Don't Get Caught Up in the Federal Pacific Debacle...If you're involved in real estate, you probably had some dealings with the "dreaded" Federal Pacific Electric panels. Lord only knows I have. Having gone to several classes to get my CEU's, invariably the topic is brought up. Home inspectors and instructors parrot one another: fire hazard, arc welder in a box, and so on.While there may be concerns about FPE "Stablok" breakers and panels, I have yet to see a failure. Having inspected over 5,000 electrical panels in my career, I have seen several failures in other manufacturers boxes so why aren't the tech (23 comments)

They do some stuff that makes you want to scratch your head with an orbital sander.Okay, so there are some folks that have a bad case of mental constipation. Just Because its New Construction Doesn't Mean You Forgo the Home Inspection...How man times have we all heard it? The on site agent "Pooh Pooh's" the notion of getting a home inspection. Touting, "This property was inspected by 'the Codes' department and...". Balderdash!!! We all know or should know, that builders are 'for profit' entities and are only as good as their subs and on-site supers. I have yet to see a codes official crawl through a crawl space. You've Got Mold...Anybody who has ever dealt with bank owned properties knows that they will be in varying states of disrepair. Oftentimes, this starts while the home is still occupied. Having given up hope, what was once their American Dream has now turned into their American Nightmare.Deterioration continues as there is no longer a loving or caring person to give the property the TLC and pride of ownership it needs. Instead, a faceless, non caring entity, thousands of miles away, faced with another toxic assent on the books, lets the property degrade even further. Shortly after posting Kill a Watt ~ LED vs CFL, I got a call from a friend who wanted to show me his power monitor.The sensor fits on any standard utility power meter and takes but a minute to install. Home Safety Tips... Every year, thousands of Americans are badly injured in their homes. They take for granted that their homes are safe but do not take time to be fully engaged in home safety. Many home injuries are directly related to poorly installed or maintained attic ladders. Manufactures specializations take precedent over municipal codes and handyman's way of doing things. Manufactures specify that pull-down ladders are to be secured with 1/4 x 3" lag screws or 16d nails and follow a specific pattern. Drywall or deck screws installed in a "willy-nilly" pattern are not approved although I see them (14 comments)

You Just Can't be too Careful... Folks seem to want to make much ado about nothing. It seems as if the least little thing that looks out of place, gets the whitey-tighties in a big wad. It is not unusual to see dips and sags in a roof. The thin decking material will follow the contour of framing members and often show up as dips resembling damaged framing members. Experienced, knowledgeable home inspectors defuse customer concerns through education. All wood has a crown.
