nashville home inspector: Load Bearing Windows... - 10/22/11 04:54 AM
Load Bearing Windows... As a licensed home inspector, I need to get continuing education credits every year in order to maintain my license. That being said, I really do my best to keep up on the latest and greatest especially when it comes to new new products and construction practices. The other day while doing a framing inspection at a new subdivision that they are building in the Brentwood, TN area, I came across the latest and greatest in window technology. The new load bearing windows designed and developed by ~ Labor Savor Technologies, totally eliminates the need of headers

nashville home inspector: Inspecting Older Electrical Systems... - 10/19/11 06:31 AM
Inspecting Older Electrical Systems... When inspecting older properties, a Nashville Home Inspector needs to stay on their toes and leave nothing to chance, especially electrical systems. The picture to the left shows an older panel with wires tapped off the top of the main bus lugs which are leading to another panel. As the need for energy increased, many older electrical systems did not have the capacity to meet the expanding demand, hence taps such as this one. My concern is always for the safety of the occupants. Being rated at 60 amps, the wires leading to the sub-panel did

nashville home inspector: A Few Bricks Short of a Happy Meal... - 10/02/11 04:44 AM
A Few Bricks Short of a Happy Meal... I ♥ new construction - never a dull moment. You know the drill, the lowest bid gets the job. And, along with that comes the short cuts to profitise the project. As we all know, home inspectors are not "Codes" inspectors; however, we must know and understand the "accepted trade practices" for the various professions in the municipalities in which we serve. The HVAC contractor who installed the furnaces and air handling units for this property must have either been a few bricks short of a Happy Meal or was

nashville home inspector: Codes Inspectors Miss More than You Think... - 09/04/11 05:59 PM
Codes Inspectors Miss More than You Think... I am critical with electrical issues especially when it comes to safety. While inspecting a new construction property located in the of Middle TN area, I was surprised to see so many problems in a recently installed panel. It has always been my practice to give the "tug test" on all wiring connections in panels. During the inspection of one of the sub-panels, I found one of the main leads to the was loose at the connecting lug. To me, this is a potential shock and fire hazard as aluminum wiring

nashville home inspector: Looking for the not so Obvious... - 08/25/11 07:04 AM
Looking for the not so Obvious... Like everything else on this planet, there is an expected service life for products. Older cast iron waste systems prevalent before the early 70's certainly fall in this category. Typically, this material rusts from the inside out, gets sclerosis (much like your arteries), and is prone to clogging as the system ages. However, rehabbers often overlook these aging systems as they are often expensive to replace - especially between the house and the main. Service caps in the yard should be securely threaded into the pipe to prevent raw sewage from exiting the pipes

nashville home inspector: What's Right with the Property? - 08/22/11 04:37 PM
What's Right with the Property? As home inspectors, we are hired by agents and prospective owner alike to find what's wrong with the property. Far too many times, inspectors are quick to start the litany of what is wrong. This often leaves the buyer with a "bad taste" in their mouth and second thoughts about the dwelling. Every property, challenged or otherwise, has some good points too. It could be the neighborhood, new floor covering, or beautifully manicured landscape. I have talked to many real estate professionals over the years searching for the number one reason why agents look elsewhere

nashville home inspector: Quit Peeing on My Floor... - 08/19/11 07:53 AM
Quit Peeing on My Floor... Let's face it, occasionally all of us at one time or other has had bladder control problem. Pressure builds up, a slight sneeze and... OOPS!!! How embarrassing. The same thing happens in your home's plumbing system. Pressure builds up in the storage tank, water valve gets turned off quickly and… Now, one could put a bucket under the valve extension or do something stupid like put a cork in it, but hopefully we ARE smarter than that. Odds are, the bladder in the expansion tank is either waterlogged or defective. Expansion tanks are

nashville home inspector: How to Read the Tonnage on Your AC Unit... - 08/11/11 05:04 AM
How to Read the Tonnage on Your AC Unit... One of the questions that many folks asked on yesterday's post, was how does one know the tonnage of their air conditioning system. On the system's model number there will be a number: 18, 24, 30, 36, 42, 48, 60. Take this number and divide by 12. This will give the tonnage. i.e. 1.5, 2, 2.5, 3, 3.5, 4, 5. The only variation in this numbering scheme will be the newer Puron units. The manufacturers decided to make the evenly divisible numbers one more or one less. i.e. a 2 ton

nashville home inspector: Has Your Pot Gone to Pot? - 07/20/11 05:25 AM
Has Your Pot Gone to Pot? Having been in the home inspecting business for over a decade, nothing really surprises me anymore. Seen it. Probed it. Wrote it. There are, however, some things that would seem to me that the average home owner would take note of. <sigh> But they don't. One of the more common issues I find in properties is with the china --- facility that is. Most folks sit, use, flush and get on with life. Loose toilets and leaking wax flange seals can literally eat you out of house and home. The nutrients in Black Water

nashville home inspector: Doing Things Bass Ackwards... - 05/26/11 01:15 PM
Doing Things Bass Ackwards...I like my job. As long as there are fix-er-uppers, unhandymen, and folks to buy, I will never run out of blog fodder.I just love it when I get a call from an agent or buyer and they say, "This house is immaculate. We couldn't find anything wrong, I'm sure you won't either; but 'as a formality', we are going to have you inspect it.""As a formality"? Oh gawd how those words strike fear to my heart and give me that churning feeling in the pit of my stomach. Having had a lot of experience with flippers, I

nashville home inspector: Our Most Precious Asset... - 05/10/11 06:07 AM
Our Most Precious Asset...Trust. The most precious asset that we in the real estate profession have. Trust, can be likened to a strong cord that binds the working relationship together, however; once the bonds are broken they cannot be easily mended. In real estate transactions, Lay people innately trust the folks they are dealing with - seller, builder, agent and inspector. So why do folks lie? Certainly, all iniquities will be brought to light by the inspectors all seeing eye, flashlight and knowledge. Most folks are reasonable. If the facts are laid upon the table before consummating the contract with an

nashville home inspector: We Have an App for That... - 11/06/10 07:44 AM
We Have an App for That...We've all heard the expression about someone's bubble in their level being a little off. I'll be the first to admit it, but there are times when I resemble that remark. However, it never ceases to amaze me how many licensed plumber's bubbles are off. Maybe they missed the class that, yes, that stuff, goes down hill. Could be that they are not level headed or like the housing market, their bubble may have burst. Whatever! There is a neat app that can be downloaded to your Droid or iPhone that is remarkably accurate. The app

nashville home inspector: If It Doesn't Look Right, It Probably Isn't... - 10/25/10 06:53 PM
If It Doesn't Look Right, It Probably Isn't...Oye, Veh! Handymen! They do some stuff that makes you want to scratch your head with an orbital sander.Okay, so there are some folks that have a bad case of mental constipation. Like they can't have brains AND good looks, can they? Some must contemplate for hours on ways to "figger out" ways to do stuff that defies all logic and take us to the extreme realms of fantasy. Is is real or am I just delusional? This ingenious way of installing two dryer vent hoses is so-o-o-o wrong on s-o-o-o many levels, I

nashville home inspector: Home Safety Tips... - 10/06/10 07:22 AM
Home Safety Tips... Every year, thousands of Americans are badly injured in their homes. They take for granted that their homes are safe but do not take time to be fully engaged in home safety. Many home injuries are directly related to poorly installed or maintained attic ladders. Manufactures specializations take precedent over municipal codes and handyman's way of doing things. Manufactures specify that pull-down ladders are to be secured with 1/4 x 3" lag screws or 16d nails and follow a specific pattern. Drywall or deck screws installed in a "willy-nilly" pattern are not approved although I see them

nashville home inspector: Inspection Photo of the Day... - 05/07/10 06:23 AM
Inspection Photo of the Day... Following instructions is important. When it comes to this department, some folks adopt the attitude: "P-f-f-ft! Instructions? I don't need no stinking instructions!!!" Manufacturers spend a lot of time designing their products for safety. They go through great lengths to tell the end consumer the correct way to install their product. Some instructions are as simple as pouring water out of a boot with instructions on the heel...
