nashville tn real estate: Get Hosed... - 09/27/11 05:50 AM
Get Hosed...       Well, it looks as if our ‘ol buddy, ‘the Flipper’, has been hard at it playing plumber once again. <sigh> While inspecting a “flipper” in the Nashville, TN real estate market, once again, I good laugh at the expense of the "remodeler". (Term used in the loosest sense of the word) If you want to see how not to install the drain line for a dish washer, feast your eyes on the picture below!      I believe in "repurposing" building materials as a way of keeping stuff out of our land fills, but this one takes the cake! … (68 comments)

nashville tn real estate: What Would YOU Do? - 09/20/11 05:31 AM
What Would YOU Do?     The most critical characteristic of stairs is that every step be the same. Building codes officials should enforce this rule - some do; some don't. On average, falls on stairs kill 4,000 people a year and another 2 million are seriously injured in the United States.     Many different terms have been used in describing stairs and in this post, I will not get into detail about rise/run/spindle spacing etc.     In the home inspection world, if something doesn't look right, it probably isn't. Walking up this staircase, that little voice went off in my head raising a … (61 comments)

nashville tn real estate: (not so) ~ Speachless Sundae... - 09/18/11 05:00 AM
(not so) ~ Speachless Sundae...     Let's face it, most of us have some way to remind us or jog our memory to do something. For some, it might be a string around the finger, a sticky note or an alarm set in the mobile phone.      For some though, it takes something a little more concrete, or in this case an attention getter to let this property owner know that they cannot pull the car in any further. Sadly, the pollard was not only bent, but the some of the bolts were broken.  One would think that there would be an … (22 comments)

nashville tn real estate: Thankful Thursday... - 07/07/11 05:00 AM
Thankful Thursday...     Much like the 3 day weekend where I seemed to pack 5 days of activities into 3, this short week seems to be a mirror image - packing a weeks worth of work into 4.     Not that I'm complaining. The local market is hotter than a fireworks on the 4th of July. Most folks that I have talked to have said that this 2nd quarter is the best that they have had - ever!!!      So why is it the talking heads on the boob tube constantly want to paint a picture of doom and gloom? The economy is … (36 comments)

nashville tn real estate: Percy Warner Park... - 06/03/11 05:24 AM
Percy Warner Park...Located at the end of Belle Meade Blvd in the prestigious Belle Meade section of Nashville, TN stands the entrance to Percy Warner Park the "Crown Jewel" in Metro Nashville's park system. Percy Warner Park at 2058 acres is the larger of the two Warner Parks. Together Edwin Warner and Percy Warner combine to make the largest municipality administered parks in Tennessee with a combined acreage of 2,684.Variety is the one word that comes to mind when describing Percy Warner Park. The approximately 10 miles of scenic roadways meandering through the hills and valleys, offer motorists a leisurely drive … (32 comments)

nashville tn real estate: Friday's Fotos... - 04/22/11 05:35 AM
Friday's Fotos...Sometimes, the photography gods smile and I get lucky. IMHO, photography boils down to: 10% skill. i.e. knowing which end of the camera points in which direction. 05% subject matter. I, like many of you, have been to places and events we all want to capture. "Click". 15% inspiration. There are times, when inspired, I go to a spacial, timeless place in my mind. Driven by passion and inspiration, I feebly attempt to capture the essence. The rest is pure unadulterated luck!!! Being at the right place at the right time under the right conditions. There are times when the god's … (41 comments)

nashville tn real estate: Thankful Thursday... - 04/21/11 05:05 AM
Thankful Thursday...In the Thankful Thursday department for this week, I am just that, thankful. After what seemed to be a brutally harsh Winter in more ways than one, the warmth of Spring seems to be bringing with it a thawing in the real estate market here in the middle Tennessee area. While this area has not been hammered as badly as other parts of the Nation, business was, at times, sluggish at best. Thankfully, by the grace of God, we were able to hang in there.Today, I want to give Thanks where Thanks is rightfully due - THANK YOU God!!! Both … (36 comments)

nashville tn real estate: (not so) Wordless Wednesday... - 04/20/11 03:55 AM
(not so) Wordless Wednesday...As if I don't already have enough things to do, I spend much of my down time pondering while tinkering and futzing around in my Koi ponds. As in any garden, there is maintenance. In the cool of the evenings, I don my waders and go about the enjoyable, brainless, mindless tasks of pulling weeds, thinning/dividing and fertilizing plants. Kinda nice, especially after a hectic day, listening to the cacophony of life in the real estate world. I constantly work to maintain a natural, balanced ecosystem in order to harbor a variety of plant, animal and aquatic life. … (37 comments)

(not so) Wordless Wednesday...Adorned like a ballerina in her silk dress with delicate underlayers of crinoline, the Quanson Cherry blooms in my front yard. Blushing pink against the backdrop of the early morning sky, she dances gracefully across the lawn, enchanted by the medley sung by the choir of birds nestled in her hair. The sun, peeking from behind the billowy curtains of the early morning sky applauds her performance.   radnorlake

nashville tn real estate: Go Ahead, Call Me What You Want... - 04/09/11 07:17 AM
Go Ahead, Call Me What You Want...What? 6 AM? No! Can't be. Must be something wrong with the clock. The automatic electronic synchronization gizmo must be on the fritz. What's That? Can't be! Birds chirping out my window? Gawd, I must be either in a bad dream or it really is 6 and my sorry butt is still in the sack. Now down here, we have a lot of names for folks who sleep in. We call them sorry, lazy, slug, sloth, good-fer-nuthin' and if you really want to hit below the belt, heathen.  Now I'm not one to interject blame … (33 comments)

nashville tn real estate: Stupid Stuff… - 03/31/11 04:49 PM
Stupid Stuff… Let's face it. It is still a buyer's market. They still sit in the driver's seat with both hands firmly on the wheel that drives this real estate machine. Home inspections are one of the many roads that buyers can go down to either drive down the cost of the property or back out of the purchase altogether.  During the course of the inspection, I often get asked by nervous agents and buyers, "Finding much?" "Just stupid stuff." I often reply with a smile. Stupid stuff. The incompetent, sloppy substandard workmanship that makes one roll their eyes, scratch their … (23 comments)

nashville tn real estate: Never Answer the Same Question Twice ~ Home Inspections - Purpose and Scope... - 02/09/11 05:44 AM
Never Answer the Same Question Twice ~ Home Inspections - Purpose and Scope... Let's face it, we are all in business to make money. Some home inspectors, often embellish what they do in order to get the job. With some folks over promising and under delivering, it is understandable why there is mistrust in this phase of the real estate transaction. This short video, "Purpose and Scope", is based on accepted National and the State of Tennessee standards of care. While most states mirror National and neighboring states standards; it is always best to check your State's charter, as there may … (26 comments)

nashville tn real estate: (not so) Speechless Sundae... - 01/30/11 06:11 AM
(not so) Speechless Sundae...Night photography is challenging for everyone, especially a novice. To me, there is something about the glow of the neon, man made lighting, and eerie shadows that beckons me to give it yet another whirl. I have taken many shots of downtown Nashville, TN. The vast majority have wound up in the virtual river that runs through my desk top. Early yesterday morning, I decided to give it another go before the fam wiped the sleep from their eyes. If y'all are interested, I will write a post about how to take better night shots. Let me know...

nashville tn real estate: When in Doubt, Fake It... - 11/30/10 05:34 AM
When in Doubt, Fake It... If you are like me, it's easy to get confused and the ability to distinguish one's right hand from the left can befuddle even the most intellectual of us at times. Sure, one can fall back on the simple solution; look to see which arm you are wearing your wrist watch. That will work unless you are one of THOSE who wears their watch on the OTHER arm. And if you don't wear a watch, this will confound issues even more putting us back at square one.  Perplexing as it may seem, distinguishing right from left … (37 comments)

nashville tn real estate: Did I Do My Best... - 10/29/10 05:46 AM
Did I Do My Best...As I am on the verge of crossing the threshold and sojourn to the next plateau, I stop to reflect before going forward. Standing on the peak, I look back down the terrain I grappled through, sometimes with a multitude of mixed emotions. The question I most ask myself is: "Did I do my best to help spread the love?" Every day, many fabulous articles are posted by several thousand active members. They, like myself, like to receive comments. Alas, it is physically impossible to comment on every one, even within my own sphere of subscribers.  Did I … (51 comments)

nashville tn real estate: Ponding, It's Good for the Soul... - 09/25/10 06:13 AM
Ponding, It's Good for the Soul...Last weekend while touring the "Parade of Ponds" hosted by the Nashville Pond Society, I had an opportunity to see a variety of ponds. Being an avid "ponder" myself, I really enjoy the therapeutic aspects of ponding. Far too often, many lay people misconstrue ornamental ponds with huge grandiose displays that rival Niagara Falls. Far from it. Many properties have small back yards which require smaller, more intimate settings. Nevertheless, the sounds and the tranquility is the same. Ornamental ponds incorporate all the elements of feng shui - wood, fire, earth, metal and water. Ornamental ponds not … (21 comments)
