The housing market around the country is crazy hot.
It reminds me of 2005 -2006 when as a Northern Virginia Realtor we use to run around like a manic, write offers on the hood of the car trunk, and fax or hand-deliver the offers. Some of the agents back then still did not have a cell phone so waiting by our office or home phone until late-late night to hear a decision. Most of the Northern Virginians have not seen a ray of sunshine in past 2 weeks. We are still wrapped up in our jackets and have not put away winter sweaters!! Ya sounds like we are cursed my mother nature or global warming.
However, the weather which has a huge impact during our winter month did not affect the strong spring market. All the numbers are in the green zone (positive and strong).

Many of us think Fairfax county in the Northern Virginia area is a recession-proof housing market.
Neighboring county Loudoun County real estate market report is depressing and discouraging.
However, 2015 was not the strongest year for the Fairfax County housing market compared to past performance of the county's housing market. 
A very similar trend was reflected in the Fairfax county housing market. We had months with very strong sales while other months it felt real estate market has frozen. 
Overall Fairfax county real estate market still came out stronger than Loudoun county area.

2015 real estate market in Northern Virginia went through roller coaster ride of ups and downs. 
Here is a snapshot of what happen and hopefully we have a positive market in 2016.
1. Fed's rate hike was the top concern for home buyers and sellers in the DC Metro area. Finally, when the Fed did rate hike (may be due to holidays) it did not affect the housing trend in the Northern Virginia area.

The Washington DC Metro area housing market in September continued the trends seen throughout the year, with buyer activity lower than its year-ago levels and seller activity continuing to rise.  Closed sales decreased 2.2 percent from September 2013, but were higher than their 2010, 2011 and 2012 totals. 
 In September, there were increases in closed sales in four jurisdictions: Falls Church City (+122.2 percent), Arlington County (+10.3 percent), Montgomery County (+1.5 percent), and Washington, DC (+0.7 percent).

Our last quarter ...year end...holiday months have a typically housing trend in the Northern Virginia area. To add to this we had to face government shut down in October. For some it damped their confidence in housing market while others proceeded with their home sell and purchase.
Compared to 2012, November 2013 showed a overall price increase of 17%. The average days on the market increased bit from following months in 2013 however it was still on the positive mark of -13%. The biggest change was the inventory. We did have an increase in the inventory in the market.
