OK, so now what. I'm sure you have questions, please feel free to ask. Many people have "heard I can't buy a home unless I", now I'm sure you all have well-meaning friends and family, and sometimes their advice is accurate and sometimes it is based on old information. Things change in real estate all the time and what may have been true last month, may not be the case anymore. For example, many buyers had to close on their loans before July 31st due to new regulations on lenders. So, what was true for them on July 31st, was no longer true

The first thing I want first time home-buyers to know is that you should find a competent realtor early on. A lot of things need to be ccoordinated. You don't need to worry about how things get done, just that it typically takes at least 2-4 times out looking at homes to find the one you want. Then it can take up to a week to negotiate the sale and the terms, depending on the individuals involved. Then you have mortgage, title, and insurance to complete before youet to the closing, which is when you get the keys to the house! That process can
