The partnership I am referring to is that of the short sale real estate broker and their local HUD certified housing counselors. Oregon Home Buyers and Real Estate Brokers, here's a tool you might put in your home buying chest. Did you know that if the property being purchased is an eligible property on the USDA Guaranteed Rural Housing loan program:
•a) Not only are some lenders able to fund these loans right now even though allocation has been depleted; but
•b) You may be allowed to purchase a home that needs repairs of up to $10,000 and still proceed and close your transaction?

There are options out there for struggling homeowners, albeit only a few truly helpful to these families trying to figure out how to stay in their homes. One program is the Streamlined Modification Program, a legitimate program that represents the efforts of a collaboration with the Federal Housing Finance Agency, the Department of Treasury and the members of the HOPE NOW Alliance.
