franklin tn home inspections: Needing a little support... - 02/06/10 04:53 AM
Needing a little support... From time-to-time, we all need a little support. Support often comes through our peers, family members or other social interactions. Structures need support too. Properties need to have all the live and dead loads properly transmitted to the earth to prevent structural damage. Having suffered damage from WDO's (wood destroying organisms), the contractor repaired the damage to the band/rim joist and joist tails but forgot or totally ignored properly supporting the joist tails.Through time, gravity takes it toll and the joist are now sagging and pulling away from the flooring. franklin tn home inspections: Ineffectual - 09/17/09 06:47 AM
When was the last time you used or even heard the word ineffectual? I have to admit, ineffectual is not a word that frequently rolls off the tip of my tongue even in a Freudian slip. And quite frankly, I cannot even recall the word ineffectual ever coming up in general conversations. Last week, a real estate friend showed me an inspection report where the inspector described the vegetable sprayer as being ineffectual. "What does he mean?" he asked. H-m-m-m ineffectual. An archaic adjective meaning not effective; not producing an intended effect; useless; worthless; lacking forcefulness or effectiveness; futile; weak. Could

franklin tn home inspections: Inspecting Foreclosures - Part III - Mechanical Issues - 08/25/09 08:21 AM
In Part I of the series Inspecting Foreclosures, I talked about the importance of conducting the inspection and in Part II of Inspecting Foreclosures, I touched on the subject of lack of maintenance. Mechanical issues surrounding the heating and cooling systems, water heaters and kitchen appliances are a huge concern for many potential buyers. If the property is less than 12 years old, one can generally make the assumption that the major appliances will be about that same age. The home inspector will take a look at the serial numbers and guesstimate the age of the units based on the manufacturers

franklin tn home inspections: Keying in on Keywords... - 04/18/09 05:02 AM
By now, most folks know the importance of having keywords embedded in their blogs and websites. But how well are these keywords working for you? One simple tool that I use quite frequently for tracking purposes is Google Analytics. This utility has the ability to provide you with a plethora of other search criteria - but this post is on keywords. I have used Google's Keyword Tool to get ideas as to what are the more popular keywords for my area, but these are great guidelines or blocks to start with. It is up to YOU to track these and then

franklin tn home inspections: Pennywise But Pound Foolish... - 04/09/09 06:51 AM
How many times have we heard that old adage? And, most of us have been guilty doing this a time or two, I know I have. But how about when I comes to having a new home inspected? Many folks tend to forgo this phase of the home buying process because they trust that the municipal codes department has done its job and and has 'inspected the property' several times prior to issuing the CO (Certificate of Occupancy). Just because a property has been issued a CO doesn't mean that it is problem free. Yesterday, I had the opportunity to inspect

franklin tn home inspections: Put a Cork in it... - 03/13/09 07:41 AM
While inspecting an experienced property in the Franklin, TN area the other day, I came across something that Charles, Buell, a fellow ASHI inspector and west coast blogger touched on in one of his posts about gas leaks in crawl spaces. However; there are potential problems with gas lines that most folks don't even think twice about, and that is capping abandoned gas lines. As Yoda would say,"A valve alone does not, a gas line safe make." is true. Gas valves are for the safety of you or personnel working on gas appliances as a quick convenient way to interrupt the

franklin tn home inspections: Photo of the Day - Ouch! I Know that Hurt... - 03/13/09 06:17 AM
While inspecting an experienced property in the Franklin, TN area yesterday, I came across something that I do not recall ever seeing in all my years in this business. I know that this had to hurt this poor fellow... My question is do they make prosthetic tails? Steven Smith, a blogging friend of mine from the northwest section of the country has a virtural assistant called Nutsy the squirrel. Hey Nutsy... Check with some of your kinfolk down this way to see if they left something behind... If they did, I know where it is... Wishing all my fellow drips and

It has often been said that the last thing that goes through a bug's mind as it impales itself on your windshield is its... Well you know. I kinda wonder if the same thing was going through this workman's mind while he/she was installing this smoke detector in a fairly new constructed property in an upscale area of Franklin, TN? BTW it was functional... Can we say C'est la Vie? Wishing all my fellow drips and tweeps a G-r-r-r-reat day... 8-) If you or someone you know is purchasing a home in Brentwood, Franklin, Nashville, Spring Hill or Thompson's Station in

franklin tn home inspections: Some Shortcuts Can Be Safety Hazards or Downright Deadly... - 02/15/09 07:05 PM
Remember when we were kids and often took a shortcut through the neighbors yard to get somewhere? Sometimes we would get in trouble for doing it especially if we were not careful and stepped Mrs. Jones' flower bed. However some shortcuts can be safety hazards or down right deadly. While inspecting a property in the Franklin, TN area, I came across a rather unusual situation. As part of our test for the furnace, we are required to throw the electrical shut-off on the furnace/air handling unit to ensure that in the event of an emergency or while the unit is being

franklin tn home inspections: Photo of the Day ~ Getting That Sinking Feeling... - 02/07/09 05:28 PM
Older, "experienced" properties like older "experienced" people have a lot of baggage. As I tell my clients, older, experienced houses are what they are. Although not perfect, they certainly have stood the test of time. However; many repairs to older properties do not. It is not uncommon to see rehabbers or less than desirable tradesmen cut corners and put "band aids" on structural issues that are only temporary "fixes" because they do not want to spend the money for proper repairs. Heaven forbid that that they might loose a little profit. Thin solid core blocks laid on the ground are no

franklin tn home inspections: Photo of the Day ~ At a Loss For Words... - 02/07/09 06:31 AM
Lordy, Just when you think you have seen it all, someone comes up with a new wrinkle or a new application for products we use in our everyday lifes. While inspecting an upper end property in the Franklin, TN area, the prospective home owner and I were checking out the cabinets and much to our surprise, we found this interesting little diddy. Never in all my days of inspecting, have I seen cabinet doors held in place with velcro strips. Certainly one for the books and a good laugh. Goes to show you that even high end houses have issues and

franklin tn home inspections: Photo of the Day ~ Inventions I Wish Had Not Been... - 02/06/09 07:07 PM
Lordy, I wish that some things had not been invented. It was not uncommon for older homes to have limited circuits and outlet so these so called "circuit" expanders were invented to add more loads to already overloaded situations. A funny thing happened on my way to the attic... While inspecting an experienced property in the Franklin, TN area, I ran across one of these modern inventions in the attic. I was wondering why the pole lamp in the front yard was not working. Come to find out, the pole lamp was plugged into the adapter and run through the attic

franklin tn home inspections: Don't Let Your Participle Dangle... - 11/22/08 06:08 AM
Dangling participles are often funny. A good example of this is "Squished flat by Bubba's pick-up truck, Fluffy sniffed at what was left of the chicken finger." Well, lets hope that it was not Fluffy that was squished flat by Bubba's truck. Anyway, this is a good example of a dangling participle. But how about dangling lights? Many unhandy homeowners are often looking for a quick fix to dark basements and attics never thinking of the potential electrical hazards that exist by leaving the light fixture in this condition. Now how long would it have taken the installer to make

franklin tn home inspections: Absolutely Shocking... - 11/05/08 07:30 AM
I know that times are tough in this challenging economy and people often hire unhandymen or make a stab at doing it themselves to save a few dollars. However, when the unhandy practices involve electricity and potential fire hazards, the savings are not too great. While one of the inspectors for Complete Home Inspections, Inc was inspecting a property in the Franklin, TN area of middle Tennessee, this spliced plug onto the end of a section of NM-3 conductor wiring was cited in his report. No only is the splice unsafe, but the circuit ran to a power ventilator located next

franklin tn home inspections: A Little Common Sense Goes a Long Way... - 10/24/08 06:57 PM
Older properties in Franklin, TN can pose challenges to any home inspector in this area. However; with a little common sense, costly repairs can be avoided while rehabbing, especially during the painting process. There is no real good way to remove paint from a contaminated outlet like this once it is filled with paint. The inside contacts form a insulation barrier which might allow enough contact for light amperage uses such as lamps, but could overheat and cause a fire when larger current drawing appliances such as toasters or microwave ovens are plugged in. A strip of tape over the
