franklin tn real estate: Oy Vey!!! - 07/16/10 05:31 PM
Oy Vey!!!     Homeowners, can do the darnedest things can't they? An idea enters their noggin and the next thing you know, they're "hell bent for leather". Dogged determination is one thing, thinking further than the plug on the end of your power tool is another. <sigh> Oh well, what can I say? Watch that last step, it's a real doozie...

franklin tn real estate: (not so) Wordless Wednesday ~ Digging Up the Past... - 03/31/10 05:35 AM
Digging up the past...     In domestic disputes, it is not unusual for one party, who has a memory longer than an elephant, to start digging up the past. 10 years ago at 0822, you... Stuff like this is counter productive and accomplishes nothing.      Sometimes it is okay to dig up the past. While inspecting a property in Franklin, TN that used to be one of the battle fields in the the Battle of Franklin, my eye caught a faint glitter of something metallic. Doing a little probing, I was able to dig up some of the past.      To the … (27 comments)

franklin tn real estate: Photo Tips - Framing Your Subject... - 11/10/09 05:13 AM
Photo tips - Framing your subject... One of the easiest and most often overlooked techniques in photography is framing your subject. While comparing photos from several photographers on a video that is being done for the Cool Springs Chamber, many took a photo similar to this one of Aspen Brook Center.

Three feet to the left was a small tree. I used the tree to frame my subject and provide a total different result.

Framing your subject is a technique that can be used on people, places, and buildings. Take a moment to stop, look and think before … (24 comments)

The Cool Springs area of Franklin, TN, is an area that has grown rapidly over the past few years. Not too long ago, it was a wide spot in the road off I-65. An exit to get gas or change a tire on your way to Nashville. The tree filled hills, and farms that dotted this area have been replaced by homes and commerce. A little known reprise in the daily rush, is this place on Carothers Pkwy. A place often overlooked as folks rush to and fro☺☺☺

franklin tn real estate: Inspecting Foreclosures - Part IV - Windows - Part II - 08/26/09 06:08 PM
As I stated in the earlier, window issues cover a wide range. Failed seals in insulated windows probably accounts for the huge portion of items written up in the report. Failed seals can range from a slight discoloration or lack of clarity to the obvious milky calcium stains. More often than not, the trained eye of a professional inspector can tell the difference between a good window and one that has failed.
Repairs to failed seals can vary. There are some window revision companies that can "salvage" these windows by drilling a small hole in the exterior of the window and spraying … (6 comments)

Yesterday evening, I had the opportunity to attend THE Premier social event of the year. CMA, Grammy, Golden Globe, Miss America - Step aside. Y'all just don't hold a candle to the fun and festivities that was held at the local Keller Williams office in Franklin, TN. The monies generated by the generous donations from local vendors and the KW agents goes to support the many charities funded by the local office. OH! Did I mention music and singing? Many of you that follow the many musical award ceremonies throughout the country may have been thinking that Carrie Underwood was THE … (15 comments)

franklin tn real estate: Pennywise But Pound Foolish... - 04/09/09 06:51 AM
How many times have we heard that old adage? And, most of us have been guilty doing this a time or two, I know I have. But how about when I comes to having a new home inspected? Many folks tend to forgo this phase of the home buying process because they trust that the municipal codes department has done its job and and has 'inspected the property' several times prior to issuing the CO (Certificate of Occupancy). Just because a property has been issued a CO doesn't mean that it is problem free. Yesterday, I had the opportunity to inspect … (19 comments)

franklin tn real estate: Put a Cork in it... - 03/13/09 07:41 AM
While inspecting an experienced property in the Franklin, TN area the other day, I came across something that Charles, Buell, a fellow ASHI inspector and west coast blogger touched on in one of his posts about gas leaks in crawl spaces. However; there are potential problems with gas lines that most folks don't even think twice about, and that is capping abandoned gas lines. As Yoda would say,"A valve alone does not, a gas line safe make." is true. Gas valves are for the safety of you or personnel working on gas appliances as a quick convenient way to interrupt the … (11 comments)

It has often been said that the last thing that goes through a bug's mind as it impales itself on your windshield is its... Well you know. I kinda wonder if the same thing was going through this workman's mind while he/she was installing this smoke detector in a fairly new constructed property in an upscale area of Franklin, TN? BTW it was functional... Can we say C'est la Vie? Wishing all my fellow drips and tweeps a G-r-r-r-reat day... 8-) If you or someone you know is purchasing a home in Brentwood, Franklin, Nashville, Spring Hill or Thompson's Station in … (31 comments)

franklin tn real estate: Some Shortcuts Can Be Safety Hazards or Downright Deadly... - 02/15/09 07:05 PM
Remember when we were kids and often took a shortcut through the neighbors yard to get somewhere? Sometimes we would get in trouble for doing it especially if we were not careful and stepped Mrs. Jones' flower bed. However some shortcuts can be safety hazards or down right deadly. While inspecting a property in the Franklin, TN area, I came across a rather unusual situation. As part of our test for the furnace, we are required to throw the electrical shut-off on the furnace/air handling unit to ensure that in the event of an emergency or while the unit is being … (5 comments)

franklin tn real estate: Photo of the Day ~ Getting That Sinking Feeling... - 02/07/09 05:28 PM
Older, "experienced" properties like older "experienced" people have a lot of baggage. As I tell my clients, older, experienced houses are what they are. Although not perfect, they certainly have stood the test of time. However; many repairs to older properties do not. It is not uncommon to see rehabbers or less than desirable tradesmen cut corners and put "band aids" on structural issues that are only temporary "fixes" because they do not want to spend the money for proper repairs. Heaven forbid that that they might loose a little profit. Thin solid core blocks laid on the ground are no … (11 comments)

franklin tn real estate: Photo of the Day ~ At a Loss For Words... - 02/07/09 06:31 AM
Lordy, Just when you think you have seen it all, someone comes up with a new wrinkle or a new application for products we use in our everyday lifes. While inspecting an upper end property in the Franklin, TN area, the prospective home owner and I were checking out the cabinets and much to our surprise, we found this interesting little diddy. Never in all my days of inspecting, have I seen cabinet doors held in place with velcro strips. Certainly one for the books and a good laugh. Goes to show you that even high end houses have issues and … (25 comments)

franklin tn real estate: Photo of the Day ~ Inventions I Wish Had Not Been... - 02/06/09 07:07 PM
Lordy, I wish that some things had not been invented. It was not uncommon for older homes to have limited circuits and outlet so these so called "circuit" expanders were invented to add more loads to already overloaded situations. A funny thing happened on my way to the attic... While inspecting an experienced property in the Franklin, TN area, I ran across one of these modern inventions in the attic. I was wondering why the pole lamp in the front yard was not working. Come to find out, the pole lamp was plugged into the adapter and run through the attic … (10 comments)

franklin tn real estate: Absolutely Shocking... - 11/05/08 07:30 AM
I know that times are tough in this challenging economy and people often hire unhandymen or make a stab at doing it themselves to save a few dollars. However, when the unhandy practices involve electricity and potential fire hazards, the savings are not too great.  While one of the inspectors for Complete Home Inspections, Inc was inspecting a property in the Franklin, TN area of middle Tennessee, this spliced plug onto the end of a section of NM-3 conductor wiring was cited in his report.
No only is the splice unsafe, but the circuit ran to a power ventilator located next … (11 comments)
