      <title>Honolulu Mass Transit?</title>
      <description>&lt;p&gt;&lt;a href="http://Hulupala.com" title="Hulupala.com &amp;amp; www.GreatHawaiianHomes.com" target="_blank"&gt;&lt;img title="Mike &amp;amp; Gayle from www.GreatHawaiianHomes.com" src="http://activerain.com/image_store/uploads/6/5/1/4/6/ar12210237764156.jpg" height="191" alt="Mike Ramsey Fujita &amp;amp; Gayle Fujitya Ramsey, Realtor-Associates" width="131" style="float: left;" /&gt;&lt;/a&gt;I have been a big supporter of Honolulu's Lite-Rail project from way back when.&amp;nbsp; It has taken so long to get this system going, I now have to wonder why we are not simply putting in more freeways?&amp;nbsp; Our transportation department drilled a hole through the mountain that runs down the center of the island (Oahu), three times and each time they did they connected it to the only freeway we had, which is H1.&amp;nbsp; They widened the road from Hawaii Kai and also connected it to H1.&amp;nbsp;&amp;nbsp;A newer (H2 twenty+ years old)&amp;nbsp;freeway comes&amp;nbsp;down the mountain from central Oahu and guess which highway they connected it to?&amp;nbsp; Yup...H1.&lt;/p&gt;
&lt;p&gt;Needless to say H1 is a mess from 5 AM to 10 AM, anytime around lunchtime, and then from 2 PM to 6:30 or 7 PM.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I guess my question is, how much will a rail system help our traffic?&amp;nbsp; Doesn't it make sense to to build a new freeway system, one where you can get from one freeway to the other without simply being dumped into an already snarled traffic situation on the only existing cross town freeway?&lt;/p&gt;
&lt;p&gt;We can call the AR Express.&amp;nbsp; It sould start downtown and end downtown and go all the way around the entire island.&amp;nbsp; This will cut traffic congestion by 50% as long as it has four lanes in both directions.&lt;/p&gt;
&lt;p&gt;Has rail worked to cut congestion in your city?&lt;/p&gt;

      <title>Oahu Real Estate and Mortgage Rates</title>

&lt;p&gt;For homebuyers with good credit, with FICO scores in the 700's, 30 year Fixed Rate Mortgages are available again at 6% with 0 points!&amp;nbsp; Combine this with the large amount of homes on the market and you have a winning combination!&lt;/p&gt;
&lt;p&gt;My favorite mortgage broker called me with the great news yesterday afternoon and I wanted to pass it along.&amp;nbsp; Tana Feeley is a VP at Central Pacific HomeLoans and she is one of the best Mortgage Brokers I have ever worked with, and I have worked with many of them.&amp;nbsp; She is the only person I know that might be able to actually return phone calls Faster than me!&lt;/p&gt;
&lt;p&gt;The main thing, when you are shopping for a mortgage is that you are comfortable with whomever you are&lt;/p&gt;

      <title>Hawaii WOMF</title>
      <description>&lt;p&gt;The first platform I ever used for getting our information on to the "Information Super Highway" (Sorry for using the 1980's term) was Active Rain.&amp;nbsp; It is still one of the best ways to get information out to your target market.&amp;nbsp; There is a new and much smaller platform slowly growing across the World as w&lt;a href="http://Hawaii.Womf.com" title="Hawaii's Word Of Mouth Forum" target="_blank"&gt;&lt;img src="http://hawaii.womf.com/images/womf-logo-welcome.gif" height="111" alt="Womf" width="100" style="float: right;" /&gt;&lt;/a&gt;e speak.&amp;nbsp; It is called WOMF or Word Of Mouth Forum.&lt;/p&gt;
&lt;p&gt;Not all communities are lucky enough to have&amp;nbsp;a WOMF&amp;nbsp;of thrie own, but Hawaii is one of the lucky places.&amp;nbsp; The main difference with&amp;nbsp;WOMF and AR is that each posting is reviewed for content and there is no self promotion or negative comments allowed.&amp;nbsp; It is a place for people in a community to go when they have questions about anything.&amp;nbsp; As a Realtor, I can write posts about anything Real Estate as long as I don't ask people to call me or talk about the &lt;a href="http://www.GreatHawaiianHomes.com" title="Oahu's Realtor Team!" target="_blank"&gt;&lt;img src="http://hawaii.womf.com/images/ads/user_ad_2794.jpg" alt="Honolulu Real Estate Agents Mike Ramsey " style="float: left;" /&gt;&lt;/a&gt;services I provide.&amp;nbsp; I am able to buy a small Banner Ad and these Ads are actually free right now.&amp;nbsp; My Ad matches my Avatar or WOMF Face so people know that I am the same person the wrote the posts.&amp;nbsp;&lt;/p&gt;

      <title>Go Rail Go!</title>
      <description>&lt;p&gt;&lt;a href="http://www.gorailgo.org" title="Go Rail Go!  Honolulu Mass Transit" target="_blank"&gt;&lt;img src="http://profile.ak.facebook.com/object3/1510/110/n19612819718_8089.jpg" alt="" style="float: left;" /&gt;&lt;/a&gt;I believe the politics and the service industry go together like...well as I am trying to think of a politically correct example of total opposites, I can't...but they don't go together at all.&amp;nbsp; The traffic in Honolulu is nasty, and I am one of those nuts that LOVES to drive!&lt;/p&gt;
&lt;p&gt;We had a plan to put a rail system in place years ago but the incoming mayor killed the plan.&amp;nbsp; Several mayors later it's back!&amp;nbsp; We need it so bad, it's crazy that there is actually a Stop Rail Now" group.&amp;nbsp; I don't know where these people live or who is behind them (Big Oil Perhaps???) but they must sit in the same traffic I do.&amp;nbsp; Over the years it has become more and more packed on our streets and freeways.&lt;/p&gt;
&lt;p&gt;What we will also need is a new freeway.&amp;nbsp; The new freeway should run from deep on the West Side of the Island, past the Kahi Power Plant, through Kapolei and Ewa Beach and finally merge with the H1 on the far side of Downtown Honolulu.&amp;nbsp; In the past we have build new freeways and just connected them to the end of the previously built freeways.&amp;nbsp; The congestion at the merges creates a back up that takes a 20 minute drive and turns it into a 90 minute ordeal.&lt;/p&gt;
&lt;p&gt;Rail will make an excellent first step and we will be able to expand it once we have the basic system in place.&amp;nbsp; I would be very happy to ride an elevated train to work and save 50 to 60 minutes in the mornings and afternoons.&amp;nbsp; Please join us at go rail go!&lt;/p&gt;

&lt;p&gt;You must determine what you can afford by locking in your interest rate with a qualified Mortgage Broker and knowing the corresponding monthly payment.&amp;nbsp; Locking in an Interest Rate and Floating an Interest Rate for a residential mortgage are two very different things; you pay to float a rate.&amp;nbsp; The amount you understand to be your monthly mortgage payment has to &lt;strong&gt;include&lt;/strong&gt; Taxes, Insurance, Maintenance Fees, Association Fees and any other reoccurring monthly fees directly associated with your mortgage payment.&amp;nbsp;&lt;/p&gt;

It is better to live with a comfortable mortgage payment in a home that you can upgrade latter if you decide to.&amp;nbsp; I have a client that bought a home in one of Oahu's Luxury Neighborhoods for $1,500,000 and she said, "Wow, It's like this house only cost us $600,000!"&amp;nbsp; &amp;nbsp;This is because they bought smaller home years ago for $600,000 and when their family grew; they sold the first and bought the new one.&amp;nbsp; As the market moved up in value across the island, their home kept pace.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;DON'T&lt;/strong&gt; treat your home like a short-term investment. Homes appreciate and depreciate in cycles.&amp;nbsp; These cycles aren't so predictable. Don't expect your home's value to skyrocket. Buy a home because you need a roof over your head, not for a quick profit.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;DON'T&lt;/strong&gt; try to exactly time the market.&amp;nbsp; Trends happen year to year, not transaction to transaction.&amp;nbsp; Buy your home because it fits your financial and lifestyle needs.&amp;nbsp; More people miss a great opportunity because the market moves up and they sit on the fence because they missed the bottom.&amp;nbsp; It's kind of like trying to take a picture of the exact moment a &lt;a href="http://www.whamo.com" title="If you don't kow what a Superball is, YOU HAVE TO GET ONE!" target="_blank"&gt;"Superball" (by Whamo)&lt;/a&gt; is in full contact with the ground before it jumps up thirty feet.&amp;nbsp; Good Luck!&lt;/p&gt;
