McCallum Road and Highway 1 interchange upgrade coming soon

Upgrading is underway for the interchange at McCallum Road and Highway 1. The upgrade plans include more lanes over Highway 1, longer deceleration on both sides of the highway and changes to the traffic pattern to ensure that peak volume traffic does not back up onto the highway. Bike lanes and sidewalks are also included in the plans, along with a new park-and-ride lot to encourage car pooling. Total project cost is estimated at $25 million shared by Government of Canada ($8.3 million), Government of British Columbia ($8.3 million), City of Abbotsford ($8.3 million). Construction is expected to be running from Spring 2010 – Spring 2011.

Existing interchange was built in 1960 as part of Highway 1 freeway project. Current traffic volume exceeds the capacity of this 50 year old bridge.

Similar plans were announced for improvements to the Clearbrook Road Interchange but that project seems to be on the back burner for now.

Yesterday (or was it day before) Google finally launched the "street view" feature in Google Maps in Major cities across Canada including Abbotsford. This is really going to be a cool tool for REALTORS® & people searching for homes. You can check out the neighborhood on your computer screen before deciding whether you want to see homes in the area. I have already added this feature to my website. When you click on Map, you have the option the see the street view.

So go ahead and virtually drive around in the neighborhood before you call to book the showing

Last month when BC govt. announced the plans to implement new tax system HST (harmonized sales tax) in 2010, I wrote a blog post about how it would affect the real estate industry and new home buyers.

Starting July 2010 consumers will have to pay a higher tax on new houses, renovations, REALTORS®' fees and other real estate transaction fees such as notary services, home inspections and appraisals. All of those are currently exempt from the PST and are only subject to the GST.

Just like me most other REALTORS® are concerned that home buyers and sellers, particularly buyers of new homes, will bear most of the burden associated with the proposed Harmonized Sales Tax.

So you wanna be an email marketer?

Hey Abbotsford REALTORS®, this post is for those of you who email their new (and old) listings to others REALTORS® on regular basis. Email can be great marketing tool if you are using is properly. I use Google apps for my email and recently I have noticed that most of your "listings blasts" are landing in the junk mail folder. Google has some of the smartest junk mail filters available and if Google is starting to filter your emails as junk you can imagine whats happening at other mail exchange servers like 1and1, GoDaddy, Shaw & Telus etc.

Now I'll move your e-mail addresses to my safe list because I don't want to loose your emails if we are doing a deal together or if there is any other important e-mail coming from you guys. But is everyone else out there going to do the same thing for you?

Once your domain name or email address is "blacklisted" at major ISPs you'll have tough time delivering emails to other REALTORS® or even clients. So be careful how many mass e-mails you send from your e-mail address. If you are using email based on your domain name (IE: listings@MyAbbotsfordListings.Com) your domain name will be seen as the culprit by the junk mail filters. Changing email address to something like NewMail@MyAbbotsfordListings.Com will not work.

I usually delete your listing promoting e-mail without opening it if I am receiving 1-2 emails a day from your office, because I know there is nothing special about this email (you know who you are). If you are one of those who send out listing emails once in a while because there is something special to announce about your listing, there is better chance that I'll open it and there is minimal chance of getting blacklisted at internet service providers.

You should also track you emails to see if they are being opened by the recipients. Point2, MLXjet and other software allow you to do that. By using these easy to use programs you can easily tell if your email campaign is working or you are wasting your time.

All callers had one thing in common, they were expecting to save a truckload (or a car-load at least) of money in the transaction. Yes, its happens every year. Local newpapers (and sometimes The Province and Vancouver Sun) will publish stories about the propane-fuelled bird scare devices or "blueberry cannons" as we call them. Then a chain reaction of letters to the editor from both proponents and opponents of blueberry cannons will last all summer.

Shrinking rural urban divide and increasing number of blueberry fields make a ceasefire - between residents and farmers - unlikely in the near future. Property tax due date is coming soon. Owners eligible for the Homeowner Grant must apply for it by the due date of July 2nd 2009. As permanent resident of the Province you qualify for the basic homeowner grant on your principal residence. People over 65 years of age, disabled/handicapped persons and a war veterans you qualify for additional homeowner grant.

For futher information about homeowner grants in BC call Home Owner Grant Administration Branch at 1-250-356-8904 or 1-250-387-8166. In abbotsford you can apply online at abbotsford.ca or complete and submit the application located on the front of the property tax notice. Full payment of taxes is not a requirement to claim the Home Owner Grant. A penalty of 5% will be applied to the grant, in addition to any outstanding taxes after July 2, and a further 5% penalty will apply to any outstanding amount after September 15.

Golden Ears Bridge opening this month

Golden Ears Bridge - the $800 million project connecting Langley and Maple Ridge - will open to traffic on June 16, 2009. The six-lane bridge was originally scheduled to open July 1 but construction finished weeks ahead of schedule. This six-lane toll bridge spanning the Fraser River near the Surrey-Langley and Pitt Meadows-Maple Ridge borders is expected to transform traffic patterns cut travel time between the cities. Mission residents will be able to get to Langley without going throu Abbotsford or Port Mann or waiting hours for the Albion Ferries. New Shopping Center Coming @ Mt Lehman Interchange

A new shopping mall is planned @ the site near Abbotsford's Mount Lehman interchange across from the Fraser Valley Automall. The project, which has been given approval in principle by Abbotsford city council, will have access off Trans Canada Highway (# 1) and is expected to draw shoppers from Hope to Langley. It is scheduled for completion in the fall of 2011. Shape Properties developments is behind this 600,000-square-foot shopping mall. It is estimated to cost $170 million. Some new papers suggest that a Wal-Mart Supercentre could be the anchor tenant in the new development.

No Change In Interest Rates

The central Bank of Canada held its key interest rate unchanged (on June 4th) at 0.25 percent. The decision to leave interest rates unchanged came as no surprise because the central bank said in April it would leave the overnight target at 0.25 per cent until the middle of next year, provided there isn't surprise increase in inflation. The central bank reaffirmed its pledge to hold rates where they are for almost another year. It made no mention of unconventional monetary easing, such as printing money $$$$$ to buy securities & bonds etc., upholding its view that further stimulus is not required any time soon. The sharp rise in the value of the Canadian dollar on exchange markets could hurt efforts by the Bank of Canada and Canadian governments to restart the country's economy, central bank governor Mark Carney said in his statement. “If the unprecedentedly rapid rise in the Canadian dollar, which reflects a combination of higher commodity prices and generalized weakness in the U.S. currency, proves persistent, it could fully offset these positive factors,” the Bank of Canada said in a statement today from Ottawa.

HST may hurt housing market in Ontario

Just as real estate market is begining to recover, Realtors and home builders are worried about Ontario's new harmonized sales tax(HST). Under current laws, new homes are exempt from PST. Under the new HST, new homes worth less than $400,000 will qualify for a 75% tax rebate, but new homes worth more than $500,000 will be subject to full HST (5%GST+ 8%PST = 13%HST). This would mean an additional $30,000 on a $500,000 home. At present, the price of a $500,000 house includes about $10,000 in provincial sales tax on items such as lumber and bricks.

In 2008, real estate in Ontario accounted for $56.6 billion in sales, over $6 billion in economic spending, and $1.35 billion in land transfer tax revenue to the provincial government. In addition, the real estate industry employs 110,000 Ontarians directly or indirectly.

Beginning July 2010, the HST will be applied on all new homes. Housing costing less than $500,000 will be eligible for as much as six percentage point tax rebate, but anything priced above that gets the full 13% tax.

If you live in British Columbia you avoid the PST, at least for now.
