Needing a little support...      From time-to-time, we all need a little support. Support often comes through our peers, family members or other social interactions.
     Structures need support too. Properties need to have all the live and dead loads properly transmitted to the earth to prevent structural damage. 
     Having suffered damage from WDO's (wood destroying organisms), the contractor repaired the damage to the band/rim joist and joist tails but forgot or totally ignored properly supporting the joist tails.Through time, gravity takes it toll and the joist are now sagging and pulling away from the flooring.

When one is purchasing a distressed property or a foreclosure, there are often many hidden issues that the trained eye of a professional inspector can reveal. One major issue that I find with foreclosures are environmental issues - primarily fungus. In the state of TN, we legally cannot call it what it really is but have to refer to it as a "mold like substance" or "what appears to be fungal activity of some type" due to legalities. Older, "experienced" properties like older "experienced" people have a lot of baggage. As I tell my clients, older, experienced houses are what they are. Although not perfect, they certainly have stood the test of time. However; many repairs to older properties do not. It is not uncommon to see rehabbers or less than desirable tradesmen cut corners and put "band aids" on structural issues that are only temporary "fixes" because they do not want to spend the money for proper repairs. Lordy, Just when you think you have seen it all, someone comes up with a new wrinkle or a new application for products we use in our everyday lifes. While inspecting an upper end property in the Franklin, TN area, the prospective home owner and I were checking out the cabinets and much to our surprise, we found this interesting little diddy. Never in all my days of inspecting, have I seen cabinet doors held in place with velcro strips. Certainly one for the books and a good laugh. Lordy, I wish that some things had not been invented. It was not uncommon for older homes to have limited circuits and outlet so these so called "circuit" expanders were invented to add more loads to already overloaded situations. A funny thing happened on my way to the attic... While inspecting an experienced property in the Franklin, TN area, I ran across one of these modern inventions in the attic. I was wondering why the pole lamp in the front yard was not working. Come to find out, the pole lamp was plugged into the adapter and run through the attic … (10 comments)

I know that times are tough in this challenging economy and people often hire unhandymen or make a stab at doing it themselves to save a few dollars. However, when the unhandy practices involve electricity and potential fire hazards, the savings are not too great.  While one of the inspectors for Complete Home Inspections, Inc was inspecting a property in the Franklin, TN area of middle Tennessee, this spliced plug onto the end of a section of NM-3 conductor wiring was cited in his report.

Older properties in Franklin, TN can pose challenges to any home inspector in this area. However; with a little common sense, costly repairs can be avoided while rehabbing, especially during the painting process. There is no real good way to remove paint from a contaminated outlet like this once it is filled with paint. The inside contacts form a insulation barrier which might allow enough contact for light amperage uses such as lamps, but could overheat and cause a fire when larger current drawing appliances such as toasters or microwave ovens are plugged in.
