Future real estate agents practicing negotiations. ENJOY! - 03/29/11 09:13 PM
Future real estate agents practicing negotiations.
I would imagine that they are talking about the state of short sales in the market, the latest in market statistics or discussing the beautiful $1,000,000 property up on the hill. Maybe they are amazed at the state of technology their parents are enduring and dreaming of the way the market will still be working off those phantom REOs.

What do YOU think they are saying? Have I got the translation all wrong?

Sellers - It's Not Too Late to Capture That Buyer - 03/29/11 03:21 PM
Sellers - It's Not Too Late to Capture That Buyer.
When you listed your property, I'm sure that your REALTOR(R) spent time giving you advise on how to improve your chances of selling your home quickly. Pricing strategies, marketing, advertising and procedural issues were all discussed. Recent showings at both ends of beauty spectrum for homes indicated that the message didn't get through... either at all or completely with regard to those things that YOU can do to increase your home's appeal.
So, if you really want to maximize your home's appeal for the best possible chance of selling your home … (3 comments)

"Where Should I Put A Carbon Monoxide Detector?" - 03/28/11 09:35 PM

Several weeks ago I had a question from a client about whether Carbon Monoxide (CO) was lighter or heavier than air. What's the big deal here? Well, it would likely determine where a new CO detector was put in their new home. About that same time, Jay Markanich, a real estate inspector from Virginia wrote about CO exhaust from furnaces, so I asked for his expertise and suggested this blog topic. Until today, the blogging software had prevented my re-posting Jay's great article. BUT, the system is fixed and I'm very happy to present Jays sage wisdom with his approval … (4 comments)

My Heart Aches for Those Just Trying to Hang On - 03/28/11 09:05 PM
My Heart Aches for Those Just Trying to Hang On.
This last week was so memorable for me. Not that we haven't seen or heard of the problems faced by those in foreclosure or forced into a difficult short sales before. Having worked with REO properties and having seen the mess, destruction, filth and squalor left behind is one thing, but this last week, I was in a home with real people eking out an existence under conditions that just shouldn't be. I wasn't prepared for what I saw. My client found a listing on the Internet just outside our search … (2 comments)

"Our families and communities can't wait any longer". An open letter from C.A.R. - 03/25/11 02:05 PM
This morning, the CALIFORNIA ASSOCIATION OF REALTORS(R) published "C.A.R. open letter on short sales" written by Ms, Beth L. Peerce, President. While directed to those most able to make needed changes in the housing market and California's economics, it is also a good read for those planning to either buy or sell real estate.
Ms. Peerce succinctly:
defines the severity of the problem for those facing foreclosure and the difficulties in obtaining loan modifications. details the benefits of short sales. identifies industry-wide problems with short sales (buyers take note: Yet 3 in 5 short sales are going to closing.) What is … (0 comments)

Lots of Good Things are Happening in the Real Estate Market. Here's Proof! - 03/23/11 09:09 PM
Lots of Good Things are Happening in the Real Estate Market. Here's Proof!
As an avid reader of ActiveRain blog posts and several others. I've noticed a repeated theme expressed by writers from coast to coast. Things are getting better.... FAST. Is it price, interest rates, the weather, timing or all of these things? Heaven only knows.... but the Real Estate Market is getting more active. How do I know? Here are comments from across the nation.
In a post yesterday from Leslie Ebersole, Baird & Warner Real Estate, St. Charles, IL entitled "How Do You Choose? And Will Sleep Be Included?" … (4 comments)

My CO Detector Questions answered by Jay Markanich - You WILL Be Asked. - 03/18/11 05:46 PM
My CO Detector Questions answered by Jay Markanich - You WILL Be Asked.
Several days ago Jay Markanich posted a very good article about improperly connected furnace vent flues. The hazard is the Carbon Monoxide that ends up in the living space rather than exiting the building as desired. Because I had recently had a question from a home buyer as they were moving into their new home about where they should put the detector, I wrote to Jay and he gave me a very quick and good response. He also said that he would be posting a complete answer to … (0 comments)

Ontario, CA, REALTOR(R) Open House - 912 W. "H" St., 3/12/11 - 03/10/11 10:17 PM
Ontario, CA, REALTOR(R) Open House - 912 W. "H" St., Saturday 3/12/11,  1:00 to 4:00 PM

Occasionally, we find that one house that has the charm of yesterday, and the livability wanted today. This is just such a home. Built in 1955, it has had the tender loving care that we should aspire to.
At 1674 square feet, this three bedroom 1 3/4 bath Bungalow style home in the northwest corner of Ontario is a real find. It's also on a wonderfully quiet street, yet close to shopping. This classic home has Brand New Carpeting installed over real hardwood floors (been that … (0 comments)

February in Claremont, CA - 03/06/11 08:14 PM
February in Claremont, CA
Of the ten cities in "My Little Corner of the World" (MLCOTW), Claremont, CA is definitely one of the most desirable in which to live in my opinion, with the world famous Claremont Colleges, it's "Village" atmosphere shopping and the well developed sense of community. Add to that the great school system and varied architecture, and you have a great place to live. Apparently, others think the same thing as very few of the homes in this community are for sale.
Of the 90 active listings, 20% are priced at or over $1,000,000. The highest is $4,000,000. … (0 comments)

Last Month In Upland, CA - 03/05/11 08:23 PM
Last Month In Upland, CA
Into the second month of the year, things are starting well. Lookers seem to have a new attitude and I have more serious searchers than there have been in years. Mostly Millennial looking for entry level properties, but it's active.
This is my first attempt at including comprehensive market statistics in a post. Hopefully, the numbers are straight forward and won't leave too many questions. Sometimes there is just too much for a buyer to absorb or interpret.
Just a couple of things to add:
Compared to last month, the number of listings are up almost … (0 comments)

Have You Set Home Maintenance Aside? Time's Up... Get Up... Get Busy! - 03/04/11 09:34 PM
Have You Set Home Maintenance Aside? Time's Up... Get Up... Get Busy!
I just finished reading an excellent article about "Deferred Maintenance" of the home. Jay Markanich, a home inspector in Bristow, VA. has put together a very good list of "To-Do" items that we all can tackle. Some of the items may be beyond some of us (I don't climb on roofs), but MOST are within even my capabilities.
The ActiveRain system normally has facilities to re-blog many articles if the author approves, and I have re-blogged Jay's good advice in the past. Unfortunately, the re-blogging capability is temporarily disabled, … (2 comments)

It's Simple - Just Pay CASH... Yeah... Right. Well Maybe. - 03/04/11 03:36 PM
It's Simple - Just Pay CASH... Yeah... Right. Well Maybe.
The understatement of the year is that "real estate has, and continues to change". What we were all accustomed to several years back probably is no more. A recent Los Angeles Times article by Lauren Beale titled "More Home Buyers Offer Cash Deals" tickled my curiosity to see if what was happening in Balboa on top-end-sales was also happening in "My Little Corner of the World".
Having preached that real estate is local, here's what I studied:

The Inland Empire cities of Upland, Rancho Cucamonga, Claremont, La Verne, Ontario, Pomona, … (4 comments)
