So I'm curious...why would a loan officer still work for a company or broker shop that doesn't offer FHA in your product line? I don't see any other low payment options coming anytime soon. Governments loan have made a huge comeback and will be bread & butter for a lot of loan officers. REALTORs are going to demand more from their mortgage partners to continue to serve buyers needs.
As a REALTOR and a Loan Originator I'm seeing a major shift in my business. A year ago only 10% of my buyers were going FHA...now it's at least 50%.

At $4 a gallon for gas, PLEASE ask your buyers to qualify before you waste your time and money! A REALISTIC, HONEST and "TRUE" Homebuyer needs to be prepared for the mortgage process anyhow...why not make this step number one, instead of step number two?!

I thought about reasons why a buyer or seller would want to work with me over my competition. What makes my style of business better or worse than anyone else? After all, here in NC we're are licensed under the same real estate schooling, right? Does the public really understand that has so little to do with this line of work?! So, why me... I live by the Golden Rule, I expect to be treated the same I pride myself on negotiations I educate my clients before I try and sell them a home I return calls/emails in a timely manner I am reachable I'm honest enough to admit that I do not have all the answers...I don't "fake it until I make it." I actually sell several homes each month, so I'm active in our market I'm not desperate to take a listing just to have one...I won't over promise and under deliver on price I have a team...if I'm booked, I have a buyers agent to assist me I'm personable and enjoy meeting people, not just looking at them with dollar signs Some of my best referrals have come from buyers or sellers that didn't work out...life changes plans sometimes. It doesn't mean you drop someone and move on without making sure you've left a good impression I sell any priced home...I specialize in service, not selling homes I offer mortgage services all in one stop...saves buyers time and I can help them shop and compare ethically I can help clients refinance if need be...maybe selling isn't always the answer! I keep in touch after the sale...I don't fall off the earth! I could go on and on but why are you different?!
So I'm amazed by the number of postings that I see with information just plastered about an area or community that doesn't really say anything. Do you think this helps or hurts a Realtors business when they meet with a potential client? I feel it is confusing to much of the public. I'll give you an example: I had a potential seller email me about their community. They had seen the sales statistics posted somewhere and she was very discouraged because she "thought" her home value had dropped by $45,000! She was very nervous about selling and wanted some advice. After a little digging and a few long conversations, I realized that her value was skewed on this statistics posting because the 3 sales that had occurred in the past quarter, were all foreclosures. It wasn't a realistic picture in her community since there we over 400 homes and others had sold within 6-12 months, for more than she thought her home was worth. Don't you think that interpretation is important and all the facts need to be properly analyzed so we don't scare the public! Isn't it important for us to educate our clients and community instead of talking at them?!
I've enjoyed my career lately! Actually, I feel like I have new skin... I'm still actively selling real estate in the Raleigh/Durham area but I've also been networking with several Realtors and owners in other states and areas. I'm amazed at the inspiration I've gained from listening and sharing idea's with other professionals. It inspires me to add more to my plate. I've been in real estate so long it had lost it's luster. I feel like I have a purpose again. I had a call this week from my AR blog for a new listing...(you'll see it soon) I've also been very excited to help other Realtors add a new dimension to their business...it's cutting edge and amazing. I've sold 2 homes this week that were great deals for the new buyers...equity was plentiful with some effort put in.
