He is Such a Great guy! From the Honolulu Realtors - 03/26/08 05:11 PM
When speaking to clients or other Realtors, there is this "thing" that some people do that makes me Crazy.  While talking to a person and they start with the,"I know him very well's" and the "Oh yes they are very close friends of mine's" and all the name dropping rubbish.  Why is that so many professionals feel the need to do this?  It is because the lack the confidence in themselves so that they feel the need to be know by their "associations" rather than by their past performance and track record.
I would like to urge all to think about saying … (0 comments)

Who's job is it anyway? - 03/26/08 12:40 AM
Being a Realtor, we at times have transactions where the other Realtor does everything they are supposed to do throughout the entire process...and there are times the other Realtor, simply put, does not.  We may never know why the other side dropped the ball but the fact is that it happens.
When I am in a transaction, like all other Realtors, I watch out for my client's best interest.  In situations where I have to pick up the slack caused by another professional's lack of ability, I just do it.  I am paid to complete transactions for my clients.  They will … (8 comments)

Oceanfront Hawaii Real Estate - 03/24/08 05:59 PM
On the windward side of Oahu, just over the Pali Highway, you will find Kailua.  Kailua is known for it's wonderful white sand beach and laid back lifestyle.  If you drive to the beach in Kailua and turn right or south, you will drive into Lanikai.  Lanikai sits right between Kailua and Waimanalo but is only accessible from the Kailua side.
The homes in Lanikai are some of the most expensive on the island.  The main street through Lanikai, Mokulua Drive, is a loop that brings you right back to where you started near Kailua Beach.  Every home down the backside of … (0 comments)

Honolulu Realtors - 03/24/08 05:43 PM
There is an art to being a great Realtor.  This art can be learned and some are born with the ability to be a GREAT Realtor.  On a larger scale, what we are talking about the the art of Management.  We have all worked for terrible managers, in from what ever industry you have come, and we have all worked for wonderful managers.
It is not a matter of this manager always giving us what we wanted, because chances are that that kind of manager did not have the company's best interest at heart and would not have lasted very long in their … (0 comments)

Honolulu Real Estate - 03/21/08 05:19 PM
As a Honolulu Realtor, I get asked all the time which is the best website to go to to see what is on the market in Honolulu.  While my personal website had an awesome property search on it that showed not only the Active Listings, it also showed the properties that are in escrow and the all of the properties that sold as well.  My website is http://www.greathawaiianhomes.com/.  After a year of helping people with a complicated search piece, we have gone to a direct link into the Honolulu MLS as a way to simplify things.  That link is http://hicentral.com/properties/isle.asp?isle=1&type=mls and … (2 comments)

Hawaii Real Estate Agents - 03/21/08 04:37 PM
I had a funny experience a while back.  We were in escrow on a Single Family Home in Ewa Beach on Oahu, and the buyers insisted on using a mortgage broker that they knew from their home town in Washington State.  My only concern was that they were comfortable with their team so we went forward.
Real Estate in Hawaii, and more to the point, Single Family Homes, are often built using what is known as "Single Wall Construction."  Often it is Redwood T&G planks.  They can do this because we don't have harsh winters here so there is no need for heavy … (10 comments)

Hawaii's Best Realtors - 03/17/08 04:42 PM
You know, it's a funny thing.  I have always said that if a company or small business has to say the words, "We're the Best..." then they probably are not.
Being the best comes from extending professional service to your clients.  It comes from going above and beyond for every single one of them.  It comes from maintaining familiar and friendly relationships with everyone in the local Real Estate Community.  It comes from returning messages and emails quickly.  It comes from NEVER making someone feel like they are bothering or interrupting you.  It comes from closing deals for your clients so … (2 comments)

What is your Corporate Culture? - 03/17/08 03:58 PM
cor*po*rate cul*ture (Noun) 1. A company's values and customs, the values, customs, and traditions of a particular company, usually a large corporation.  2. Atmosphere in large companies.  the professional atmosphere that prevails in large corporations generally, reflected in people's dress, conduct, and ways of communicating.
I was formally trained in the concepts of Corporate Culture when I was working for a Japanese Corporation in Hawaii.  To Japan and Japanese Business, culture is EVERYTHING.  In business, it means going up the Chairman and President's offices to say good morning and back to the same offices when you are done for the day to … (2 comments)

Welcome to Honolulu! - 03/13/08 04:46 PM
Honolulu may be a small town to some, but to about 1.1 million of us, it is home.  Life in the wonderful city is, well, wonderful!  The people are very nice, the weather is legendary and there are hundreds of parks.  We love sports and anything out of doors here.  Golfing, surfing, biking, running, hiking, baseball, soccer, you name it we do it!
There is also a wonderful and full cultural life here as well.  Concerts, theatre, museums and restaurants and cafes.  All one needs to do is to dive in!  Here is a great link to one of our local papers for our Events … (0 comments)

Real Estate and the Hawaii Supreme Court - 03/13/08 01:06 AM
The Honolulu Board of Realtors has requested that all members write a letter tp the Hawaii Supreme Court in opposition of this law that it is considering passing.  Do any ARs have anything like this in your areas?
The Hawaii Supreme Court is considering a rule change proposal that would define the unauthorized practice of law in Hawaii . If adopted, the rule would prevent a real estate licensee from explaining certain aspects of a home purchase to consumers, and assisting a client in completing or responding to a Purchase Contract. To put it simply, it would effectively prevent real estate licensees from serving their … (0 comments)

Be the Professional - 03/12/08 02:23 PM
There are transactions that come along, ever now and again, that make you want to pull your hair out!  The ones where the other agent has no clue and you end up doing all of the work because that is what it's going to take to get it done for your client.  There are the transactions where the other agent has no clue AND is rude as hell!  Then there are the transactions where the other agent is a non-communicator, in what could be a simple transaction now feels like you're walking around in a fog!
Time and time again, we have … (2 comments)

Has anyone seen my dog? - 03/07/08 02:05 PM
I was out driving around the island a few moths back and I saw the COOLEST thing!  On another agent's sign at her listing, she had a rider that was attached to the top of the sign post that was a picture of a Big Golden Retriever looking down at her information!  It was a great eye catcher and I thought that when I get back to the office, I would look on-line and order a few of them.
I have never been able to find them on-line and her sign is long gone.  Have any of you wonderful AR people seen … (6 comments)

Contact Us... - 03/07/08 01:38 PM
The internet has been around for what seems like forever and we are all used to it by now.  I do have a problem with one part of this very cool onlineness-Internet-communication thing.  You know when you go to a site or web page and you get almost all of the information you need for the project you are working on, all except for that one little piece.  So you go to the Contact Us page.  Once there, a great site will have the company's address, phone, email address' etc.  BUT there are those that only have the email contact and worse … (0 comments)

How comfortable are you with money? - 03/07/08 01:06 PM
It's a funny thing.  You can always tell the people who are comfortable with money by the way they speak about it.  If you are a Realtor that would like to start representing buyer & seller clients in the higher end homes and properties in your area, and you have to gasp when you say, "it is being offer at $2.500,000" or you have to take a pause when a client tells you that their budget is $1,800,000 for their new home, you need TO GET OVER IT QUICKLY!
You may never be able to buy one of these properties yourself, but … (5 comments)

Mini Vacations...all in your head? - 03/07/08 12:50 PM
In our business, we work, at times, very odd hours.  When we are in the middle of a big deal we can also work 10-12-15 hours a day.  We have all ran through the drive through  for lunch and brown bagged it in the office from time to time, but every now and then, we...you (!!!) need a break!  I am actually going to suggest that this "Break" become your norm!
My favorite place to unplug and recharge is on the wall at Diamond Head in Honolulu.  Sure, it helps to be a Hawaii Realtor (I don't have to fly to get … (2 comments)

Buying a Home in Hawaii - 03/07/08 12:36 PM
Hawaii.  Just the word alone brings images to most of our minds.  White sand beaches, swaying palm trees, a refreshing Mai Tai under an umbrella, are things that many of us can only dream about.  BUT for those that are willing to take that step, these things are a daily reality!
Do I drive to the beach every afternoon at dusk to watch the sunset under a palm tree with a Mai Tai in hand?  No, I have not done that for many years...but I used to!  I prefer sitting on the wall on Diamond Head at lunch time with a … (2 comments)

Hello Shiloh! - 03/05/08 08:30 PM
I would like to introduce to you our baby.  This is Shiloh and with the help of some AR Masters, I think I will be able to place her photo here in this blog!  Thank you all for your help Shiloh says thanks too!  She is a 15.2 hand Quarter Horse and loves Hawaii!  Her best friend is Haole Boy and her sister, our other horse, is Ellie.  Shiloh enjoys eating, trail rides, eating, cool baths, eating and rolling in the mud.

All About Hawaii, Oahu - 03/03/08 11:07 PM
I have been getting lots of call and emails about Hawaii.  So, Here You GO!  I will work my way around the Island of Oahu and when you are ready to come and visit, you will know exactly where you want to go!
OAHU, "The Gathering Place," is the third largest Hawaiian island and home to Honolulu, the state capitol. Honolulu was proclaimed the state capitol by King Kamehameha III in 1850 and began operating in 1905 as the County of Oahu before being renamed the City and County of Honolulu in 1907. It is the only American city founded by a monarch … (0 comments)

What are you willing to do to be successful? - 03/03/08 10:55 PM
Most of us are our own worst enemy's.  We set up all sorts of sure fail mechanisms in our lives while at the same time telling ourselves that we want it all.  I have no idea why this is the case as I an not an expert on the human psyche.  BUT I do see it all the time in other professionals.  They will say things like, "I don't work on Sundays."  or "I never take calls past 5:30 PM."
The question at hand is what are YOU will to do to be successful?  Are you willing to put on a … (2 comments)

Weekly Meetings - 03/03/08 10:10 PM
We have all been to our share of Weekly Meetings.  Some of the ones I have been to were a TOTAL waste of time and some were excellent.  The ones that I feel are a waste of time are the ones where a middle level manager is in charge of an office and just going through the motions because he or she are EXPECTED to have weekly meeting by the owner of the company.  These "managers" have other industry professionals come in to conduct the meeting because he or she has no clue how to pull one off on their own.
We … (3 comments)

Office Time - 03/03/08 08:38 PM
When I started in Real Estate I started working with one of the biggest Real Estate Companies in town.  I figured that if they had grown to the size they were, they must know what they are doing and as I had little to no clue, I knew I would need all the help I could get!  So I sat through their "Greenie Training" and went to all of the office meetings they had for that first couple of weeks.
I remember listening to agents on the phone while I was thinking, "Oh, If I only had someone to call!"  I … (7 comments)

How many miles do you drive? - 03/02/08 03:13 PM

I love to drive.  As a Realtor I get to drive EVERYWHERE!  I average about 30,000 miles a year and this is all on a little Island in the middle of the Pacific.  Being a Realtor in Honolulu is a BLAST!  Rainbows, Sunshine, Lunch sitting on a wall overlooking the surf at Diamond Head, Happy Warm and Friendly People...the list could go on and on.
I have also come to love Audio Books.  Traffic is also a part of my day so I sit there, make the calls I need to make, and Cheer like a Mad Man for … (5 comments)

Mr. Haiku Plantations - 03/02/08 02:36 PM
Marketing and branding are such important pieces of what we do.  Can you imagine how easy it would have been when you started your carrier if everyone you met knew you were a well qualified Realtor, Shoe Store Owner, Internet Cafe Owner or an Auto Mechanic?
I hear people all the time say, "Oh no, I'm just a small business person" or try to hush the silly title some other way.  In this world, when you are bestowed with a "Silly Title", RUN WITH IT!  It means that you have done something right!
I am a Realtor and I own a Hot Dog … (2 comments)
