Ok all you TweetDeck fans out there - you won't want to miss this new version! TweetDeck v0.32 just got better!

I downloaded the new version yesterday and have been overwhelmed with the new features!

New features like a quick the new retweeting button that puts both images on the retweet with a quick click...

Tweetdeck now seamlessly integrates other social networking platforms like LikedIn & FaceBook now too.

Details on the $8,000 First time homebuyer Tax extended and expanded

Lately the news about the extension of the $8,000 First Time Homebuyer Tax Credit and it's expanded reach to all home buyers is getting a lot of attention and questions. President Obama has approved the Housing Tax Credit Expansion and Extension. I've gotten a few questions about it over the last few days so thought I'd set out the details of the bill.

$8,000 First-Time Homebuyer Tax Credit Extension

Under the American Recovery and Reinvestment Act of 2009, qualified first-time homebuyers may receive a tax credit up to $8,000. President Obama’s bill extends this program into 2010.

• Eligible for homes with purchase agreements signed by April 30, 2010, and closed by June 30, 2010

• Available to first-time homebuyers who have not owned a home during the past three years

• Credit amount up to 10% of the home’s value, not to exceed $8,000

• Buyers qualified for full tax credit are single taxpayers with incomes up to $125,000 and joint filers with incomes up to $225,000

$6,500 Tax Credit For Current Home Owners

President Obama’s new bill also provides up to $6,500 tax credit to current home owners who purchase a new primary residence. Eligible for homes with purchase agreements written by April 30, 2010, and that close between November 6, 2009 and June 30, 2010

• Qualified home buyers must have lived in their current home for 5 consecutive years of the last 8 years

• Maximum purchase price of the home is $800,000

• Single tax filers who earn up to $125,000 are eligible for the total credit amount. Partial credit can be granted for incomes up to $145,000.

• Joint filers who earn up to $225,000 are eligible for the total credit amount. Partial credit can be granted for incomes up to $245,000.

It's the $6,500 Tax Credit for Current Home Owners that's really news. Right now with interest rates at an all time low, inventory is still healthy here in the Triangle but the competition (other listings) starts to dwindle during the holiday months leading up to the end of the year. It will be interesting to watch what our market does in January.

One of the things I like to watch is the showing activity for our area. How are we doing with showings? Below is the report from CSS (Centralized showing service) indicating the total number of showings for all of the TMLS area (Triangle Multiple Listing Service) for 2009 showings:

The graph to the right represents everything Active & SOLD in Wake County for the past 3 months. As you can see the average list price when taking into consideration all types of properties comes down to just over $240,00 (as opposed to just over $388,000 for detached homes)

The graph to the left represents the average price per square foot for all active detached listings Active & SOLD in Wake County for the past 3 months.

*The sale price per square foot is computed by dividing the sale price for each property by the number of heated square feet for that property. The sale price per square foot computations are summed and then divided by the number of properties sold in a given month.

If no sale price is recorded, that property is not included in the calculations. The Average Sale Price Per Square Foot report may be computed for a location specified by state, county, city, subdivision, or street.

Socialnomics - not just a catch phrase anymore...

Here's a great video that shows just what all this social networking/marketing is actually doing in today's terms. You can't pick up a magazine, read an online post, or sit through a marketing meeting without the topic coming up. Just who IS making money using Social media marketing? AND just what is the ROI for all the time it takes to become proficient using this marketing platform.

The truth is it's not just the real estate market that is catching the social scene.

Take Gary Vaynerchuk from New Jersey for instance. He took his small family run company from $4 million in sales to $50 million using social media in about 3+ years. He reports that back in 2006 having spent $15,000 in a direct mail campaign brought him 200 new clients. Today he spends $0 on Twitter and he attracts 1,800 new customers. What's his product? WINE! As I was leaving an un-eventful Valentine's Day today, one of the mail clerks yelled "Adams!! You have a package!!" A package, I thought to myself. I'm not expecting anything. What could this be? I took the box into my office and closed the door. As I opened the box, a flood of joy came over me as I looked over the cards from you and the young ones, one of my co-workers walked in to see tears rolling down my eyes. TwitterFriends - a fantastic tool to see just how you're doing on Twitter

First of all let me start off by saying I am NOT an expert on Twitter by any means! But like you, I'm hearing so much chatter over and about Twitter these days. The comments I hear range from I just don't get it to I set up a twitter account but now what... to the I've sold XX number of homes using Twitter.

There doesn't seem to be a shortage of people out there tagging themselves as "experts" these days. They boost about their successes and knowledge on Twitter. And that's great. You'll find them feverishly tweeting through meetings, family gatherings even classes about Twitter. I really hope that what they say IS true. It's really important because twitter is such a misunderstood business tool.

But I needed a way to find out how can I substantiate those claims? As someone that has started learning about how to use twitter in my business as a Realtor® I would like to learn more ~ but from where and from whom? How can I find out if I'm measuring up? How do I compare to others that do have more experience than I do on Twitter?

Well I found a fantastic site called Twitter-Friends.com. It's a tool that I can use to monitor how I'm doing on twitter, learn where I need to improve, and even check on those so called "experts" before I start to listen to their teachings... Jason Annas @jasonannas does a fantastic job of explaining more about what really matters on Twitter in his blog Steps to Successful Twitter users.

So I hope that you'll find this site useful as you analyze your habits, improve, and become better on twitter.

Wow - this is the best news I've heard in a long time. Now let's make sure that the Senate passes this House resolution bill #3548. Remember that is still takes 45-60 days to close once you've decided on that perfect place to call home. AND that in order to qualify for this terrific tax credit this time there is an added stipulation - YOU MUST BE UNDER CONTRACT BY APRIL 30TH.

First Time Homebuyer Tax Credit Approved

Homebuyer Tax Credit Expanded to Additional Homebuyers

The Worker, Homeownership and Business Assistance Act of 2009 was signed into law on Nov. 6, 2009. This legislation has extended and expanded the first-time homebuyer credit.

Changes in the new law:

Extends deadlines for both purchasing and closing on a home.

Adds a credit for long-time homeowners buying a replacement principal residence.

Homebuyers with higher incomes may now be eligible.

Extended Deadlines for the First Time Homebuyer Tax Credit

An eligible taxpayer must sign a binding contract to buy a principal residence no later than April 30, 2010. The home purchase must close by June 30, 2010. (In most cases, it takes 30-60 days from date of contract to actual close of purchase).

Homebuyers that qualify than then claim the first time homebuyer tax credit on either their 2009 or their 2010 tax return.

Tax Credit Expanded to Additional Homebuyers

New to this tax credit - if you've owned a home within the last eight years for a significant amount of time, you may qualify for a homebuyer credit of up to $6,500 (up to $3,250 for a married individual filing separately).

Homebuyers must have lived in the same principal residence for any consecutive five year span out of the past eight years. The new home purchased must also be the homebuyer's principal residence.

Homebuyers with Higher Incomes Can Now Qualify

The new law raises the income limits for homebuyers purchasing after November 6, 2009. The credit phases out for individual taxpayers with modified adjusted gross income (MAGI) between $125,000 and $145,000 or between $225,000 and $245,000 for joint filers. The existing MAGI phase-outs of $75,000 to $95,000 or $150,000 to $170,000 for joint filers still apply to purchases on or before Nov. 6, 2009.

Just the Facts - $8,000 First-time Home Buyer Tax Credit.

The $8,000 tax credit is for first-time home buyers only. In this case, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.

The tax credit does not have to be repaid.

The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $8,000.

The tax credit applies only to homes priced at $800,000 or less.

The tax credit now applies to sales occurring on or after January 1, 2009 and or before April 30, 2010. A binding sales contract must absolutely be signed by April 30, 2010. However, some additional time is allowed to complete the sale and "close" - the close must occur by June 30, 2010.

Income Levels that Qualify: for homebuyers who purchased on or after January 1, 2009 and on or before November 6, 2009, the income limits are $75,000 for single taxpayers and $150,000 for married couples filing jointly.

Expanded income levels: for homebuyers who purchase after November 6, 2009 and on or before April 30, 2010, single taxpayers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full tax credit.

Just the Facts - $6,500 Move-Up / Repeat Home Buyer Tax Credit.

Homebuyers must have owned and lived in their previous home for five consecutive years out of the last eight years in order to be eligible to claim the tax credit. (for example, if you lived in your home from 2002 to 2007, sold in 2007, and have rented since, you would qualify)

The tax credit does not have to be repaid.

The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $6,500.

The tax credit applies only to homes priced at $800,000 or less.

The credit is available for homes purchased after November 6, 2009 and on or before April 30, 2010. However, some additional time is allowed to complete the sale and "close" - the close must occur by June 30, 2010 - but that contract must have been signed by April 30th, by both seller and buyer.

Me and gadgets - I've had this love affair for a long time. And if the gadget just happens to be around something a little techy I'm all over it. Somethng that incorporates our new social networking streams? That's even better. This is where Poken comes in.

Now I'm not one for the all out big expensive gadgets that others pay for. Me - I look for ones that have a real return on my investment. Little cost but big features and fun to use helps too.

So just what is a Poken? It's a social business card! Now this is really getting interesting. Remember when we used our PDA phones infrared to beam our business information? Same concept except these things are just a heck of a lot cuter and catchier.

You can store whatever info you want on your Poken. These little devices will capture all your info such as you'd fine on business card including what ever social networks you're on. It's all transferable via a USB port to your computer where you can even download the info right to Outlook.

I can just imagine these catching on... so do you Poken?

Getting ready for Camp! RE BarCamp in Raleigh NC that is!

It's been very exciting for me as one of the organizers putting this all together. There's a lot to an RE BarCamp!

I got to thinking how with almost 300 coming to RE BarCamp RDU there must be a few out there that are a bit intimidated or unsure about what they've gotten themselves into. One of my collegues even said to me the other day - I'm not going. When I asked why knowing that he signed up - his response was it's going to be way too over my head and I'm going to look like a fool.

Wow - that really hit home ~ so in a way this blog is for him....

Let's get ready to go to camp...

As with any camp or event you go to sometimes spending a little bit of time planning will take you a long way. So just how can someone plan to attend an RE BarCamp?

First of all go to the official webpage - www.REBARCAMPRDU.com. It has a lot of information about what you can expect... There's a list of thought leaders - people coming that have the experience to lead discussions on various different topics... Also read about the charity that we'll be donating to Homes4NC.

Thursday evening there's an event you won't want to miss. It's called Beer for Bloggers at Rally Point Sport Grill. But don't let the name fool you - it's really a great social networking opportunity to get to know those who you'll see the next day.

So what's going to be discussed while at camp? Let's take a minute to look at some of the topics that just might come up.

Twitter - if you haven't already done so go ahead and sign up. Once you've signed up (which takes just a few minutes) do a search for something that interests you - or even just your home town - find a few people that look interesting and start to follow them. Getting a feel of what you'll find on twitter - and what it looks like will help you understand when someone starts discussing #(hashtags) or DM (direct messages) or even what to RT (retweet)

Then there's getting connected socially online. Places like LinkedIn - this is one of the best professional networking sites out there, and one that most of you are probably already aware of. But did you know you can join groups on LinkedIn? There's groups for just about everything. In real estate if you're an ABR or CRS you could become a member of the ABR - Accredited Buyer Representative group ,Council of Residential Specialists group, or the Council of Residential Specialists. I enjoy RTPconnected and Linking Raleigh, NC. as these groups connect me to others in the area and they provide great information about things going on here in Raleigh (outside of just real estate related happenings). Listen for ways to get involved in conversations on LinkedIn. Just another way to socialize online.

Blogging is a topic that comes up often at an RE BarCamp - if you've thought about blogging but weren't sure where to begin - I invite you to check out ActiveRain. It's where I started and it's a great place to learn from others in the real estate industry. With over 160,000 members it's an environment where you can establish business relationships both within the industry and with consumers. Go ahead and sign up (you can do so with a free account to start) and start reading what others blog about. It won't take you long to start to formulate your own potential blogging plan and that will trigger questions that you can watch for discussions on while at camp.

That's a few of the places online I'd start with. But there's going to be more - much much more... Strategical planning - how to use all of these sites in your business, using videos, photo blogging, discussions could arise on ethics and compliance online, the topics are terrific! So think about which of these you would like to focus on before you head to camp. Start to put your questions down on paper to use to seek out answers from some of the best in our industry.

What else can you do to prepare for camp? Below are some of Jim Mark's ideas he came up with for RE BarCamp that was held in SD.

Remember there are no rules. RE BarCamps are put together for you to take out of them what best suites YOU. But you could plan to show up early get registered, and get acquainted with how the days going to set up.

The Raleigh Board of Realtors has a great facility. We'll be using 5 of their rooms the day of the event. Break out sessions will run simultaneously so be sure to familiarize yourself with the map we'll have for you. There will be an introduction/explanation chat at 9:00 am so you'll really want to be all settled in by then. The break out sessions, times and locations will be put out for everyone to view - and remember to choose wisely. That's where some of your pre-planning we discussed above will pay off. You'll be able to choose the break out sessions on topics that affect YOU!

Remember that this is a day where everyone is a volunteer! No one is paid, or screened, or certified. Take the time to read about some of the thought leaders and watch for a session that they are holding if they interest you. And if you feel like it - it's OK and you're encouraged to throw your thoughts into the discussion - ask questions!

There is actually one rule - it's called the 2 feet rule. IF the session isn't what you thought it would be - remember there's others going on - use your 2 feet to go find one of value to YOU.

There's to be absolutely NO selling at camp. Not from thought leaders, sponsors or organizers! The only way someone can pitch a product or service is IF you let them. Don't.

Make a commitment - make a commitment to stay the whole day AND to take back JUST one thing you'll start to implement on November 9th. You're going to learn and hear a lot of ideas - which sometimes can be overwhelming. So be sure to CHOOSE just one thing to start off with.

Take time to meet other people while at camp. How often in our industry do we actually take off our name badges and get a chance to our colleagues on a personal level? Remember we're all here to learn new ideas, and ways of bettering our business. At whatever stage we're in.

And one last thought that Jim recommended and I think is great: do something really nice for another camp participant during the day. Or as we say Pay it forward...

So come early - dress comfortably - jeans are fine, bring your laptop and your notes and you'll be guaranteed a day of learning that will rock your business!

We've all heard the words... blogging is a waste of time. Quit playing on the computer. Using Social media to market is wasting your time - it's a fad...

Most of us have tried as we may to answer those nay Sayers with a positive reply, even with an offer to help.

Here's some of what I pass along. We get inquiries from all over the US asking us about this area. People from all walks of life are hearing about what a great place the Raleigh Cary Apex area is in North Carolina and they'd love more information.

When they do contact us I already have a lot written about our area right here in my blogs in Active Rain.

For instance if they ask me about places to live I explain that for the most part the Raleigh area (often referred to as the Triangle) means you're going to have an enormous amount of places to explore. No matter what your budget.

We ARE a subdivision area! And these subdivision can also be broken down to lifestyle choices. For instance if you love tennis let me introduce you to Wimbledon Subdivision in Cary, NC - The name says it all - Tennis anyone? or perhaps Lochmere Subdivision in Cary NC - golfing, pool, tennis or biking anyone?

I just can't stop smiling...

I just couldn't stop smiling today... Why you ask? ohhh I'm so glad you did because I'm dying to tell you about my 1st experience at an RE BarCamp.

I've attended a few - ONLINE right here from the comfort of my home office thanks to Dakno.Tv and their live feeds. And don't get me wrong that was great too - but actually going to one and experiencing the day is a MUST!

The organizers of RE BarCamp in Lynchburg (or #REBCLBG as it's known on twitter) should really be congratulated for doing an outstanding job of co-coordinating this event. I had a chance to meet and spend some time with a few: Nannette Saunders, Debbie Malone and her wonderful husband Steve, Karen Hall, Jeff Secrest & Lynn Creasy ( two people I really hope will find time to play with us here in the rain).

It all started for us Wednesday evening for what's always called "Beer for Bloggers". I don't know where/how that started but it seems like every RE BarCamp has one. This one was held at The Neighbors Place. First we met for happy hour. How nice it was to meet and get acquainted with so many of the organizers and attendees. We had a chance to visit find out where each other were from and even get a few group photos. Meeting David Kramer, Tommy Clap, Tina, Colby, and Kathleen Herron from Sarasota FL, (just to drop a few names) was splendid...

I finally met Clint Miller (@TheRealClint) whom I've gotten to know online like most of you but had never met offline. Enjoyed learning more about him, his lovely wife, and what he does at RE Client Referral. All I can say is what you see/read about him (on twitter, ActiveRain or elsewhere online) is JUST what you get with Clint! One real genuine guy! All except the Purple hair!

As if happy hour and Beer for Bloggers wasn't enough our evening included plans for all of us to have dinner together as well - (which was delicious BTW) at The Neighbors Place... During dinner I had the pleasure of sitting next to and meeting Jeremy Hall. He's one smart REALTOR! I hope he'll share more with us here in the Rain.. Fun watching as he experienced his first Mussels Pernod ... I give him credit for trying- he was a real sport!

I heard that there was some late night gatherings as well - we'll have to find out more from those who stayed up...

Then the big day! Bright and early (around 7:30/8 ish) we all converged in the meeting rooms at the Holiday Inn Select where coffee, muffins and the like were awaiting us as we signed in, got our lanyard (name tags) and wrote on little index cards topics that we wanted to hear/discuss during the day.

There was a whole lot of chatter going on! Some experienced campers chatting about previous camps, some campers not even sure what their twitter names were. Loud thunderous greetings - It was exciting.

Mike Meuller led off with a great discussion on the theme for REBCLBG - Engagement. Helping all of us understand the how's and whys of the day... nicely done. As Mike was getting everyone ready to "engage" the white board, as I'll call it, was being prepared with the topics of the day called break-out sessions. There were three rooms - each with 3 sessions/discussions scheduled. So you had a wealth of topics to pick from. Which for me was actually the hardest part of the day!

The WhiteBoard - choose wisely....

I started off with " 140 Characters" with John Lusher. He did a great job discussing how to use Twitter for business - there was a lot of input from the group on what they do. We heard how some are closing a great number of deals using Twitter.

From there I checked into the session with the sizzling Sarah Stelmok on blogging (whom we'd love to have share more with us in AR). There were other perennial bloggers sitting in on this session! The discussions from the group drifted from where to blog, to google analytics, to whether or not to place listings in Facebook, then back to blogging. But hey - that's what an RE BarCamp is all about... what the attendees want to discuss.

And my last session before lunch was the consequential one for me. Listening to Jim Duncan on blogging 201. This turned out to be a double your learning experience as Mike Mueller made himself comfortable spread out on floor with his computer to join in with Jim. Loved this session! These folks ARE the pros - and as I looked around I noticed there wasn't much tweeting going on during this fast paced, thought provoking, brain storming session. Everyone was truly engaged!!!

After lunch Ben Martin from VAR gave a great recap on Standards of Practice in NAR's Code of Ethics and what's expected of us in the new age of social networking/marketing as REALTORS®. There is a lot for all of us to consider as we forge forward in these new uncharted waters... Check out VARBUZZ.com's terms of use. They are a good example for all of us to use. Thanks Ben for allowing us to use these as a template on our own sites...

Then I ended my afternoon sessions with the real Clint Miller and David Patterson (an amazing guy!!) on lead generating. They shared some real down to earth - what to do to get the Internet lead tips. Clint's stats show that if an internet lead is not responded to it degenerates 50% per day... so putting a plan into place as to how you're going to follow up is as they say priceless. David shared how he used the hotspots on his BB to get right back with inquiries. This is one session that I want to watch a re-run of on Dakno.TV!

So there you have my 1st experience at an RE BarCamp! But wait - there's more....

Nannette and her team ended the day with Lynchburg Squares! A panel consisting of Mike Mueller, Audrey Forshey, Clint Miller, Derek Massey, Sarah Stelmock, and that wonderful David Patterson! The contestants could choose their topic and they were given a life line if needed! Not only was it fun but it was very rewarding for those that won substantial gifts from the sponsors like new websites, virtual tours, and even a Kendel! Not too shabby!

I'll close now by saying to all my colleagues and friends in the rain.... should you have a chance to attend an RE BarCamp - do. The talent, knowledge, discussions, friendships, contacts, and experience is something you just have to feel in realtime!

My memories of my 1st Barcamp... thanks Nannette, Debbie, Karen and everyone responsible for making it very memorable indeed....

Are we on the mend in home sales - what about those fallouts & delays?

For 6 months in a row now pending home sales index are up (12% across all 4 regions year over last) in the states according to Lawrence Yen, NAR’s chief economist. Indicating that the number of people coming into the market is significant.

But there’s a disconnect with the number of pendings actually getting to closing. It’s not increasing in proportion - fallout or delays? It’s in times like these where a seasoned and professional Realtor is needed to assist whether you’re buying or selling a home.

As home sales are starting to show a “self sustaining” recovery Yen is really pushing to extend the first time home buyer tax credit. He recommends extending the deadline AND dropping the income ceilings. According to his report 4.5 million renters have income higher than the $75K. Removing the income restrictions would open the door for a large group of potential 1^st time home buyers into the real estate market.

Greek Festival starts tomorrow in Raleigh NC -

Looking for something fun to do this weekend that includes a taste of Greece? Look no farther! The 28th annual Greek Festival begins tomorrow at 5 PM. and runs through Sunday. It's held at the Expo Center, NC State Fairgrounds.

This annual fundraiser by the Holy Trinity Greek Orthodox Church now in it's 28th year has become a very popular event here in Raleigh - it attracts thousands of people from all over. This year part of their proceeds will not only support their church but also will benefit Habitat for Humanity.

You're in for a taste, site, and sound treat. Authentic foods which include Moussaka, Pastitsio, and the traditional greek chicken I grew up on called Chicken Riganato.

Of course the favorite spot is over at the desert counter. Who in their right minds can resist my all time favorite galaktobourdeko? I think the most popular all time Greek desert is baklava and believe you me these ladies put out a mean baklava! Check out the full menu

You'll be entertained by authentic greek music and dancing too! Everyone has such a fun time!

You'll also find a variety of booths surrounding the main hall with exciting items for sale too - I usually start my Christmas shopping at the festival because of all the unique gift ideas. Or try your luck and purchase a couple raffle tickets. Not sure if they are having their silent auction - but there's usually some great items to bid on.

Lee and I love visiting with my aunt and uncle - Matena & John Costakis who put in so many volunteer hours with their friends from Holy Trinity. Seeing the fruits of their labor is heartwarming as so many people attend this event every year. We've not missed one in the 14 years that we've lived here. Oh and don't let the long line scare you - Uncle John and others make sure it moves quickly. They are very organized.
