With 51 homes for sale in Windemere, there is a lot to choose from. prices are ranging from $380,000 for the smallest 1211 sq ft Joree lane home to $1,135,000.

Getting hit by sales calls, sales pitches- I have come to the conclusion that I am done listening to all this chatter around me and focus on what is important. Our industry is inundated with product pushers, claiming the next big things that will make our businesses soar to a million dollar production level. In the last couple of weeks the inventory in Windemere San Ramon has been increasing slowly. It is now up to 55 homes on the market. 7 homes saw a price change; 7 are new homes; 41 homes active homes.The homes in the Shelbourne community that was built by D.R.Horton in Windemere ( opposite Dougherty Valley High School)are a cause of problems because the HOA is in litigation and no lender is giving loans on those homes. I went on listing appointments in the last one month and unfortunately did not get them. In hindsight, I am so glad I did not get them. The sellers wanted high prices for their homes which they would not get at all. One of them sold for $20,000 under the list price; the other one still sits on the market( funny thing- they hired the same super hero agent who sold the other home for 20K lower; knew how much he was pending at and yet priced this home at least 40K higher than this one !!!) and the other one … (9 comments)

Oh Yes, its true. We are getting multiple offers on well priced properties in San Ramon. One just came on the market yesterday and already has an acepted offer today, well over asking price !!! Holy SMokes ! I have to say, again and again- Location, Well Priced and Showing well is the key to success !

After having a very dull and quiet November and December, January has seen an uptick of buyer activity in San Ramon. Open houses are seeing more traffic; buyers are out in full force. Surprisingly there is more inventory and quite a few homes went pending last week. Since January 23rd, 22 new homes are on the market. Price ranging from $145,000 to $ 1,250,000.  6 of these homes are Short Sales and 1 is a Foreclosure.  Also since last week, 17 homes have gone pending, prices ranging from $145,000 to $789,000.

In the last 4 days I have received calls from at least 6 of my buyers asking me questions about the ridiculously priced homes for sale in Windemere and I have had to give the same explanation to all my buyers. I am tired of explaining how idiotic the listing agents are for creating this nasty feeding frenzy. In the recent days a couple of Short Sale listings in Windemere have created quite the furor in buyers. What happened to the market?? The houses that we could not give away, now have multiple offers. Over bidding , crazy offers, no appraisal contingencies seem to be the name of the game. Windemere is not the stand alone phenomena, everywhere you go it is the same story. Can anyone tell me what the hell changed?I am an expert at writing atleast 10 offers a week for my buyers and only 5% of it sticks. For the last 2 weeks I have been putting offers in Windemere, scouring the MLS a hundred times a day to find new homes but to no avail. Buyers are getting frustrated because since the month of April, the market has taken a 360 degree turn. Inventory is at its lowest and demand is high, especially in the price range of 500K to under 900K.
