Panel Wiring 101... As a licensed home inspector for the State of TN, there are guidelines that we must follow when inspecting a property. I cannot speak for other home inspectors in other states as each state, if licensed, has their own guidelines for inspecting. Here in Tennessee we must open electrical panels provided that the conditions are safe for the inspector. The purpose for this is that many properties have irregularities in the wiring system or panels. Get Hosed... Well, it looks as if our ‘ol buddy, ‘the Flipper’, has been hard at it playing plumber once again. <sigh> While inspecting a “flipper” in the Nashville, TN real estate market, once again, I good laugh at the expense of the "remodeler". (Term used in the loosest sense of the word) If you want to see how not to install the drain line for a dish washer, feast your eyes on the picture below! I believe in "repurposing" building materials as a way of keeping stuff out of our land fills, but this one takes the cake!

Just Because its New Construction Doesn't Mean You Forgo the Home Inspection...How man times have we all heard it? The on site agent "Pooh Pooh's" the notion of getting a home inspection. Touting, "This property was inspected by 'the Codes' department and...". Balderdash!!! We all know or should know, that builders are 'for profit' entities and are only as good as their subs and on-site supers. I have yet to see a codes official crawl through a crawl space. Inspecting New Construction in the Nashville, TN Market... With the housing market recuperating from the slump, new homes sales are starting to increase. Many new home buyers forgo inspections on new homes because "they have been inspected by codes" and are in compliance. Yeah Right. I am still scratching my head on as why the "codes" department passed overlooked this one. The water heater in this new construction home in Brentwood, TN does not conform to trade standards. The pressure tank is missing, and the water heater is undersized for a 4-1/2 bedroom house with a whirlpool tub.

From time to time I get calls from folks that are selling their properties about items that have been discovered during the inspection. I would have to say that this is especially true on properties that have been rehabbed. For the sake of profitability, it is not unusual for rehabbers to "make do" with what they have or has been installed. This seem especially true of HVAC systems. I really find in interesting when home buyers call up for an inspection and the first thing that they ask is how much do you charge for a home inspection? I ask them, are you making your decision solely on price or quality of the inspection? Rarely, do I get the truthful answer, price only. Typically, I get the answer both. Why is it that unhandy home owners or other wanna be tradesmen think that they are electricians? With so many self help videos and home improvement books on the market showing the correct way to do things, invariably, I run into impromptu wiring methods that are down right dangerous. The wiring coming out of the wall studs should have been longer and properly terminated in a junction box similar to the one in the corner. The purpose of the wire nuts is to provide a secure connection to the spliced wiring not to act as a strain relief. Should the
