that's usually over 250 bottles, folks!), and there are some exquisite tasting wines included. I'm probably going to bring a couple of bottles of Agate Ridge Vineyard's award winning Petit Syrah to go with the Roxy Ann wines that are liekly to be in the truck. If you twist my arm, I

So, first time home buyers who have not yet filed their 2008 federal income tax return and your escrow for

quality home loan: Fannie Mae & Freddie Mac Up The Ante For Jackson County Oregon - 02/23/09 03:02 PM
In this game of a mortgage industry we seem to be playing, a change in "da rules" was announced today by the Federal Housing Finance Agency. Jackson County Oregon is deemed to be a "high cost area", and so has had the loan limit raised back to what it was just last year...$422,500. Translated in to laymen's terms? You may be a "saleable loan" to Fannie Mae and Freddie Mac, paying Agency High Balance pricing versus Non-Conforming pricing if your home loan in Southern Oregon/Jackson County is between $417,001 and $422,500 on your single family residence. Below $417,000, you have a

quality home loan: Here Today, Gone On Friday? How Is YOUR Bank Doing? - 02/21/09 06:20 PM
There's a lot of talk these days about the nationalization of U.S. banks, how good credit unions may be a safer place to park our money these days, and the "Texas Ratio" which calculates the likelihood of a bank's failure. The Texas Ratio is a ratio that was developed by Gerald Cassidy and many other analysts now at RBC Capital Markets that they formulated during the Texas Savings and Loan crises back in the early 1990s. It takes a bank's non-performing assets and loans which include loans that are delinquent for more than 90 days, then divides this number by the

quality home loan: “Back to Nature”-Upper & Lower Table Rocks in Medford/Central Point Area, Oregon - 01/28/08 09:14 PM
Two of the most prominent topographic features in the Rogue Valley in Southern Oregon are Upper and Lower Table Rocks. These mesa buttes rise immediately above the north bank of the Rogue River near Tou Velle State Park in southwestern Oregon, between Sams Valley and Central Point, providing amazing vistas of the surrounding Cascade Range to the east and the Siskiyou Mountains to the south and west. Both Upper and Lower Table Rock have trails to their summits. In Summer 2005, we hiked Upper Table Rock with the Super Tuesday kids from Tablerock Fellowship. This trail is shorter, a little steeper, and

quality home loan: First Time Buyer Resources - (Part 5 - Homebuyer Education) - 01/08/08 10:12 AM
Homebuyer education courses can be an invaluable tool for the First Time Homebuyer. They provide details on the many facets of homeownership, from preparing for the process, through the house hunt, all the way through to responsibilities of maintaining homeownership. Not all homebuyer education classes are the same. Many real estate brokers and lenders provide these courses, but most are not approved by HUD. HUD has two homebuyer's education course curriculum and has approved Housing Resource Centers throughout the country who facilitate these programs. Going through these programs will get first time homebuyers in to courses designed to provide information only - without any
