The end of the fiscal year is September 30th for the USDA Guaranteed Rural Housing Program. More often than not, Congress does not have the next year’s program funding allocated before this date rolls around. Many banks and mortgage companies will pull the plug on funding their USDA Guaranteed Rural Housing loans until Congress allocates the funding. BUT NOT ALL OF THEM!!!!! We've been down this road before. For us, it’s business as usual on the USDA Guaranteed Rural Housing Program loans. In spite of all the doom and gloom reports, the picture isn't as bad as it appears for Jackson County Oregon property owners. There are 2% LESS listings in Jackson County Oregon on March 1, 2008 versus March 1, 2007. With all the talk about expanding inventories, I say this number isn't bad! Also, 4 of our cities - Talent, Jacksonville, Eagle Point and Shady Cove/Trail - saw year over year price INCREASES in existing home sales! What is going to happen when we head in to our peak season here soon? Any bets on some more price increases and further decrease
