Bank Owned Properties and Bank Owned Homes on Oahu seem to be dropping in numbers. There was a period that one Short Sale in a neighborhood would drastically reduce the value of the nearby homes because of it's reduced sale amount. For a period, many homes that came on the market used the sale price of the last Short Sale property that closed to help set their List Price. In this time when we have poor cash flow economically those with good to great credit are missing out on amazing opportunities to buy a home because they don't have enough cash for a down payment, closing costs or both. There are loan programs out there that still exist for these Buyers. You may need to consider moving into an area a little further out from town but it is doable and if this is the only way to get your foot in the door to home ownership then wouldn't it make sense to just do it? It seems that the homes I have seen over the past couple of years have all been caught up in the make it pretty mind set. Most buyers want a home they can move into and not have to spend a ton of money on to make it liveable. The homes that were Fixer Uppers were NASTY! They could have just as well been barns for farm animals, nasty kitchens, bathrooms falling apart, roof leaks, floor coverings that you would not want to walk barefoot on and every other nasty thing you could imagine in a nasty house. The mayor of Honolulu announced today that he was going to propose a small hike in the Property Tax Rate for Non-Owner Occupants. The rate for owner occupants is $3.42 per $1,000 in value for residential properties on Oahu. The hike is slight and will not affect the current rate for owner occupants. This means that if your home is worth $100,000, your annual property tax would be $342, assuming you don't have any exemptions for the value, which you would, being an owner occupant. Weekly Interest Rate Snapshot- Interest rates have improved a bit with the news that China will tighten its bank lending to slow the country's economic growth and stave off inflation. International Stocks didn't like the news, which helps interest rates. Retail Sales in January rose higher than expected however, economists need to see a positive trend over a few months before believing the consumers are spending again.
