Good Monday Morning All...
First of all, I want to sincerely thank those who have sent emails to check up on me during my absence the past few months here in ActiveRain. Contrary to the rumors that I had been abducted by aliens or worse yet, drowned in the river of unwritten words, I am here to let y'all know that I am alive, well (kinda sorta) and still kicking and screaming here in the middle TN area.      The real estate market in my area is still kicking butt (Thank You God!). Having set some BHWAG's (Big Hairy … (6 comments)

michaels dig: (not so) Speechless Sundae ~ 5.6.12... - 05/06/12 02:15 AM
(not so) Speechless Sundae...      In our respective businesses, the vehicles we drive are a necessity, and they make a statement. They reflect our personalities, our status as well as fit into our sense of practicality - i.e. how useful are they to our industry?     I, for one, have always been about style, practicality and economy. I was the first person to purchase a Prius in Williamson County TN back in 2005. Well, some 157,000 miles later and having driven the wheels off the vehicle, I have made an upgrade.       Last week, I traded the old beater off and got … (57 comments)

michaels dig: Ambidextrous... - 04/17/12 05:18 PM
Ambidextrous...      There are times when I just have to scratch my head with a garden rake and wonder, what do some folks use for brains? It really can't be that hard to get things right is it? Now I know that some folks are ambidextrous in that they can mess a job up with either hand. Such was the case of the installation of the drawers in this corner cabinet situation.     Now maybe, the original design was to use finger pulls on the drawers. But one has to wonder why someone didn't notice the slight problem when the handles were … (33 comments)

michaels dig: Sellers Market? - 04/12/12 03:01 PM
Sellers Market?
I cannot speak for other areas of the country, but here in the Nashville, TN market area, we are experiencing a sellers market in some areas.       The Spring sales season seemed to have started a little earlier this year and has not stopped. This week alone, John and I have done over 20 inspections for the week! Needless to say, the market here is rocking and rolling.     In a time when the talking heads are spewing out their normal "Doom and Gloom" forecasts for the housing market, there are pockets that are recovering … (21 comments)

Honest Disclosures...
The more I work in the real estate industry, the more it intrigues me. For example, what is the definition of "Site Built"? For the average laymen purchasing a property, or some Realtors® representing one party or the other, one could or would, logically assume the definition to mean, "Conventional Stick Built" construction from ground up, on site by tradesmen and laborers.       But what about manufactured housing? These properties are "constructed" by tradesmen and laborers as well. They are "Conventionally Stick Built" off site, manufactured in an assembly plant, then shipped to the … (45 comments)

michaels dig: (not so) Speechless Sunday ~ Easter 4.8.12... - 04/08/12 03:11 AM
(not so) Speechless Sunday ~ Easter 4.8.12...                   Easter, a joyous time of the year for everyone. For some, it is a long weekend away from the ol' grind. For others, it's sunrise service and the celebration of the Resurrection.       For old and young alike, it is a time for Easter baskets, Easter egg hunts and Easter bunnies. Belly aches of jelly beans, marshmallow chicks, and chocolate bunnies will be dancing in the eyes of the youngsters. Adults, will be inventing new recipes for hard boiled eggs for weeks to come.      For me, Easter will be quality … (25 comments)

michaels dig: Easter ~ 4.8.12... - 04/07/12 03:38 AM
Easter ~ 4.8.12...                   For many, Easter is a time steeped in tradition. Some will go to Sunrise Service, get together with family and let's not forget the all important Easter egg hunt. To me Easter is more than the frills we celebrate. It is a time to contemplate on the event itself.      Some 2,000 years ago, at the beginning of the feast of Passover, Yahshua entered into the city of Jerusalem. He was herald as the King, the Messiah, the one who was going to lead the Children of Israel out of the bondage of the rule … (21 comments)

michaels dig: What the... - 04/04/12 04:51 AM
What the...      It is not unusual to go into areas where the code is, "There ain't no codes!" Builders doing construction in jurisdictions such as this, loosely adopt the IRC (International Residential Codes) as they know that there will be no codes inspectors looking over their shoulders making sure that they correct irregularities in their construction practices. However; home inspectors must still adhere to their standards of practices and "codes" governing their trade.      Recently, I came across an unusual situation in which the builder installed expensive OSB (Oriented Strand Board) on the crawlspace walls. Immediately the red flags went … (26 comments)

(not so) Speechless Sundae ~ Macro Photography...                  Some years back, I went through a phase where I was enamored with strobes and macro photography. Needless to say, it did not take me long to get lost somewhere in the chasms of my right mind. (I might add, this is a scary place to be if you haven't been there.)     After several failed attempts, the results started getting better. All I can say is thankfully, digital film is cheap and reusable.     This was the best out of that session. Having dug this one out of the archives, I think … (32 comments)

michaels dig: Stop and Smell the Flowers... - 03/31/12 02:21 PM
Stop and Smell the Flowers...                  Okay, I know that this heading is typically reserved for Sundae's and if all goes well, I will post something tomorrow.     Okay, the reason I am speechless is that this month has been a wild ride. Yes, real estate is local and our local market has been going as if there is no tomorrow. What can I say but, "Thank you God!!!"      Typically, by now I would have posted bougobbles of flower photos. But with the market being so robust, I have not had time to stop and smell the flowers. Gosh, … (10 comments)

(not so) Speechless Sundae...                  Thankfully on some days, we are supposed to let the pictures do the talking. Today is one of those days where I have a bad case of writers block. I'm not sure if it is the after effects of too much fun yesterday or just a bad case of the cranial circuits misfiring. What ever it is just enjoy the sunrise mon...

michaels dig: Tatoonie... - 03/21/12 02:35 AM
Tatoonie...                  I am fascinated at the optical illusions created at sunrises and sunsets. While some are more colorful than others, the mirage of the double sun is very reminiscent of my home planet of Tatoonie.     At times, it is difficult for me to get used to the single sun on this planet. But when I see the double sun effect, I often wondered why I left. But then, I remember. On Tatoonie, we do not have oceans - just deserts. Miles and miles of sand and rocks. Gosh, folks on this planet don't realize how good they have … (29 comments)

michaels dig: The Wonders of the Deep... - 03/20/12 02:07 AM
The Wonders of the Deep...                  I am constantly amazed by the colors and shapes found in nature. While at John Pennekamp State Park in Key Largo FL, I had the opportunity to tour the campgrounds and do some snorkeling in the crystal clear waters.     It is one thing to look at marine life while wading through the water. It is another to view the splendor by snorkeling or diving. I am saving up for another trip as this one reminded me of all there is to do in the keys. It is not just a place to do … (24 comments)

(not so) Speechless Sundae ~ The Green Flash...                 There has been a lot said or speculated on the viability or feasibility of the "So Called" green flash at sunset that some folks swear they see in the final few seconds. Although I have witnessed it several times, I have often wondered, was it just a "fig newton" of my over active imagination? A strange phenomenon created by the optic nerves after staring at the orange orb slowly sinking in the west? While in the Keys a few weeks back, I was on a "mission from the gods" - … (23 comments)

michaels dig: Crossing the Abyss... - 03/16/12 03:02 AM
Crossing the Abyss...      There is a point or a place when business owners make a decision, to stay where they are and remain at their comfort level or go further into the unknown and stretch themselves beyond the point of no return. There is that place between where you are and where you want to go which many call the abyss. That "no man's land" that can be a treacherous crossing.      A few years ago, I started to make this crossing but retreated back to safety when the market took a downturn. I now find myself, once again at … (22 comments)

michaels dig: Taking it Off... - 03/13/12 02:36 AM
Taking it Off...                  Tuesday. The official weigh-in day for "Taking it off in the Rain" and My Fitness Pal. As expected, I was a heathen, got off my regimen and gained a few pounds while on vacation. I got up to 195.5 but still stayed under 200. Which was a mixed bag of both victory and defeat - not what I wanted but it is what it is. Since I got back, I have really been hitting it like a man possessed.     MyFitnessPal has me on a 1340 calorie a day plan and this past week I have … (25 comments)

I Know I've Been Pretty Scarce...                  ... here lately. While not to infuse a blame lessening excuse for my absences, I have been busy working both in and on the businesses. My goal this year is to double the income from both and it does take a lot of time, effort and dedication.     Ever since I have come back from vacation, the phones have been ringing and the workload has been piling up (Thank You, God!). It has oft been said that real estate is local, and right now in the Middle Tennessee area, it is going gang-busters. … (24 comments)

My Fitness Pal...                  There are many of us here in the 'Rain that are becoming more aware of our health and are doing something about it. While Rodger Mucci's group "Take it off in the Rain" is a step in the right direction, I was turned on to an App that adds accountability and more. It is called MyFitnessPal.     MyFitnessPal gives you the online convenience to access your daily fitness goals from your MAC, PC, Droid, iPhone or iPad. You can track everything from your daily food intake, wight loss/gain, exercise routines and there is even an online … (25 comments)

michaels dig: Close, but no Cigar... - 02/28/12 01:17 AM
Close, but no Cigar...                  Back when I was a kid, I picked up the saying, "Close is good in horse shoes and hand grenades". Well, close in those areas is okay but it can be good in weight loss too. As today is Rodger Mucci's weigh-in day for those who want to "Take it off in the Rain", I stepped on the scale with some trepidation this morning. Once again, my weight had been bouncing all over the map but staying well below my last major plateau.     My goal was to be at 192 by the end of … (19 comments)
