Raleigh Realtor 2 months old tomorrow on Active Rain - Happy Rain Day to me!

Well tomorrow is my second month anniversary in the Rain... All I can say is how exciting these past 2 months have been! When I first heard about Active Rain from Rainer Dick Betts back during one of his wonderful training seminars at the Raleigh Board of Realtors I figured I would just saunter on over and check it out...

But what I've learned here has surprised even ME!

I had never heard of Postlets until Sonja Babic shared her info about them - now all our listings are everywhere and they look so professional - here's one we have on AR that I really like. It's in Weyman Park subdivision in Raleigh NC.

From Debra Brooks I learned how to add a picture to jazz up my posts - a little like putting on a bit of lipstick to look better! She was even kind enough to actually call me because I was having trouble. How sweet is that? Then yesterday Chuck Willman was kind enough to pass along just where to go and find those neat free images...

And then this afternoon I stumbled upon Jeff Turner's fantastic video on how to add widgets!! Me - I have a new widget on the sidebar!!! I can't wait until someone actually visits my Raleigh Realtor site and I get to see their pictures there!!!

This is too cool! And addictive - but who cares when one's having fun learning!

I did something couple of days ago that I have never done before as a Realtor - actually two things... here's my story.

Lee and I were away for a few days on lovely Siesta Keys in Fl for the holiday this week with very dear friends of ours from Toronto. They have been going there for decades and frequently have invited us down for as long as we can get away. Well as everyone knows it's tough for Realtors to take time off - especially at this time of the year. But we decided it was long overdue for a mini-vacation so we went.

As Murphy's Law would have it - things heated up in our market while we were there and we both were kept busy with a few offers. Now one of the two things I've never done before (as I mentioned at the start of this) is I negotiated the sale of one of our listings while sitting on the beach!! I'd read about how other agents do this and that while on vacation and have to admit sometimes with a ting of jealously... But that was fun!

Now here's the second thing I've never done before... We have a great listing in an area where there are more homes for sale than activity for some reason right now. We've had showings before and to date stay the bridesmaid... So while away I get a feedback from one of the showings that the buyers liked ours and it's one of three they have short listed. Now not wanting to sit and wait around twiddling our thumbs, the seller's and I wondered what could we do to entice these kind buyers to favor us??? When out of the blue Lee suggested why don't you make them an offer???

At first I thought it a tad strange but along with our sellers we put together a list of things that we thought the potential buyers might be interested in and I scripted out how I would present it... and we did. We made the BUYERS an offer! We knew that they had been living in an apartment so felt offering all the appliances might be a help. He is returning from Kuwait so we included the hot tub for him to relax in while enjoying his children playing on the playset. We included a monetary concession as well for them to use as they see fit. The other agent seemed surprised and said that her buyers would be overwhelmed!

Here's the hard part - we haven't heard back from the buyer's agent yet so I don't know if our creative, pro-active idea worked or not but at least we tried. Stay tuned and I'll keep you posted...

How much do you think they will take for that house? The million dollar question - how do you answer it?

It is a million dollar question isn't it? As a Raleigh Realtor I hear it all the time... buyers who have spent a lot of time pouring over hundreds of homes online - and we've even gone out and viewed the top ones. They zero in on the one that they are really interested in. But then they ask me "how much do you think they would take for that house???"

I don't know how other agents answer that question. I find it a tough one - sure we prepare a CMA for them and we all know the standard reply is supposed to be "they will accept the asking price" or "let's put it in writing and find out". But that's trite and not what the buyer is looking to hear. But just how do we answer that?

There of course are a lot of different scenarios - but for discussion sake let's suppose that this particular listing is overpriced BUT the listing agent took the listing at that price and of course the seller is convinced their home is worth that amount. And we agree that it does show better than the others we've seen (staged/condition/updates - whatever) and it does fit my buyers needs so nicely... But the comps are what they are - so based on those comps we move forward and make our offer which is considerably lower than the asking price.

But then guess what usually happens? The seller gets insulted and then refuses to counter. My buyers are put out with the seller at this point but they have really started to think about that one house and now are moving in in their minds.

So just how would you as a buyers agent keep this moving forward to get the fair price for your clients and meet their objectives?

Please remember to put out your bag of goodies tomorrow!!!! I did last year and will again tomorrow here in Raleigh.

May 10th - The Association of Letter Carriers has teamed up with Campbell Soup Co. to "Stamp Out Hunger" and again this year they are asking residents to bag up non-perishable food items like canned goods (meat, fish, soup, etc) pasta, rice, cereal, anything that won't break or spoil.

It’s so easy – just place your items in a bag and leave next to your mailbox before your carrier comes tomorrow and they’ll be around to pick them up. They deliver to local food banks or pantries in the area..
