east baton rouge parish: April 2011 Home Sales Trends - East Baton Rouge Parish - 05/17/11 08:27 PM
April 2011 home sales trends numbers are out for East Baton Rouge Parish and it was a rough month.  After a pretty solid start to the year in January, February and March, April sales numbers were off around 30% as compared with April 2010.
There were 276 homes sold in April 2011 as compared with 391 sold in April 2010.  The homebuyers tax credit was in effect last April, so that would account for some of the difference in unit sales...but not all.  Year to date, there have been 998 homes sold in East Baton Rouge Parish versus 1,130 sold during … (0 comments)

east baton rouge parish: Baton Rouge - South of Garden District - Neighborhood Update - 05/08/11 07:23 PM
The spring selling season has begun with a bang in my immediate neighborhood - which I affectionately call South of Garden District (SOGD) in Baton Rouge.  SOGD is made up of 9 subdivisions representing about 650 homes.  It is bounded roughly by Acadian, Broussard, Perkins, Parker & Hundred Oaks.  It is a fairly eclectic neighborhood with quiet tree-lined streets.  Real estate is very sought after in this area due to its central location.  LSU, Downtown, Town Center, the Airport and I-10 are all in close proximity.
During the 1st Quarter of 2011, there were 9 homes sold in this area.  The … (2 comments)

There were 289 homes sold in March 2011 as compared with 324 homes sold in March 2010.  The average sales price was $209,000 and 181 of the 289 homes sold had a sales price of less than $199,999.  There have been 711 homes sold year to date in 2011 versus 739 sold during the same time period in 2010.
There are 2,600 homes for sale in East Baton Rouge Parish which equates to about a 9 month supply.  Since a 6 month supply … (0 comments)

east baton rouge parish: 2011 St. Patrick's Day Parade In Baton Rouge - 03/24/11 02:00 PM
I got to experience my first St. Patrick's Day Parade in Baton Rouge this past weekend...and it sure was great!
I've only been down in Baton Rouge for 10 months and even though my family has lived here for years....I haven't ever had the privilege of experiencing this parade.
You might think that everyone down here would be tired of parades since Mardi Gras just ended....but you'd be WRONG!
This parade came right past my front door, so I got a birds-eye view....and it was spectacular.  There were over 100 entries in this parade...from marching bands, to floats and everything in … (3 comments)

east baton rouge parish: January 2011 Home Sales Trends - East Baton Rouge Parish - 02/15/11 01:49 PM
The January 2011 home sales numbers are out for East Baton Rouge Parish and it looks like it was weak month.  There were 186 homes sold in January 2011 as compared with 206 in January 2010.  The average sales price was $185,000 and the median price was $160,000.   East Baton Rouge Parish homes are selling for roughly 96% of their asking price, so the decline in average/median prices may be partially due to more lower priced homes being sold.
As of the end of January, the average home is on the market for 99 days before selling.  There are currently 2,500 … (1 comments)

east baton rouge parish: Baton Rouge Creates New Branding Image - 02/04/11 01:57 PM
The Baton Rouge Chamber of Commerce has announced a new branding initiative for Baton Rouge as the 'Creative Capital of the South'.  To help support this launch - more than 60 local and regional business partners of the Chamber have agreed to use this branding/tagline with their own marketing efforts.
The brand will highlight Baton Rouge's desire to become a haven for creative types - whether they are architects, software developers, tv & movie producers or high-tech entrepreneurs.  I think this is a really smart move for Baton Rouge.  Becoming a city and/or region that welcomes, supports, encourages and provides infrastructure … (0 comments)

east baton rouge parish: My Day with Yelp!Baton Rouge - 01/31/11 11:49 AM
I had an amazing last Saturday as I volunteered at Yelp!BR.
Yelp!BR is a no-kill animal welfare group that is doing some amazing things in Baton Rouge for dogs.  Yelp's mission statement is to end euthanasia of healthy and treatable companion animals in the Greater Baton Rouge Area through education and providing expanded adoption and fostering options.
I'm a member of Forum 35 - which is a group dedicated to improving Baton Rouge - both from a economic and societal perspective.  Forum 35 put together a group to help spruce up Yelp.  We re-landscaped, repainted, removed debris from the back yard … (0 comments)

east baton rouge parish: Louisiana Added 26,500 Jobs in 2010 - 01/26/11 04:42 PM
The Louisiana Workforce Commission has released its year-end analysis of jobs and job growth for Louisiana in 2010 and the numbers look pretty good.  Overall, the state of Louisiana added 26,500 jobs for the full year as private sector job growth more than offset a reduction in government sector positions.  This lowered the unemployment rate for Louisiana to 8% in December (down from 8.2% in November).
If you drill down a bit further into those numbers you can see how Baton Rouge was affected.  The private sector added around 2,500 jobs during 2010 which helped to offset the continued, expected reduction … (0 comments)

east baton rouge parish: HGTV Comes to Baton Rouge! - 01/22/11 10:01 AM
HGTV is headed to Baton Rouge and is looking for a few good homeowners that have renovated some portion of their home within the last 3 years.  HGTV's show - Bang For Your Buck - evaluates home renovation projects and estimates the return on investment the homeowner can expect.  If you've ever watched the show - you know that HGTV is looking for peppy, non-camera shy people!
They will be selecting 3 local homes to feature on the program and the homeowners will get the opportunity talk about their renovation on camera.  I personally enjoy watching this show and am sometimes … (2 comments)

east baton rouge parish: Day of Service - Mt. Olive Cemetery in Baton Rouge, Louisiana - 01/18/11 04:46 PM
I had the privilege of volunteering yesterday on a project to help clean up Mt. Olive Cemetery in Baton Rouge, Louisiana.  Mt. Olive is one of the oldest cemeteries in Baton Rouge - with a founding date of around 1850.  Unfortunately it does not have a caretaker or funding to help keep the cemetery maintained.
Hands on Baton Rouge organized a clean-up day for the cemetary - which was a follow-up to a previous clean-up day they organized in October.  We painted/whitewashed as many of the above ground tombs as we had paint for and when we ran out of paint, … (0 comments)

east baton rouge parish: December 2010 Home Sales Trends - East Baton Rouge Parish - 01/13/11 09:33 AM
It was an interesting December for home sales in East Baton Rouge Parish.  There were 256 homes sold this December as compared with 276 that were sold in December 2009.  What is interesting to me is the trend line in the last chart below.  You can see a fairly regular, steady decline in monthly home sales volume in the last few months of 2009....which is a generally normal trend at the end of the year.  But if you look at the last 3 months on 2010 - you see the exact opposite trend.  I'm hopeful that this trend line continues into … (0 comments)

east baton rouge parish: First Time Home-Buyer in Baton Rouge? - 01/05/11 06:28 PM
If you are a first time homebuyer in the Baton Rouge area and are contemplating purchasing a home....it remains a great time to do so.
I'm in the process of working with a young couple who is purchasing their first home.  We have located a great, new construction home in Livingston Parish that will be perfect for them and their family.  Because the home is located in Livingston Parish - it is eligible for Rural Development (RD) Funding.  This allows them to finance 100% of the home as well as a 3.5% funding fee.  Click here to view a prior post … (0 comments)

A new, 17 acre housing development on Burbank - between Ben Hur and Gardere Lane - is scheduled to break ground in mid 2011...with homes available for purchase a few months later!
This gated community development will house 92 lots and will contain garden homes ranging from 1,500 - 1,900 square feet.  The expected sales prices will range from $200,000 - $230,000.
If you are interested in purchasing a lot in this development or a home, I'd be happy to assist you with the process.  This development looks like it will be a great chance for new construction at reasonable pricing … (0 comments)

east baton rouge parish: Fun Facts - Where the Baton Rouge Jobs Are - 12/23/10 09:47 AM
The Louisiana Workforce Commission has released their November 2010 data on employment throughout the state.  I blogged yesterday about how Baton Rouge's unemployment rate dropped from 8% down to 7.7% and how the unemployment rate dropped in all 8 metropolitan areas around the state!
I thought I'd share some interesting numbers about the Baton Rouge workforce and the sectors where we are employed.  The Commission has defined the Baton Rouge MSA as a grouping of the following 9 parishes:
Ascension, East Baton Rouge, East Feliciana, Iberville, Livingston, Pointe Coupee, St. Helena, West Baton Rouge & West Feliciana.  East Baton Rouge Parish … (0 comments)

east baton rouge parish: November Unemployment Rate Falls in Baton Rouge - 12/22/10 03:17 PM
The unemployment rate actually fell in all 8 Louisiana metropolitan areas and for the state as a whole in November 2010.  I have charted up the unemployment rate for each of those areas comparing the rate in October 2010 vs November 2010.  Thanks to the Louisiana Workforce Commission for all the raw data.
What these numbers show is a remarkably broad-based stabilization for employment across the entire state.  This is a 1 month snapshot, but the trend lines look good.  And in general terms, the state and its metropolitan areas have exhibited very steady job markets.  As a point of measurement, … (0 comments)
