hawaii real estate agents: Hawaii Real Estate, Lower Sales Price vs. Intrest Rates - 06/09/09 10:39 PM
Everyone Wants a Lower Price, But What About the Impact of Interest Rates?
When shopping for a home, the natural tendency of any buyer is to want to pay the lowest price possible. It's important to keep in mind, however, that the sales price is not the only factor that determines what the monthly payment will be. In fact, the impact of higher interest rates can easily nullify any benefit of waiting for a lower price.
Why Should I Rush to Buy?
While you may have heard discussions in the media about the decline of property values in many markets, the … (0 comments)

hawaii real estate agents: Hawaii Realty Group Hawaii Market - 06/03/09 09:20 PM

Welcome to Hawaii Realty Group and Market Chat.
I would like to start by welcoming you to Market Chat at the Hawaii Realty Group.  Market chat pulls information from the Honolulu Board of Realtors and every day experiences from the Hawaii Real Estate Market.
This morning I was listening to the local news and the business report came on.  The information they reported was so out to lunch, that I nearly choked on my Yogurt! (Brown Cow, Non Fat, Vanilla...)  The facts were correct but the information was totally wrong.  They reported that Hawaii's, more to the point Honolulu's, … (0 comments)

A house can be made from brick, wood and even steel frames these days.  It has walls, a roof, maybe some stairs and maybe even a yard for the kids to play in.  The funny thing is that none of these things make … (10 comments)

hawaii real estate agents: Unnatural Business acts - 04/05/08 07:46 PM
In these changing real estate markets it is of vital importance that Realtors constantly push themselves to do more, better, faster, friendlier, more professional, more realistic and to be a better all around professionals.  The funny thing is that we keep saying "Changing Markets" but the truth is that these very markets changed and have continued to change several more time from the time the sub-prime market fell out.
I digress, in order to grow professionally, we must force ourselves to "Commit Unnatural Business Acts".  There are businesses practices that some of us do very well, like marketing, copy writing or speaking in public.  … (1 comments)

hawaii real estate agents: Love all, serve all... - 04/02/08 02:49 AM
As a Realtor, I am bound to protect and serve my client's best interest.  From the start of the transaction, I am on guard, on the watch, on the lookout for ANYTHING that needs to be fixed, brought to my client's attention, or whatever so that my client ends up where they want to be.I have written in the past about being the professional's professional in transactions and always taking the high road, especially when working with...less capable...professionals, but I now find myself...at a loss for words (Restricted by the NAR to say what comes to my mind) about another...agent (I think … (8 comments)

hawaii real estate agents: Two GIANT Thumbs Up for Wii! - 04/01/08 10:58 PM
In this busy world and industry (Real Estate) that we are all a part of, time off is a premium.  Making the time and to play with family and friends and getting everyone there is pretty tough.  We are not "Gamers" by any stretch of the imagination, in fact the last electronic game I owned was the original Nintendo (1991ish) and I did the "Legend of Zelda" on it and that took me nearly two months to finish.
Gayle and I have been looking for the Wii Game for months and we finally found one at Best Buy about a month … (3 comments)

hawaii real estate agents: He is Such a Great guy! From the Honolulu Realtors - 03/26/08 05:11 PM
When speaking to clients or other Realtors, there is this "thing" that some people do that makes me Crazy.  While talking to a person and they start with the,"I know him very well's" and the "Oh yes they are very close friends of mine's" and all the name dropping rubbish.  Why is that so many professionals feel the need to do this?  It is because the lack the confidence in themselves so that they feel the need to be know by their "associations" rather than by their past performance and track record.
I would like to urge all to think about saying … (0 comments)

hawaii real estate agents: Who's job is it anyway? - 03/26/08 12:40 AM
Being a Realtor, we at times have transactions where the other Realtor does everything they are supposed to do throughout the entire process...and there are times the other Realtor, simply put, does not.  We may never know why the other side dropped the ball but the fact is that it happens.
When I am in a transaction, like all other Realtors, I watch out for my client's best interest.  In situations where I have to pick up the slack caused by another professional's lack of ability, I just do it.  I am paid to complete transactions for my clients.  They will … (8 comments)

hawaii real estate agents: Oceanfront Hawaii Real Estate - 03/24/08 05:59 PM
On the windward side of Oahu, just over the Pali Highway, you will find Kailua.  Kailua is known for it's wonderful white sand beach and laid back lifestyle.  If you drive to the beach in Kailua and turn right or south, you will drive into Lanikai.  Lanikai sits right between Kailua and Waimanalo but is only accessible from the Kailua side.
The homes in Lanikai are some of the most expensive on the island.  The main street through Lanikai, Mokulua Drive, is a loop that brings you right back to where you started near Kailua Beach.  Every home down the backside of … (0 comments)

hawaii real estate agents: Honolulu Real Estate - 03/21/08 05:19 PM
As a Honolulu Realtor, I get asked all the time which is the best website to go to to see what is on the market in Honolulu.  While my personal website had an awesome property search on it that showed not only the Active Listings, it also showed the properties that are in escrow and the all of the properties that sold as well.  My website is http://www.greathawaiianhomes.com/.  After a year of helping people with a complicated search piece, we have gone to a direct link into the Honolulu MLS as a way to simplify things.  That link is http://hicentral.com/properties/isle.asp?isle=1&type=mls and … (2 comments)

hawaii real estate agents: Hawaii Real Estate Agents - 03/21/08 04:37 PM
I had a funny experience a while back.  We were in escrow on a Single Family Home in Ewa Beach on Oahu, and the buyers insisted on using a mortgage broker that they knew from their home town in Washington State.  My only concern was that they were comfortable with their team so we went forward.
Real Estate in Hawaii, and more to the point, Single Family Homes, are often built using what is known as "Single Wall Construction."  Often it is Redwood T&G planks.  They can do this because we don't have harsh winters here so there is no need for heavy … (10 comments)

hawaii real estate agents: Hawaii's Best Realtors - 03/17/08 04:42 PM
You know, it's a funny thing.  I have always said that if a company or small business has to say the words, "We're the Best..." then they probably are not.
Being the best comes from extending professional service to your clients.  It comes from going above and beyond for every single one of them.  It comes from maintaining familiar and friendly relationships with everyone in the local Real Estate Community.  It comes from returning messages and emails quickly.  It comes from NEVER making someone feel like they are bothering or interrupting you.  It comes from closing deals for your clients so … (2 comments)

hawaii real estate agents: What is your Corporate Culture? - 03/17/08 03:58 PM
cor*po*rate cul*ture (Noun) 1. A company's values and customs, the values, customs, and traditions of a particular company, usually a large corporation.  2. Atmosphere in large companies.  the professional atmosphere that prevails in large corporations generally, reflected in people's dress, conduct, and ways of communicating.
I was formally trained in the concepts of Corporate Culture when I was working for a Japanese Corporation in Hawaii.  To Japan and Japanese Business, culture is EVERYTHING.  In business, it means going up the Chairman and President's offices to say good morning and back to the same offices when you are done for the day to … (2 comments)

hawaii real estate agents: Welcome to Honolulu! - 03/13/08 04:46 PM
Honolulu may be a small town to some, but to about 1.1 million of us, it is home.  Life in the wonderful city is, well, wonderful!  The people are very nice, the weather is legendary and there are hundreds of parks.  We love sports and anything out of doors here.  Golfing, surfing, biking, running, hiking, baseball, soccer, you name it we do it!
There is also a wonderful and full cultural life here as well.  Concerts, theatre, museums and restaurants and cafes.  All one needs to do is to dive in!  Here is a great link to one of our local papers for our Events … (0 comments)
