I've had many people ask me online and in the real world "how much is your commission?"  I never give a direct answer but I always tell them...It's negotiable.  I work with your needs and not a set price across the board.
The old school Realtors always stick to their "full service percentages" or their firm requires a minimum fee/commission percentage so they don't have flexibility.  I had a closing yesterday that also had a $150 document processing fee after the seller paid 6% commission to sell the home.  Geeze!

Who would have known??  Dryer sheets can do all of this stuff??
1. It will chase ants away when you lay a sheet near them. It also repels mice. 
2. Spread sheets around foundation areas, or in trailers, or cars that are sitting and it keeps mice from entering your vehicle. 
3. It takes the odor out of books and photo albums that don't get opened too often. 
4. It repels mosquitoes. Tie a sheet of Bounce through a belt loop when outdoors during mosquito season. 
5. Eliminate static electricity from your television (or computer) screen.

How much is my expertise and experience worth to buyers and sellers in a tumultuous market?  These days sellers are looking for every penny out of the sale of their homes.  But recently a seller asked if I was willing to sell his home for a flat fee of $500.  I was almost taken aback until I put myself in his shoes.
Here's the scenario:  He'd lost his job.  He was in a divorce and the wife wanted 50% of the equity.  Also, several homes in his neighborhood had been foreclosed on so values were a bit shaky at that moment.

I'm finding business is harder than ever to capture.  A great new tool is the online interview.  I offer a 30 minute appointment slot with potential buyers or sellers to review my services.  I don't want to waste someones time if I don't offer what they desire.
It's a great tool for out of town folks too.  I've actually competed with other agents over listings and won because I was simply offering a review of service not a sales pitch.  Time is money for everyone so maximizing it is huge!
Is anyone else out there doing this too?

2008 has been a crazy, successful and soul searching year.  I've been reflecting on how my business and personal lives have dramatically changed.  I've realized that the self image I have of who I am, really translates into my business too.  How I portray myself to others either builds or diminishes value in all of my relationships.  If I'm not genuine about the person and professional that I am, my clients won't desire to build a lasting relationship with me.

So, I've been around the investment block a time or two but recently I'm stumbling over some different kind of folks...or should we say, wanna be real estate agents.
I know the market is tough and homes are dropping in value in many areas, but the Raleigh/Durham market is still plowing ahead.  This ,of course, brings investors from out of state to purchase homes in a stable city.  I'm seeing quite a few ads run in miscellaneous spots for "Head Hunters" or "Deal Finders" who dig up property, charge a fee and then match it to an investor who has a … (0 comments)

USDA is still a great choice for many buyers.  It's a true 100% program but it does have some restrictions.
If you're looking in rural areas or outskirts of larger cities, it may be a great option for you!  Keep in mind not all mortgage sources have access to these programs.

I know the market is tough right now and everyone is pinching pennies.  However, if you've got vision and financial savvy you may be able to purchase your next home for next to nothing.
HUD has a special program for owner occupants only that allows you to purchase an insured HUD foreclosures for $100 down payment.  It's a wonderful tool that many first time buyers are taking advantage of.
