real estate: When Is a Bedroom Not a Bedroom? - 02/03/09 06:11 AM
As real estate professionals, most of you have see properties hit the MLS system with blurbs such as, "Newly renovated 1940's vintage home; newly remodeled kitchen, 3 bedroom, 2 full baths, 1 1/2 bath, updated electrical, and the list of propaganda features goes on... I recently wrote a post entitled "How Do You Like Your Marshmallows Toasted?" In this article, I talked about hidden electrical issues often found in rehabs. Another often overlooked electrical issue is the electric panel in the back of a closet. Many us us who have been in the industry long enough, know how many electric panels

real estate: Thanks, But No Thanks… - 09/24/08 05:00 AM
Many of you who follow my blogs, know that last Saturday I wrote a post about an attorney who was selling his house and he threatened to sue me because of issues that I put in my report that his inspector did not find a year ago. (Click Here to Read Post) Well blow me down, late Monday evening I get a call from the seller. To cop a phrase from the NFL, “Upon further review” of the structural, electrical and plumbing issues I addressed, it seems as if the original inspector missed these issues or failed to put them in

real estate: The Long and Short of It... - 09/03/08 06:09 AM
There is a lot of debate between home inspectors as to whether bigger is better. Having been a long time believer in the train of thought, that bigger was better, I have come to the realization that is not always the case. Although some real estate agents like big or long reports, I have found that most like short ones as they seem to be less intimidating not only for them but for the buyer as well... After studying my competition and talking to real estate professionals, I an learning what is successful in the market place and what does my

real estate: OOPS! - Again... - 08/07/08 06:17 AM
Like everything else on this planet, there is an expected service life for products. Older cast iron waste systems certainly fall in this category. I have written several posts on this material rusts from the inside out, gets sclerosis, and is prone to clogging as the system ages. However, areas rehabbers often overlook are the service caps. These must be securely threaded into the pipe to prevent sewer gasses and raw sewage from exiting the pipes and into the home or yard. The threads in this cleanout have been stripped preventing this cap from being properly secured. If the caps

real estate: The Elephant in the Closet… - 08/03/08 06:12 AM
Yesterday, I wrote a piece “There Ain't Nothing Wrong With This Is There?” What has really stuck in my craw about this whole ordeal is that no one has said anything about the elephant in the closet. I was inspecting the bathroom when the real estate agent walked in and saw the pipe. She raised her eyebrows and dropped her jaw and looked at me with that ‘deer in the headlights’ look. A moment later, the rehabber walked in, looked at the pipe and glanced at me and walked out without saying a word. The sad thing is that the first-time

real estate: Eminent Domain or Immanent Disaster for Property Owners? - 07/03/08 07:41 PM
By now, just about everyone knows that under a process called eminent domain, the government can (and does) seize private property for public use - to build roads, or infrastructure deemed ‘for the good of the public’. Is eminent domain being abused when the government can also seize your land for private use if they can prove that doing it will serve what's called "the public good"? Furthermore, is seizure of private property always in the public’s best interest or the best interest of “Big City Government” and generating more tax revenue? It's been three years since the disastrous landmark Kelo
