Long Days at work and many dialogues from people sometimes drive me up the wall ! So while taking the evening break I decided to do some investigations on what actually has been happening in the market since 2008 regarding homes for sale in Windemere. Windemere started construction in 2002-2003 and at the time being the only new development in the area, it sure seemed like a great place to buy a home. There were bus tours arranged by the builders and you had to wait in line to hop on one ! Till about 2003 end- early 2004 the market

Unrealistic expectations causing distress to buyers in the market. Short sales being listed in Windemere and Gale Ranch are being listed at ridiculous prices. This causes a concern in the buyers who think there is an downward push on prices. It becomes a harder job for me to explain to my clients of buying a short sale.Buyers need to be taught that a in a Short sale the bank is already losing money and are not willing to throw away these homes. Oh my, what a challenge December was… a nearly catastrophic situation turned into a happy ending and did I pour myself some wine that night. My listing on 625 Argyle court in Windemere went pending in November 2010. Everything was going well till the day we were supposed to remove contingencies. The dreaded call from the buyer’s agent came in with some bad news. The appraisal has come in but the lender HSBC will not lend $600,000 but instead they will only loan $575,000. Ok, so what do I do? 5 months later, finally closed my short sale listing in Windemere! Just in time for Christmas- everyone is happy. Who said you could not make a short sale happen when the seller is current on his payments? We made it happen!!Listed in August, we went through 2 buyers who flaked. File had to be resubmitted to Wells Fargo twice, delaying the process. Seller had a family hardship and not a financial one, which would qualify him for a short sale. The word Short Sales raises an instant fearful reaction. Many agents still do not know how to handle them and the thought of getting a paycheck in maybe 4 months or never at all can deter many away. But this would be a blunder because short sales are here to stay and are not going away for a while. Get with the program. The market depreciated beyond it actually should have and even though we are in a correcting market now, it will take a while for values to come back up. There are still many homeowners who are under water

I eat crow and willingly..I am officially eating back a big chunk of my pride and also my knowledge has been thrown into a twisted mangled knot.My last blog said that prices had stabilised but it looks like the market is totally at the hands of unscrupulous agents who keep dropping prices everytime their listing hits the market!No one cares..Sellers on Short sales have moved out and don't care what the bank gets for their house. Over the last 2 weeks or so, Windemere is seeing some slowdown in inventory and there is an increase in sales activity. New home sales have seen a reversal of circumstances with existing home sale prices coming down lower than they were 4 months ago.Current Windemere activity is indicating that short sales are the name of the game. There are only 16 resale homes that are not short or REO's; 15 brand new construction are listed for sale; 3 active REO's; and 18 Short sales ! In the pending market, 19 short sales are currently pending; 10 regular resales; 6 pending REO's;
