Who makes Loans to Roth IRA's or Individual K's?
I am looking for banks, mortgage brokers, private parties etc... who will make non-recourse loans for the express purpose of purchasing real estate in a Roth IRA.  It is my desire to establish a working base of professionals to work with IRA investors.  So, that said, please verify that indeed you can make such a loan and include the LTV's, fees and requirements with your response.

Self-Directed Roth IRA and Individual (k) - 04/18/08 08:10 PM
Just got back from a great all day CE earning class on Roth Self-Directed IRA and Individual (k), HSA's (Health Savings Accounts) IRA's.  I highly recommend that you all look into these retirement investing vehicles to invest in real estate.  If done properly that accounts can grow tax free.
I just closed a transaction where the client had to use a 1031 tax deferred exchange and even at that he will take money out and have a tax liability.  They could have received this money totally tax free had they had their money invested in a Roth IRA or similar tax free or … (0 comments)

I had a client ask me why some Realtors have all those letters behind their name and I did not.  I had to hang my head down in shame and mumbled something about being too busy....
That got me to thinking of all the designations I wonder which one or two are the most important to have.  Ok, so the deal is I am very busy, I don't have the time to get a bunch of them.  But the education from a couple of key designations might be a good idea.
What are your thoughts and ideas?

Market Slow Down or Not? - 04/15/08 08:28 PM
Is it me or has the market really picked up in the last couple of weeks?  Honestly I was expecting a slow down as many of our winter visitors pack up and head home to cold country.  But, that has not been the case, we have had many offers, some of them a tad on the low side, but offers none the less.
What are my fellow Southern Arizonians seeing?  This spring has been very encouraging to our sellers.

Strong 3 months of the year in Green Valley area. - 04/09/08 12:42 PM
March finished strong in the Green Valley, Sahuarita and Amado, Arizona.  We saw 127 homes go to the sale pending status and 7 pieces of land sell in the month of March.  Those numbers equate to approx. 10% of current inventory. Even though these numbers are down from last year we saw a willing, but cautious buyers.  Buyers here seem to be really taking there time and looking at the homes they are interested in multiple times before they decide to offer.
