Mike and I have been receiving a lot of inquiries regarding the moratorium on non-judicial foreclosure since the new law was passed recently. The law was passed when it was discovered that lien holders were foreclosing on property that they didn't even own. How could this happen you ask? Well, the mortgage market packages loans and resells them to investors. This can happen over and over again and when this does sometimes the processing of paperwork doesn't catch up with what is going on. For example, Bank 1 owns the mortgage and sells it to Lien-Holder 2 who in turn sells

During August, sales of 224 single‐family homes and 289 condominiums were reported through the Honolulu Board’s MLS, decreases of 6.3 and 17.0 percent, respectively, from August 2009. The median price paid for island properties in the August was $645,239 for single‐family homes and $307,500 for condominiums, increases of 15.2 percent for single‐family homes and 6.0 percent for condos, compared to the same month last year. According to the Days on Market indicator, sales also closed faster in August with single‐family homes listing for 32 days, down from 49 days, and condominiums down to 33 days from 53. Weekly Interest Rate Snapshot- Interest rates have improved a bit with the news that China will tighten its bank lending to slow the country's economic growth and stave off inflation. International Stocks didn't like the news, which helps interest rates. Retail Sales in January rose higher than expected however, economists need to see a positive trend over a few months before believing the consumers are spending again. I was speaking with a friend last night and he was telling me his story about his $350,000 unit on Kauai that is now worth $100,000. We all know that the real estate market in the United States has come down over the last 12-24 months, so this should not be a shock to anyone, but Hawaii has not been hit as hard by the real estate fall out as many of the areas on the mainland. The value difference of his unit did surprise me quite a bit because we have NOT seen 70% drops in vale in many Hawaii

In an action this afternoon by the City Counsel of Honolulu, the moratorium on Bed and Breakfasts for Oahu has been lifted. It was decided in what was called a "Work In Progress" that those Bed & Breakfast operations on Oahu that were in operation on or prior to February 2008 would be eligible to apply for a Bed & Breakfast License to operate legally. This is great news for those operators that need the income their home businesses produce.
