Northern Virginia real estate market is as insane as the media portraits.....everything is going up and every home has multiple offers. Buyers are striking all the contingencies and willing to bring difference to the table if the appraisal is lower. I have seen anywhere from 29+ offers to 5 offers on an average home in both Loudoun county & Fairfax County.

Buyers wonder how do you stand in the heated competition? Most of the Northern Virginia especially in Fairfax county buyers are getting discouraged with the loss of another good home.

Here are the tips on how to handle the next home:

1. Look for Ugly Duckling- Sorry everyone one wants a golden goose however the ugly duckling may pay off in a long run for you. Some may argue I have to bring money from my savings to fix up that home. That is true but at the same time you are paying premium + 3.5%-4% interest on that money. Are you earning that much in your cash cow account? The other option most home owner especially FHA loan borrower forget the 203K program. Speak to your lender and work the numbers out. You can get to choose the options and upgrades in the home.

Now look for the homes that have been on the market for a while and work with your Virginia Realtor and loan officer.

2. Wait Out for Fall /Winter Market-  I have been a big promoter of fall/winter market. Yes, the inventory may be low but you will run into committed serious sellers and a smaller pool of competition. Yes you will have to figure out school and move. The first year of inconvenience may be worth a long run of commitment to live in that home. Real estate is not a cheap investment!
