This cute single story in the heart of Upland received several offers within just a few days. Escrow closed in 36 days and the appraisal supported the purchase price of $339,900.
The final meeting with the Successor Trustee was bitter sweet. The transaction went just as hoped.... a success, but I am the final link that the trustee has with Upland, his family home where he grew up, and some of his parents past friends.

Claremont is the home of the famous college group, collectively called the Claremont Colleges. The whole community would appear to place a heavy emphasis on education. As such, real estate needs are diverse, so let me stick to only the single family residences (S.F.R.). Home sales prices for the last year ranged from $265,000 to $3,600,000 with only 297 closed sales in Claremont.

I "run the numbers" for my service area every month. April, 2014 saw very little change from the prior month. Home inventories were down some. Even though the National Association of Realtors is indication National Inventory levels of 5.2 months, Upland fell back to 1.7 months. That is significantly better than April, 2013 when we were at o.9 months. Active listings fell but "Closed Sales" Doubled. You may know by now that I watch the LOCAL real estate numbers closely. One of the very interesting statistics is the ratio between the asking price and the selling price. Taken as an average, this number speaks to the market condition. In a seller's market, (as my Local Market is with only 2.4 months of inventory) we can look for that ratio to be high, often seeing the selling prices exceeding the asking price.

First time home buyers are to be commended for their commitment and courage. There is a lot to grasp and learn in this mostly foreign process. Before the transaction comes the first hurdle.... financing the new home. Qualifying, Pre-approval vs. Pre-qualifying, down payment, earnest money, closing costs etc. .... all can confuse.

Note that 3 of the 11 most wanted items are energy related. Very smart consumers...
 
I've also noted that many are frequently looking for:
Maintenance free or eco-friendly landscaping, Open concept room arrangements, Network ready and entertainment wired rooms. Neighborhoods close to schools, shopping or parks/entertainment. Some want walk-able neighborhoods while others need accessibility.

Getting the REAL Local real estate stats would be wonderful for my clients in a blog post. When the need exists, drilling down to the neighborhood level for specific decision making numbers on a property is so important. October, 2013 has some changes in the real estate market in Upland, CA. Average Selling Prices continue to climb generally with average selling prices up 19.2% from October, 2012 (although this also reflects an increase in the average size of the homes purchased). Square foot pricing is still up 23% from October, 2012.
 
While interest rates have taken a dip in the past several weeks, some lenders indicate that rates are up this last week. They are still at very attractive levels..
