I believe John Mulkey hit the nails on the head making his points in this article. What we are facing today in our local markets and economies did not happen overnight. Nor will the recovery... Unemployment seems out of control; debt levels are becoming unmanageable; and many are wondering what the future holds for the housing market. All around us, we see hardship and opportunity. Have you seen hardship…neighbors, colleagues, friends, family struggling to hang on to their homes and retirement portfolios that may have included real estate investments? Families torn apart due to financial distress from job loss, income reduction, payment increases, stress reltaed medical expense? How about opportunities…those same people getting a home for their family for what seems like pennies on the dollar, buying real estate “in bulk” that actually carries positive cash flow? Well worth the wait on a busy holiday weekend, we could think of no better way to travel back to the car we left parked in Chinatown. Having been in the mortgage industry for so long, having seen a great many changes since 1983, recent changes seem different from earlier changes in one big way. The period between 2007 and 2009 doesn’t really seem like a long period of time in the big picture, but these changes are making for some long days in my mortgage industry world. Where many of the changes in the past were market driven, today’s changes are “putting fires out” driven. Well, here in Jackson County, Southern Oregon, the residents of Ashland - Talent - Phoenix - Jacksonville - Ruch - Medford - Central Point - White City - Eagle Point - Shady Cove - Gold Hill - Rogue River are doing okay. http://www.flickr.com/ "Are we there yet?" Apparently not, since the Fed has deemed it necessary to participate in not only a domestic, but a Global, Bail Out due to our illiquid credit markets. "How long will it take us to get there?" It might be a while yet - like with our road trips, it may depend on how many times it is necessary for us to stop to relieve ourselves, with the dropping of the fed funds/discount rates and the sale of short term funds to protect the identity of banks suffering liquidity crisis's.
