Once again Clearwater Beach has been named the #1 beach in the country by TripAdvisor - only two years after winning the title in 2016 for the first time. Siesta Beach, near Sarasota was named #2 and St Pete Beach ranked 7th. Clearwater Beach, with it's white sugar sand and wide open space is hard to beat - and the beach experience is made even more popular by having the Clearwater Marine Aquarium, the spring training facilities for baseball and soccer, and Dunedin and Clearwater nightlife nearby. Tampa Bay's real estate market continues to be a hot commodity. Recent reports indicate that home prices in the Tampa Bay area are almost back to the levels reached in 2006 before the bubble burst - can that really be true? The latest numbers in Florida show the median sales price at the end of October at right about $220,000 - a 12% increase from a year ago! Property values are rebounding in the Tampa Bay area according to a recent article in the Tampa Bay Times. Hillsborough, Pasco and Pinellas counties are expected to have their fourth consecutive year of rising taxable property values. These steady increases in tax values is a good indicator that the real estate market has returned to normal after dropping so drastically as a result of the Great Recession. The Tampa Bay area has seen home prices rise while inventory has gone way down. But, while single family home sales are flat, condo and townhomes have gone up - 13% in Hillsborough County and 16.6% in Pinellas County, which could have to do with typically lower prices on these type of properties.
